LOOKS LIKE THAT PUBLICITY CAMPAIGN FOR THE NEW MONTROSE H-E-B HAS ALREADY BEGUN If H-E-B can figure out a way to keep this sort of thing going even after the new store is built, that Fiesta won’t have a chance: “The Montrose Land Defense Coalition will hold a rally this weekend at Menil Park to raise awareness of H-E-B’s plans to build a new store on the site of the long-gone Wilshire Village apartment complex. The group will walk from the park to the property at the southwest corner of West Alabama and Dunlavy on Saturday around 1:30 p.m. Last week, H-E-B confirmed that it’s under contract to buy the nearly eight-acre site across from a strip center anchored by a Fiesta. No, H-E-B isn’t just buying the former site of the Wilshire Village Apartments at the corner of Alabama and Dunlavy as a real estate investment. H-E-B Houston president Scott McClelland tells the Houston Business Journal‘s Allison Wollam that the company expects to open its Montrose store on that site next year:

We . . . have a site tied up at Alabama and Dunlavy in the Montrose area that we’re finalizing. I think that it’s far enough from our recently opened Bissonnet and Buffalo Speedway store and it will be a good new market for us.

Okay, while we’re at it . . . what are H-E-B’s plans for the Heights?

A representative of H-E-B confirms to the River Oaks Examiner‘s Mike Reed that the grocery company is buying the 7.68-acre site on West Alabama in Montrose — across Dunlavy from Fiesta — where the Wilshire Village Apartments once stood:

H-E-B spokeswoman Cyndy Garza-Roberts said she could not disclose a proposed purchase price.

“Right now, we are doing our due diligence,” she said. “We are in the very early stages.”

One part of Swamplot’s due diligence, of course, might be figuring out who H-E-B is actually buying the property from. Some sort of transaction related to the property appears to have already taken place. We’ll have more details on that later.

The trees remaining on the site of the former Wilshire Village Apartments at the corner of West Alabama and Dunlavy are sporting some colorful new tags as of late last week, reports a nearby resident:

All the trees have ribbons around them. Trees along Alabama have green ribbons. All the other trees (on about 3/4 of the property) have white ribbons. Exception: green ribbons for 2 live oak trees that flank the old property entrance at Sul Ross. If white ribbons mean TEAR DOWN, then the property will be virtually denuded.

Of course white ribbons don’t mean TEAR DOWN. They mean SURRENDER.

  • Closing in January: NASA hangout the Outpost Tavern, an army barracks building turned spacesuit-and-bikini-festooned party site, down NASA Rd. 1 from the Johnson Space Center at 18113 Kings Lynn St. Memorialized in the appropriately named Clint Eastwood “one last time for the has-been astronauts” flick Space Cowboys, the bar and burger joint had to be partially rebuilt in early 2005 after a short in a neon sign caused a small fire. Second-generation owner Stephanie Foster reports the property has been sold to new owners who “plan to build something new on the site, perhaps a service station or shopping center.” Fans of the Outpost Tavern’s many good ol’ days will drown their sorrows on-site in a 3-day-long goodbye-party bash, January 8-10.
  • Closed, Just a Month After Opening: The new 7,000-sq.-ft. prototype Bailey Banks & Biddle store in CityCentre. The new owners of the former Zales mall mainstay declared bankruptcy in August, but went ahead with the store’s planned move from its old location across the street at Town & Country Village anyway. Other local Triple Bs didn’t get the grand-opening treatment before going dark: “The Galleria and Willowbrook Mall locations are in liquidation, while The Woodlands Mall store and the new CityCentre location are expected to go dark on Dec. 24 following liquidation sales, according to store employees.”
  • Open Only for One Last Big Sale: Brian Stringer Antiques, strung along West Alabama just east of Shepherd in a few separate buildings for the last 40 or so years. Stringer and his wife will retire to their turreted 14th century chateau — a former fortified hospital built by monks for victims of a mysterious skin disease — in the French countryside between Bordeaux and Gers. But lucky us, they’ll stick around Houston long enough to sell the majority of their stock of European antiques, reproductions, and fabrics at 40 percent off, Joni Webb reports: “The French house is so charming – you really feel like you’re in the South of France, except for Houston’s traffic out the front window!” When you’re done shopping there, Webb commands:

    be sure to also stop in at Ginger Barber’s Sitting Room which is next door. Further up the street is Tara Shaw and Heather Bowen Antiques. Continue up W. Alabama to Antiques and Interiors on Dunlavy, Boxwood and The Country Gentleman, then hit up Foxglove and Alcon Lighting.

