Before this property in the secluded Tall Timbers section of River Oaks was a colorful contemporary by Carlos Jiménez, it was a much smaller home by San Antonio architect O’Neil Ford. Its acre of pie-shaped lot off a winding lane has wide-side frontage along Buffalo Bayou. The property atop rugged terrain listed a week ago with an initial asking price of $4,995,000.

Regretting what he calls “too much shitty visual culture” in Montrose, artist Cody Ledvina has spent the past few months approaching businesses with ideas for murals as a way of changing that culture, wall by wall. (You might remember Ledvina’s redone Mary’s mural before the leather bar was closed to make way for Blacksmith.) The most recent mural is this elongated weiner dog stretching out on the side of EJ’s Bar at 2517 Ralph St. The photo’s taken from Kueter St. beside Buffalo Exchange and that fenced-in vacant lot on Westheimer near Dunlavy. Also shown here is part of a mural — that’s a skyline silhouette, there — on the side of Urban Leasing & Realty’s building at 1901 Vermont St.

COMMENT OF THE DAY: THE RIVER OAKS SHOPPING CENTER’S COMING DOUBLE MOCHA LATTE PROBLEM “Finger is adding 431 units next to Whole Foods, Regent Square is putting up 290 units down the street in their apartment tower, Hanover at W. Gray and Waugh will be 275 units, the Richdale development on W. Gray where the ballet used to be is supposed to be 160 units and this new one on Montrose and Dallas will probably be at least 250 judging from the size of the lot and the economics of apartment complexes. That makes somewhere in the neighborhood of 1300-1400 new units all within about a mile of each other. That will certainly impact traffic in the area. The bigger impact is going to be on retail in the area. A couple thousand more people are going to be living in the area, yet the retail layout is largely going to remain the same. Regent Square may finally get active and save the day with some needed retail and restaurants. But once all the apartments fill up, there will be long lines at Starbucks whether you are on the north side of W. What’s going on here? From behind a window across W. Dallas, a reader sends this photo and wants to know. According to a construction manager on site, the work to this point has involved utility excavation for what will be, he says, “Class A apartments.”

WEINGARTEN RESPONDS: HEY, IT’S NOT US, IT’S MARFRELESS The make-out den behind the blue door says it’s closing because of the “rising cost of doing business” in the River Oaks Shopping Center, but landlords Weingarten Realty don’t see it that way — or at least that’s what an email sent yesterday to the Houston Chronicle’s Nancy Sarnoff says: “It was Marfreless’ decision to cease their operations at River Oaks Shopping Center. Weingarten Realty has made several attempts to contact the tenant to continue discussions but we have not been able to get a response. Could it be . . . time? A reader claims to have spotted the first inside-the-Loop Dunkin’ Donuts — or at least the future home of it. Last spring, franchise group 521 Interests announced plans to open 16 new Dunkin’ Donuts in Houston; this photo taken this morning in Montrose at the corner of South Shepherd and Fairview shows what might be the first of those, now that the former Arby’s is festooned with the donut makers’ orange and pink signage. Claiming, among other achievements in food and beverage, to be the nation’s top bagel retailer, Dunkin’ Donuts will be just a block and a half away from the Hot Bagel Shop.

THE END COMING FOR MARFRELESS IN RIVER OAKS And the low-light, low-key make-out den behind that signless blue door in the River Oaks Shopping Center says it’s closing at the end of March in a press release quoted here in the Houston Chronicle: “Marfreless’s owners have been trying to do whatever they could to keep the bar operational but other entities involved weren’t budging in regards to the rising cost of doing business, making it impossible to keep the business at this location.” Serving martinis and discreetly turning the other way as couples have gone at it for 40 years, Marfreless says it’s looking for another location. Looks like there’s something coming soon to the former Palazzo’s Tratoria at 2300 Westheimer. (And, presumably, someone’s coming to deal with that raggedy palm tree.) A Swamplot reader sends in this photo of the sign for “60 Degree Mastercrafted” with Master Chef Fritz Gitschner. The new dining concept wasn’t immediately available for comment. Palazzo’s has 2 other locations in Westchase and Briar Grove.

A City of Houston rep tells Swamplot that 3 of the 10 Freedman’s Town shotgun houses on Victor St. between Gillette and Bailey will be relocated in the Fourth Ward. (The photo shows a shingle-stripped one up on a trailer and ready to go.) A permit to demolish them was granted in 2011, but the city rep says that the owners have since agreed to donate some of the houses to the Fourth Ward Redevelopment Authority, which says it has plans to move them to a lot they own at 1414 Robin and rehab them into low-income housing. Swamplot reported this morning that the West Gray lot where the rowhouses are now located has been pegged for a 5-story mixed-use midrise called Dolce Living.

A pair of West Gray lots — nearly vacant save their seen-better-days Freedman’s Town rowhouses in the back — have been put on notice as the proposed site for Dolce Living: that’s 5 stories and 176,344 sq. ft. of 1- and 2-bedroom apartments, with some street-level retail to sweeten the deal.

After slinking its nameplate away from a prominent site in North Montrose sometime after the company’s name became a not-so-revered household word in the aftermath of the late-noughts financial meltdown and the $182 billion in government bailouts it received (see sign-free photo at right from last month), insurance giant AIG has decided the froth has subsided enough that it can call itself AIG again. This week a new shroud disguising a new-again three-letter logo was lifted on the 42-story America Tower — er, AIG Building — in the American General Center at 2929 Allen Pkwy.

The Odens had returned to Houston from living in Italy, and they wanted a house that reflected Italian architecture.
