Here’s the big hole being dug at the corner of Branard and Argonne, just off Kirby Dr., where it looks like Carrabba’s Italian Grill is moving forward on its plan to build a 275-car multi-story parking garage. After Mission Constructors completes the garage, the next step in the multi-stage expansion plan — which includes 2 additional restaurants and some office space — will be to build a new Carrabba’s right next to the existing one along Kirby. That Carrabba’s is one of only 2 still owned by the family of restaurant cofounder Johnny Carrabba. The more than 200 locations in the Carrabba’s Italian Grill chain are owned by Outback Steakhouse’s corporate parent, OSI Restaurant Partners.

The owner of the Pepperoni’s Pizza chain — which has locations in First Colony, New Territory, Pecan Grove, Riverstone, Rosenberg, Greatwood, Woodbridge, Sienna Plantation, and Fulshear — plans to open a bistro focused on local ingredients in the former Ziggy’s Healthy Grill space at the corner of West Alabama and Greenbriar. (Before Ziggy’s, the down-in-front space in the 2-story office building at 2202 West Alabama housed natural-foods store A Moveable Feast.) A sign advertising Sorrel Urban Bistro now hangs out front. Ray Salti tells the HBJ‘s Allison Wollam he expects his new farm-to-table restaurant — which will feature a new menu each week — will open up by early May, and that he’ll count both Mark’s and Haven as his closest competition. Salti also owns Ray’s Grill in Fulshear.

The vacant Settegast Kopf funeral home on Kirby and Colquitt, long the butt of jokes from the proprietors of Radio Music Theater across the street, will soon be home to as many as 4 separate bars, according to plans now working their way through the city permit office. Club Rush, a Railhouse Restaurant and Bar, and Twist Bar are the names attached to the permit applications, though a comment from the fire marshal notes that the plans themselves label the establishments Twist, Fountain Bar, Club R Oak, and Hendricks Pub. It looks like the Hendricks Pub would be carved out of the former Chase Bank drive-thru next door at 3312 Kirby; a TABC application for that building is tied to an attorney by that name.

The entire block of Kirby between Colquitt and West Main, including the 2-story retail building on the north end that includes a Cafe Express, is owned by an entity controlled by New York investment firm Thor Equities, though New Regional Planning broker (and planning commission member) Blake Tartt III, who sold it to them 3 years ago, still has a sign out front. Thor’s plan to build a complex called the Kirby Collection on the site apparently stalled not long after it was announced, though the project still has a placeholder page on the company’s website.

WHAT IT TAKES TO GET INTO THE VINTAGE LOUNGE This week’s Houston Press exposé on velvet-rope racism includes several first-hand accounts of actual sightings of minorities inside the Rice Village’s Hudson Lounge — and this sweet little nugget of nightclub strategery from Amir Ansari, owner of the Vintage Lounge at 2108 Kipling (across the street from Petsmart): “‘A bar is like a prison, and we have to keep our population in check,‘ [Ansari] says. ‘We are outnumbered 100 to one — we have to prescreen. I’m not letting eight random guys come in in a group. They will usually start fights or bother the girls, which makes matters even worse.’ . . . Ansari has structured the dress code at Vintage to encourage long-term business, or so he hopes. Patrons sporting designer labels such as Dolce & Gabbana or Armani will move on to the next trendy bar soon enough, while more casually clad customers in button-up shirts and khakis are more loyal, he says. Beyond that, ‘We don’t allow graphic printed shirts. No Affliction stuff — nothing you would see on Jersey Shore,’ Ansari adds. ‘No baggy hip-hop stuff, but even that style is dying off.'” [Houston Press; previously on Swamplot]

Highland Village owner Haidar Barbouti “probably didn’t get hung up on the legal nuances” of how to shake Tootsies free of its Westheimer store when its lease ended, a source explains to Swamplot. But both he and Tootsies owner Mickey Rosemarin are ready to move on. Now that the court skirmish over the eviction and the store’s subsequent request for a restraining order have been formally resolved in Tootsies’ favor, Rosmarin’s clothing boutique will be able to stay at its Highland Village location through the end of the month. At which point, according to a store spokesperson, “The store will close one night and open the next business day” at West Ave. The new mixed-use complex at Kirby and Westheimer reportedly lured the retailer into a lease with generous terms: forgoing base rent in exchange for a percentage of Tootsies’ sales.

All 3 designs by San Antonio architects Lake Flato for the new H-E-B Market on the former site of the Wilshire Village Apartments — released by the grocery company in advance of a Neartown Association meeting this weekend — appear to share the same footprint and site plan. H-E-B Houston region president Scott McClelland had promised neighborhood residents would have an opportunity to vote for one of the 3 designs, but the options appear to be limited to the building’s roof shape and exterior detailing. All 3 designs feature a single-story structure that backs up to West Alabama, with the main entrance facing a parking lot on the southern portion of the site. But McClelland tells the Chronicle‘s Mike Morris that the company will be asking for input on other design issues at the meeting, including pedestrian access. Current plans call for a new center lane on Dunlavy, and new sidewalks and bike racks for the store.