    If you haven’t passed out from exhaustion yet, turn around and head back to Brian Stringer’s and go the other way on W. Alabama. Stop at Jane Moore’s, then at Ferndale, go to Brown, Bill Gardner, Made in France, and Objects Lost and Found. Back on W. Alabama, continue on to Thompson and Hansen, The Gray Door, Chateau Domingue, Indulge on Saint Street, and 2620 on Joanel.

How big is the newly expanded mega-Kroger on 11th and Shepherd? So big that a Swamplot reader standing in the parking lot couldn’t fit the entire store in one photo. The best attempt, above, shows the place is “too big to do that now.” At 96,000 sq. ft., the Merchants Park Shopping Center Kroger at 1035 N. Shepherd is now apparently the largest grocery store inside Houston city limits.

The new section of the store opened last Friday, reports our reader,

to much rejoicing in the Heights. Both the new and the old section of the store is in use. I assume now that the new part is open they will begin renovations on the old part of the store.

The new part of the store has a Starbucks, large produce section & bakery, Mediterranean bar, hot food bar, and prepared foods section.

WHAT H-E-B GOT THAT KROGER DON’T GOT: WORKING ALL THE ANGLES IN THE WEST U GROCERY SHOWDOWN Reporting live from the Battle of Buffalo Speedway, Allison Wollam scrutinizes the new Buffalo Market arsenal: “’We are based in Texas so we have certain items that we know Texans eat,’ [H-E-B Houston president] McClelland says. ‘We have an inherent advantage because we know how Texans think better than a grocer based …. anywhere else would know.’ For example, McClelland points out that H-E-B carries a brisket that can be fully cooked in 45 minutes that garnered more than $25 million in revenue for the chain last year. The grocer also offers crawfish sushi as well as Texas-shaped cheese and hamburgers.” Plus, why campus might seem a bit tighter this year: “Because parking is also limited, the grocer has reached an agreement with nearby Rice University to allow its employees and vendors to park on the campus parking lot and be shuttled to the store.” [Houston Business Journal; previously on Swamplot]

Fresh from a first visit to the new butterfly-roofed, design-pedigreed H-E-B Market on Buffalo Speedway at Bissonnet — which opened to the public bright and early at 6 o’clock this morning — a reader writes in with a report:

There were uniformed traffic directing cops with loud whistles herding eager shoppers into the parking lot. In the entry way, I was greeted by HEB Buddy, some kind of a brown bag cartoon character. The store was packed and had a carnival-like atmosphere. HEB was well-prepared with quadruple staff greeting and answering questions. The buffalo speedway side seems to be more of the Central Market stuff, like Cafe On the Run, bakery, fish market, etc. And the rest of the store feels more like an HEB with Central Market products integrated throughout. As a regular shopper at Central Market, I think having some cheaper alternatives nearby will save me money.

COMMENT OF THE DAY: THE SUPERMARKET STANDSTILL IN TIMBERGROVE “Outside of internal remodels, they can’t do anything with the [H-E-B] Pantry location [at T.C. Jester and 18th St.] except leave it. The Shopping center along with the one located across the bayou (old K-Mart) are located in the Floodway (not just floodplain). Two new buildings designed by regional architecture stars Lake/Flato Architects will open in Houston in the next couple of months: Rice University’s new swimming-pool and palm-tree festooned Wellness Center . . . and this sleek new H-E-B on Buffalo Speedway and Bissonnet.

Strangely, the San Antonio architecture firm didn’t get the late-nineties memo that specified an Alamo flavored Mission Revival strip and shopping center style for the inner Westpark corridor, and opted instead for a modern-looking hangar with a reflective butterfly roof, lots of glass, and a bunch of eco-features. Plus, fancy foods:

Buffalo Market will feature a Central Market Cafe on the Run, offering gourmet to-go items; a cheese shop with, for example, 54 varieties of bleu cheese; 2,000 varieties of wine; and a sushi and cooking demo station.

Half of the 68,000-square-foot H-E-B store will be devoted to perishables. Typically, supermarkets give perishables about one-third of the store space, [H-E-B and Central Market President Scott] McClelland said. There will be less general merchandise.

Buffalo Market will be similar to the H-E-B/Central Market hybrid in The Woodlands, only it will be an updated version, he said.
