It took several tries and a bit of a scare to take down the second building from the former Imperial Sugar factory and refinery off Highway 90A in Sugar Land Sunday. As shown in more than a dozen YouTube videos, the metal bin building collapsed after the first blasts of dynamite shortly after 7 am, as planned. But the metal furnace house, directly adjacent to the brick char house, didn’t budge; getting it out of there turned out to be a little trickier. A second series of blasts (shown in the video above), set around 7:45, produced . . . well, not much. Then, maybe 40 minutes later, after most of the crowds had left and workers had gone inside the building to try to figure out what was wrong, and when the remaining onlookers least expected it, there was this frightening scene:

The controlled demolitions of 2 metal buildings once part of the Imperial Sugar Refinery off Highway 90A in Sugar Land, originally scheduled for December 12th, have been rescheduled for this weekend. If all goes according to plan, after the dynamite blasts on Sunday morning the furnace house and bin building will fall away from the brick char house, which Johnson Development Corp. plans to save and use as a centerpiece for the new 700-acre historic-themed development it plans to build on the site, celebrating the rich but recently decimated history of the local sugar-refining business. The company plans to call the development “Imperial.” With or without the implosion, the demolition of Sugar Land’s iconic buildings has already been nominated this year for a Swamplot Award for Houston Real Estate, in the Best Teardown category.

The viewing area will be east of Main St. and north of Hwy. 90A — which will be closed down. There will be parking available at Lakeview Elementary, 314 Lakeview Dr., and Sugar Land Middle School, 321 Seventh St. Demo time is scheduled for 7 am.

Late Update, 12/16: The implosions are back on, scheduled for December 19th.

Update, 12/8 3:30 pm: FortBendNow is reporting that this weekend’s implosion has been canceled and will be rescheduled later.

Fort Bend County fans of large building implosions won’t have to drive all the way into Downtown Houston to watch the next big boom. It’s gonna be taking place right in the heart of Sugar Land, this weekend! Johnson Development Corp. will be knocking down an old furnace house and a bin building — 2 metal structures from the former Imperial Sugar Refinery — this Sunday morning at 7. The ongoing demolition project is necessary so the company — part of a public-private partnership with the Texas General Land Office and the City of Sugar Land, run by private equity firm Cherokee — can create a giant historic-themed development on the surrounding industrial acreage, celebrating the area’s rich history of refinement. The Imperial Sugar Company, no stranger to refinery explosions itself, shut down the plant in 2003.

From RdlR Architects: Drawings showing how the former Sysco Foods HQ on Portwall St. off I-10 just inside the East Loop will look when its transformation into what its sponsors claim will be the world’s largest food bank is complete. The Houston Food Bank bought the facility — which includes a 298,000-sq.-ft. warehouse and a 130,000-sq.-ft. freezer building — back in April, for $17 million. The nonprofit hopes to be able to distribute 120 million pounds of food annually by 2018.

IF THE SILO’S ROCKIN’, DON’T COME A-KNOCKIN’ The strange noises and clouds that’ll be emerging over the next 6 months from the Bayport Polymer plant at 12001 Bay Area Blvd., a few miles south of the La Porte Municipal Airport, are nothing to worry about, LyondellBassell wants you to know. Just a little demolition work: “Periodically during the coming months, people close to the facility might detect rumbling noises, loud thuds, vibrations or dust clouds. ‘We will continue to communicate to our community in advance via the CAER Line, CAP groups and E-Merge/E-Notify when work is being done that our neighbors might notice. COMMENT OF THE DAY: ROOM TO GROW IN THE HEIGHTS “Driving past the site on 25th St over the weekend, it looks like the entire block (bounded by 24th, 25th, Ashland and Rutland) has been vacated. Platted at 33-ft frontage, this would mean space for about 40 new home single family residences. There also appears to be demo activity on the north side of 25th street on the same block. Add this to the warehouses on the 500 block of W 22nd and 23rd (part of the Sullivan Bros. project) and there’s probably potential for 60 new houses in a pretty small area. The price points on similar houses has been $450 to $550k, which means about $30M total. MAYOR PARKER TO WALMART: START TALKING “This is not yet a done deal. The property has been assembled for a major retail venture. When that moves forward, there will be careful review for impact on traffic, mobility and city infrastructure. We have a correction on the location of the new Walmart headed for the area just south of I-10 and the Heights. Our source was off by a block: The property in question is bounded by Yale on the east, Koehler on the north, Bonner on the west, and the railroad tracks to the south. That’s a much bigger site than the former Sons of Hermann property a block east. A proposed development plan obtained by Nancy Sarnoff at the Chronicle indicates there’ll be plenty of pad-site fun in the project too. The site plan from the Ainbinder Company and Moody Rambin Retail shown above also shows a much-fattened Bass Ct. connecting the development to a new east-bound feeder road along I-10.

