The sales center for the not-yet-built Mandell Montrose condo slated for Fairview St. is now closed, and a representative of its sales team tells Swamplot that the developer has no plans to reopen it. Since the building’s abandonment, signage outside the converted Hyde Park residence taken over by the agents has adopted a lower position than it previously held on the structure, pictured above.

And in the neighboring 12,493-sq.-ft. lot on the corner of Fairview and Commonwealth streets — where Midtown Uptown Development Partners planned a 7-story, 24-unit midrise to overtop the surrounding neighborhood — the tallest structures are still the signs stuck up there just over a year ago:

TEXADELPHIA’S TAKEOVER OF THE WOODEN BOX ON MONTROSE BLVD. NOW NEARLY COMPLETE With construction on Houston’s second Texadelphia now wrapping up ahead of its planned opening, it appears the restaurant’s remodelers have opted to preserve the woodsy exterior decor originally added onto the end of the strip center just shy of 2 years ago — when the storefront switched over from Berryhill Baja Grill to Yucatan Taco Stand. That gives the restaurant a different outward character than the chain’s only other Houston location — its first step back into the city after and 2-year absence — on the corner of Westheimer and Dunvale Rd. Over there, renovations stopped short of any exterior work as well (save for the installation of the brand’s signage in place of longtime tenant Potbelly Sandwich Shop’s), leaving the restaurant to pick up in a pale stucco endcap that’d been unchanged for over a decade. Get ready to bid goodbye to Etro Lounge’s current location on Windsor St., where it splits a building with Anvil. Tucked back from Westheimer behind the wider front face of its bar neighbor, the ’80s-themed club has been around for over a decade. Its plan now — after a last dance on July 28 — is to relocate to a twice-as-large downtown space on the 100 block of Main St.

That’s where developer Dan Zimmerman of NewForm Real Estate recently finished up renovations on the Raphael, Dorrance, and Brewster buildings — at 114, 110, and 108 Main, respectively — which he’s folded into a mixed-use complex dubbed Main & Co, pictured below:

The shaggy customer base seeking a trim at the 1415 Richmond strip between Mandell and Yupon should see some increased biodiversity once The Pet Barber moves in 2-doors down from Henry’s Barber Shop. At nearly double the size of the neighboring human hair care facility, it’s ready to start transforming the space that once housed D&S Washateria (pictured at top) into a Castle Court companion to its existing Spring Branch grooming location.

The laundromat left sometime after Pepino’s gave way to Ms. Saigon Cafe and Michael’s Outpost on the west side of the building. Since then, The C Store also took off; its still-vacant Suite A — shown below in blue at the strip’s east end — is now the only hole left in the building:

Permits were approved yesterday for construction on the 285-unit apartment tower Hines and TH Real Estate plan to build behind the La Colombe d’Or mansion-turned-hotel on Montrose Blvd. The rendering at top views all 34 floors of the new building — designed by Houston architectural firm Muñoz + Albin — from above Harold St. (opposite the recently re-domed Annunciation Greek Orthodox Cathedral). That puts it 4-stories higher than the adjacent and somewhat stockier Hanover Montrose apartments shown greyed-out on the right.

Dubbed the Residences at La Colmobe d’Or, the tower takes the place of the once-adjacent Le Grand Salon de la Comtesse ballroom erected and decked out by the hotel’s owner Steve Zimmerman. It’s shown here in the Colombe d’Or’s backyard, before crews stripped it down and demolished it in March:

Renovations are about to begin at 1304 W. Alabama in order to turn the shuttered dog boarding facility into a new wine bar. The former doghouse, dubbed Jackson’s Place, was originally converted from a 1928 bungalow. It advertised itself as a “cage-free pet resort,” and bakery that not only cared for pets, but also fed them with “yummy, all natural dog treats and pastries, made from premium ingredients.” The business closed down about 2 months ago, but an additional location remains open on Dunlavy 2 blocks south of W. Gray.

A lawn sign identifying Jackson’s Place has since been yanked from former its yard on the corner of Graustark St. — 2 doors down from hot dog restaurant Good Dog’s Montrose location — and the building’s windows are now browned out with paper. A construction permit issued yesterday for the space names Light Years Wine as its new occupant.

