River Oaks Glass, 2635 Greenbriar Dr., Upper Kirby, Houston

Proprietor Tim Linehan wants to make sure longtime and potential customers who noted the smashing of the former River Oaks Glass location at 2219 Richmond Ave. in a Swamplot Daily Demolition Report last week don’t think the company has been pulled apart by excavators as well. The company with the “We Fix Humpty Dumpty” sign in the front window escaped to a new converted residence last month — one that’s a full half-mile closer to the actual River Oaks. It had been leasing the Richmond Ave. building for 17 years. “You have not lived until you’ve moved a crystal and porcelain repair shop, piece by piece,” he tells Swamplot. The new spot is a former bungalow at 2635 Greenbriar, just south of Westheimer. This time, says Linehan, “we bought the place and will never move again.”

Hanover sold the 275-unit structures effective March 13 to AMLI. And the new owner is calling the complex AMLI River Oaks, after the tony no-apartments-please neighborhood whose eastern border is three-quarters of a mile to the west. THE MIDTOWN GARDEN PLOT THAT WENT FOR JUST SHORT OF A MILLION Midtown Community Garden, Baldwin and Drew St., Midtown, HoustonCraig Hlavaty’s writeup on the abrupt closing of the Midtown Community Garden has a few additional details about the fate of the 3-and-a-half-year-old garden space at the corner of Baldwin and Drew, in amongst his chronicling of the efforts of member gardeners to yank out their tubers before the property was shuttered: The 13,000-sq.-ft. vacant-but-for-vegetables lot that Swamplot reported on earlier in the week was sold to developer Urban Living for $975,000. Midtown Community Garden, 2720 Baldwin at Drew St., Midtown, Houston

The barbecue scheduled for this coming Sunday at the Midtown Community Garden at Drew and Baldwin has been canceled, along with all attendant fruit and vegetable growth. On account of: The property’s been sold. Harvest time will have to be quick: A for-sale sign  quietly appeared early last month outside the 13,000-sq.-ft. green space, which had been operating as an allotment garden for 3 years. “Just as quickly,” a source tells Swamplot, a SOLD placard was slapped on it. The listing, with an asking price set at $799K, described the property tersely as an “amazing opportunity.” A buyer has now claimed it.

How much notice would the new owner give the gardeners? Late yesterday afternoon, members of the gardening collective received an abrupt email from the organization’s president announcing that — by request of the new owner — everyone will need to get out, by the scheduled closing date. That’s tomorrow, March 6th.

Garden Turnover

Note: Story updated below. Midtown Auto Care, at 2519 Wroxton St., is still open for business.

The Eighteenth Cocktail Bar is the latest bar to die at at 2511 Bissonnet St., just east of Kirby Dr. Previous short-lived tenants at that location included the Antique Bar and a reprise version of the Gallant Knight. But this will likely be the last of the dying breed — at least in the property’s current incarnation. An LLC run by the owners of local Tex-Mex restaurant chain Escalante’s purchased the property late last year — along several neighboring parcels. Add those lots to the office building at 5311 Kirby, which the same entity has owned for a couple years, and you have about an acre and a half of land surrounding the Chevron station at the corner of Kirby and Bissonnet, with frontage on Kirby, Bissonnet, and Wroxton.

Bullock Mansion, 411 Lovett Blvd. at Taft St., Avondale, Montrose, HoustonReaders are reporting to Swamplot that the end appears nigh for the 1906 Bullock-City Federation Mansion at 411 Lovett Blvd. in Montrose. Salvage and demolition crews have been at work there for much of the week, removing wood floors and gutting other pieces from the fancy interior. Portions of the garden (see photo at left) have been torn up to disconnect sewer lines. The new owners have reportedly said they have plans to build townhomes on the site once the existing building is demolished.