The plans show a 152,000-sq.-ft. Walmart (that’s almost 3 1/2 acres of floor space, but who’s counting?) and a 664-car parking lot. according to Sarnoff. “A Wal-Mart spokeswoman confirmed the company’s interest in the site, but would not provide additional details,” she writes.

A 25-acre Trinity Industries steel fabrication plant was the last development at this location. A portion at 107 Yale was home to the Heights Armature Works, where flickr photographer meltedplastic caught these cozy scenes, featured on Swamplot last year:

SOME VERY LARGE BUILDINGS NOW OWNED BY THE BANK Oh, but this time it’s the Houston Food Bank, announcing it has finally acquired restaurant distribution giant Sysco Foods’ former warehouse facilities at 535 Portwall St., just northeast of the intersection of I-10 East and the Loop. Officials of the nonprofit organization are set to announce plans today for renovating the property into the largest food bank in the country. The Houston Food Bank paid $17 million for the complex, down from the $22 million quoted when the deal was first announced: “The acquisition included a 272,711-square foot warehouse, a 153,341 square-foot freezer building and a 15,870 square-foot truck center. . . . This deal had been in the works since 2007 when Sysco announced it was selling its storage warehouse to build a new one on the north side of town.” [Prime Property]

To put it in perspective, it would be like 10 Reliant Centers or George R. Browns to come close and that was phase 1 back when we did the drainage and utility plan. Phase 2 will double the size. Wal-Mart sees Houston as the point of entry of much of it’s goods in the future than Los Angeles. What secretive out-of-town company is scouting out a 60-acre tract on the far side of Baytown in the world’s 5th-largest industrial park? The Texas Enterprise Fund and the Greater Houston Partnership likely don’t know either, but both are working hard to get the company to develop its mysterious $200 million facility here, near huge existing Wal-Mart and Home Depot distribution centers.

The HBJ‘s Jennifer Dawson reports that executives from the unknown company have only conducted 6 stealth visits of the property:

Cedar Crossing [Business Park] executives know only that the potential buyer intends to manufacture something large, and that Project 21 is being spearheaded by McCallum Sweeney Consulting, a site-selection company based in Greenville, S.C.

Charles Iupe, general partner of the 15,000-acre industrial park, says he has met with Project 21 executives on several occasions, and they have only given their first names.

During a site visit in February, the incognito executives took a helicopter ride for an aerial view of the location. Before leaving the ground they were required to sign waivers. Each one used “Smith” as a last name.

But surely the brokers must know who these people are . . . ?

SECRETS OF THE NEW SAINT ARNOLD BREWERY Brittanie Shey reports on the grand opening of the local brewery’s new home at 2000 Lyons Ave. in the Fifth Ward: “We got to see the top secret investor’s bar, a swanky-looking room in the back with a lovely carved wooden bar-top. We also heard the story of how the building, which was once an HISD food distribution facility (a.k.a. a giant freezer and refrigerator) had to be literally thawed out — there were icicles hanging from the ceiling — before it could be inspected. . . . The newery has four floors, but most of the action is in the middle two. The first floor is where the brewing takes place. The second floor, with huge windows looking down to the first floor, is where the tastings are and where parties will take place for those who have rented out the brewery. WEINGARTEN’S SELLOFF CONTINUES The 283,841-sq.-ft. Central Park Northwest off Dacoma St. and the 100,600-sq.-ft. Jester Plaza near Oak Forest are the latest industrial properties to leave the Weingarten Realty fold. And there’s more to jettison: “The company’s vice president/director — industrial properties Kelly Landwermeyer told GlobeSt.com the disposition of the industrial service center on 3500-3582 W. T.C. Jester Blvd. is part of Weingarten’s overall disposition strategy of non-core industrial asset, which includes service centers and flex properties. He says another asset is under contract and scheduled to close within the next few weeks. ‘There are another half-dozen on various pre-contract stages in the pipeline,’ he explains, adding that there are no set deadlines for closings by the end of 2009.” [Globe St.; previously on Swamplot]