THE MENIL DRAWING INSTITUTE: 6 MORE MONTHS What’s been going on at the Menil Drawing Institute’s new building since its opening — originally scheduled for last October — was postponed over the summer? A lot of sensing and measuring: “It’s extremely important to monitor the climate control and the humidity gauges for a number of months to make sure there are no deviations,” the museum’s director Rebecca Rabinow tells the New York Times’ Andrew R. Chow., outlining what kind of ambiance is required for the paper works the structure will soon house. (Last year’s cold winter didn’t speed things up either — reports the Chronicle’s Molly Glentzer, killing off many of the new plants that had just been installed in the surrounding park according to the plan from landscape architect Michael Van Valkenburgh Associates.) Now that both the indoor and outdoor environments have been stabilized, the official opening date for the 30,000-sq.-ft. building designed by L.A. architect Johnston Marklee has been set: November 3. It will cap off a 3-year building process that began in place of the since-completely-demolished Richmont Square apartments’ backsisde off Branard St. The new structure’s first residents: 41 works on paper by Jasper Johns. Two-tone design elements run the show at 4104 Greeley — from the front entry (top) to the dining room tableware (above). The 2,471-sq.-ft. house 2 blocks north of  Richmond was built in 1920 and sold to its current owner about 60 years later.

The building on the corner of Montrose Blvd. and Bomar St. is showing signs of rebranding as Les Ba’get’s owners prepare to open a new, more pho-friendly joint in its place — dubbed Les Noo’dle. February 2 was closing day for the original Vietnamese restaurant; it’s now getting situated in a new Oak Forest shopping center on Ella Blvd. where it will double its space.

A new banner is up in place of La Baguette’s lettering in the Mekong Center — on Milam St. between Drew and Tuam — announcing the coming Fukuoka Sushi Bar & Grill. The former Vietnamese sandwich shop shuttered in the space at the end of last year, leaving a void between Pho Saigon and the dentist’s office in the L-shaped retail center which includes parking on its roof. When the new raw fishery moves in at 2808 Milam, it’ll bring the Mekong Center back to full occupancy.

Excavators have begun clawing at the ballroom that sits behind the La Colombe d’Or hotel’s main building on the corner of Montrose Blvd. and Harold St. — in order to make way for a new apartment tower. Demolition began on the structure formally and formerly known as Le Grand Salon de la Comtesse in late January after portions of its rococo interior — including oak paneling, gold-framed mirrors, and chandeliers — were catalogued, extracted, and shipped to an offsite storage facility by teardown crews.

That’s just about the reverse of how those interiors got there in the first place. La Colombe d’Or owner Steve Zimmerman bought the furnishings — crafted in the 1730s for members of the French royal family — in 1995 from the son of oilman John Mecom Sr., who’d kept them stored in a blimp hangar he owned at the former Hitchcock Naval Air Station of Hwy. 6. He’d been stockpiling other French home goods (including one of Marie Antoinette’s bathrooms) for more than 30 years. Once Zimmerman got ahold of the decor, he built the less pedigreed stucco structure at 3410 Montrose Blvd. behind the hotel building where the items served as a backdrop for weddings, corporate functions, and the occasional speech.

Shake Shack has taken over the lease on the building Burger King left last month at the corner of Westheimer and Lincoln, a block west of Montrose. The fast-casual restaurant with 2 current Houston locations and one in the works signed off last week on at least a 15-year residency at 1002 Westheimer, next to Blacksmith. Behind the soon-to-be re-burgerized building’s frontage on Westheimer — shown above — a parking lot backs up to California St. along Lincoln.

SOUTH BEACH IS TAKING A BREAK IN AVONDALE A bulletin posted on South Beach Houston’s Facebook page announces that the nightclub on the corner of Pacific and Grant streets is closed immediately and indefinitely for “remodeling.” The venue opened in 2001 at 810 Pacific St. in place of owner Charles Armstrong’s previous bar in that location, Heaven. Last December, Armstrong sold the former Montrose Mining Company across the street from South Beach to developer Fred Sharifi. The newly built shopping center on the corner of W. Alabama and Mandell St. is of the business in the front, parking in the back variety — and will soon be even more so when 2 restaurants and a dentist’s office open in its ground floor. BuffBurger, new Vietnamese restaurant Lúa Viet Kitchen, and Lovett Dental are all slated to debut in the gray box with what look like wooden slats on its forehead, under construction since last January opposite the Menil’s territory in Montrose. TABC signage now up in BuffBurger’s window near the corner shows that the store — on its way to Mandell Place from its original location on Wirt Rd. — is seeking beverage permits ahead of its first business day.