McClelland says that drawings for a 2-story store — with parking underneath, allowing for a smaller footprint and a 2-acre park on the site — will be discussed and presented at the meeting. However, attendees won’t get to vote for it. “Until I know we can build it, it isn’t a viable option,” he tells Swamplot. He says the company is still short $800K of the additional $2 million a 2-story store would cost. “I’ve made numerous calls to others in an attempt to find addt’l funds….so far without success. Similarly, the [Montrose Land Development Coalition] hasn’t had success either.” Putting a park on the site is not a high priority for the city parks department because there are other parks nearby, McClelland says. If the money can be found within 45 days, he tells Swamplot, a 2-story option would be “considered.”

What do the 3 single-story Lake Flato designs look like? A set of renderings labeled “The Sawtooth” shows a store similar to the firm’s recent design for the H-E-B at Buffalo Speedway and Bissonnet, but adds an additional jag to the roof overhang on the south-facing entrance — and several north-facing clerestory windows:

Longtime Ferndale resident Carol Barden (yes, that Carol Barden) clues us into the recent appearance on MLS — at $549K apiece — of 2 out of the 3 wood-frame residences that now make up Jas Gurney Antiques. “It’s such a great little street,” she writes. “All the neighbors are so afraid that some awful developer will demo the houses and build junk. Jas has maintained gardens, old-growth trees, he plants flowers for every season.” Gurney reportedly would prefer to sell his entire inventory of “museum-quality” antiques along with his houses, but hasn’t been able to find a buyer. Also on that mixed-residential stretch of Ferndale, between Westheimer and Alabama: townhouses, plain ol’ houses, 4 more antique stores, Jill Brown’s lighting store, plus several more businesses.

Included in the $1,470,000 asking price of this just-finished 3-bedroom, 3-1/2 bath house in the northern reaches of Boulevard Oaks: a pair of doors from a 19th-century house near Osaka; that Chinese wine pot (of similar vintage) sitting at the end of the central hall by the kitchen; a 46” Sony Edgelit TV; those planters on the back terrace; the dining room table and chairs; and of course the coffee table, upholstered pieces, and Buddha in the living room. “Many of my buyers have relocated to Houston without anything to sit on,” explains developer Carol Isaak Barden.

Barden’s house replacement at 1916 Banks St. is the 15th project she’s built to sell — if you count each townhouse in her earlier multi-unit ventures separately — and the second one designed by Seattle architect Rick Sundberg. Sundberg, who’s since left to start a new firm with his daughter, was still with Olson Sundberg Kundig Allen when he designed Barden’s Wabi Sabi house a few years ago (they’re now down to Olson Kundig without him). Barden called this house Wabi Sabi II until she started spending a lot of time coordinating the work of local designers and craftsmen on the project.

So many different sets of tiny signs on the former site of the Wilshire Village apartments have mysteriously appeared and disappeared over the last few years, it’s become hard to keep track. This week, the color is: blue! A reader notes the appearance earlier this week of survey crews on the corner of Dunlavy and West Alabama — the site now slated for a new Montrose H-E-B Market — along with a bunch of new stakes with blue streamers around the perimeter trees. “Also some trees either being trimmed or cut by a tree company,” reports the Montrose Magnolia watcher. Candace Garcia, our on-the-ground (or in this case, pretty darn close to the ground) photographer, has these exciting photos from the scene taken late Wednesday:

Included among the 9 new or newish architect-designed homes on this year’s AIA home tour this weekend: 3 properties that made recent cameo appearances on Swamplot. Shown here: the one-room-deep one-bedroom home Kay O’Toole had built behind her “antiques & eccentricities” store at 1921 Westheimer, next to Winlow Place. Did you know it was hiding back there? The design by Murphy Mears Architects — with interiors by the owner — showed up in Veranda magazine and (far more notably) in one of those extensive Cote de Texas posts earlier this year.

What about something a little more Modern-looking? And maybe a little more . . . available?

Time appears to be running out for that “store on stilts” option for the new Montrose location of H-E-B Market. The leader of a Montrose group interested in preserving open space on the site of the former Wilshire Village Apartments says she was surprised not to see a 2-story option included among the 3 designs previewed by a small community group late last week. The designs were prepared by San Antonio’s Lake Flato Architects. (Lake Flato also designed H-E-B’s Buffalo Market, on Bissonnet and Buffalo Speedway). According to the Montrose Land Development Coalition’s Maria-Elisa Heg, all 3 options show a store whose back faces West Alabama, and all feature little or no green space. Space for a community “artisan market” is included — but on the parking lot. None of the plans include separate retail spaces fronting West Alabama, a feature Heg’s organization has been promoting.

But H-E-B Houston division president Scott McClelland tells Swamplot the designs are works in progress. He says drawings of a 2-story store — which presumably would allow more open space to be preserved on the site — will be presented along with the 3 at-grade options at the Neartown forum scheduled for October 30, where he’ll be showing models and asking neighbors for input. All options, McClelland notes, preserve the same number of trees on the site.

The scene outside the Whole Foods Market on the corner of Kirby and West Alabama this afternoon, where a ginormous outdoor pumpkin display turned into fire and smoke. Five fire trucks later, the flames were out, and the store was closed. Store managers report there were no injuries and no damage to the store’s interior.

WHAT IT WOULD COST TO GET THOSE 59 BRIDGE LIGHTS WORKING AGAIN Mike McGuff follows up with details on what might be holding up the undangling and rekindling of that fiber-optic lighting on the Dunlavy, Montrose, Hazard, Graustark, Mandell, and Woodhead St. bridges over 59: “The lights originally cost $275,000 when they were first installed. To get the old ones out and the new ones installed, you are looking at a price of $90,000 per bridge.