A CROWDFUNDING CAMPAIGN TO KEEP THE WICHITA ST. MYSTERY HOUSE UNDER RENOVATION FOR ANOTHER 30 YEARS OR SO 2309 Wichita St., Riverside Terrace, HoustonA former city librarian is channeling the don’t-stop-the-renovating spirit of Charles Fondow in her bid to raise enough funds to purchase the seminal Houston DIY-contractor-hobbyist-visionary’s remarkable former home in Riverside Terrace. “Help us raise the funds to buy it outright so we can complete the additions in our own time,” writes Virginia Verner in the promotional copy for her crowdfunding effort on website GoFundMe. Keeping the whir of power tools going appears to be one of the goals: “Current plans are to repair necessities first, inhabit the front house, and over time work to complete the unfinished bits. Events for repair and recreation will become a fixture in this abode.” The homeowner Verner hopes to replace in the 4,861-sq.-ft. expansion and renovation project at 2309 Wichita St., just 5 houses east of the Hwy. 288 feeder, worked consistently at his creation for 31 years before passing away in 2011. Perhaps paralleling the sincere, hardworking, but perenially underfunded Fondow, Verner has set the fundraising goal for her effort at $150,000 — the exact asking price for the property, which appeared on the market last Friday for the first time since its foreclosure in 2011. No mention is made how renovations might be funded after the acquisition. As of this morning, the website indicates she’s received pledges for 0.1 percent of her goal. Fans and confounded passers-by of the unique castle-like construction at 2309 Wichita St. that former VA nurse Charles Fondow left after his death in 2011 will be interested to note that the 31-year Riverside Terrace renovation and expansion project he never completed is now for sale again — as of yesterday afternoon. And the price is significantly lower than the $325,000 it was listed at 3 years ago. The new owner of the 4,861-sq.-ft., 5-bedroom property — who according to county tax records is a division of Deutsche Bank — is asking just $150,000 for the property.

The Huntingdon, 2121 Kirby Dr., Upper Kirby, HoustonA slideshow featured on the website of the Houston Business Journal (and noted in our Headlines post this morning) features the 7 most expensive homes sold in Houston last year. Coming in at No. 3 is the full-floor Huntingdon condo unit where former Enron CEO Ken Lay used to live. 2121 Kirby Dr. Unit 33 and its mopey-castle-in-the-sky interior (shown below after the furniture was removed) was listed for sale by his widow, Linda Lay, back in 2010 and featured on Swamplot occasionally over the following years as it hopped on and off the market a few times and descended in fits and starts from an initial (off-market) asking price of $12.8 million to the mid-single-digit millions. MLS and county tax records show the 9-bathroom, 6-elevator, 12,827-sq.-ft. pièd-a-terre with the $10K+ monthly maintenance fee finally sold last February to an entity controlled by another local CEO, for a (still-record-making, but more than half-off) $5.5 million, though the list price had by that time fallen $100K lower.

Statue of Chief Touch the Clouds, Reliant Arena, Reliant Park, HoustonThe Houston Livestock Show and Rodeo last Thursday approved the sale of its 18-ft.-tall painted but weathered bronze statue of Chief ‘Touch the Clouds’ from outside the Reliant Arena to an Oklahoma City suburb — for $50,000. The statue of the Miniconjou chief, who fought alongside his cousin Crazy Horse at the Battle of Little Big Horn, was donated to the Rodeo 16 years ago by its sculptor, Dave McGary. Reports that the Rodeo was looking to offload the sculpture from its perch about 300 yards southeast of the Astrodome surfaced late last year, a few months after McGary died of liver cancer.

It’s mixed use, Houston style! Which means one use over here, and another over there. The Houston Business Journal‘s Jenny Aldridge has a full accounting of plans to divvy up the low-slung (at least in retrospect) Westcreek Apartments once they’re all emptied of renters. As Swamplot reported earlier, work has already begun on a 25-story SkyHouse River Oaks tower and adjacent parking garage on the northern portion of what used to be 2041 Westcreek Ln., one lot south of San Felipe and just west of the Target parking lot.

“Interesting to see,” writes a regular Swamplot reader, “what appears to be two identical models of house built a couple years apart and a couple miles apart for sale at the same time.” Though the the 3-story, 5-sided brick design they share is distinctive, there are a few differences between the models — most obviously the fact that one is listed for almost twice the price of the other. Over in Norhill, 935 Algregg St. (pictured at top) was built in 2001 on a 5,000-sq.-ft. lot. It’s listed for sale for $585,000. Two years later in Cottage Grove, 5018 Darling St. was built a 2,796-sq.-ft. lot. It’s now asking $300,000. But there appear to be some differences in the interiors as well.

The Shoppes at Kingsgate, 1113-1399 Kingwood Dr., Humble, TexasSadly, her report doesn’t include renderings of this little detail, but Real Estate Bisnow’s Catie Dixon notes that the Schreer Partnership’s planned redo (depicted at left) of the 152,000-sq.-ft. Kingwood Shopping Center at the northeast corner of Kingwood Dr. and Chestnut Ridge Rd. it just bought will add gates — “to give the center an exclusive feeling and to mirror the gated community of Kingwood.” Also coming, behind those wrought instigators of shopping security: a kiddie playground and outdoor dining area. The new owners tell Dixon they’re envisioning a “town center” concept (perhaps inspired by the 600,000 “first of its kind” Kingwood Parc town center complex announced last summer and planned for a couple blocks west, directly adjacent to the Eastex Fwy.). The new owners will add only one “e” with their gates, however: the shopping center shall henceforth be known as the Shoppes at Kingsgate.
