Fairmont on San Felipe: Stacked!

It looks like our earlier report about the Fairmont at San Felipe — the strip-center-apartment combo planned for the southeast corner of San Felipe and Winrock — was wrong. Judging from this new rendering of the complex, it sure looks like those apartments will actually be stacked directly on top of the retail spaces, forming a lovely parking-lot-courtyard tableau!

Permits for construction of the apartments were just approved by the city. After the jump: closeups, plus the plan that led us astray.

Memorial Heights Apartments: How Long Is Your Lease?

Archstone is planning to redevelop the 28-acre Memorial Heights Apartments complex fronting Studemont, Washington Ave., and Heights Blvd.:

The current plan to be realized over a 5-year period features mid-rise mixed-use at the Washington/Studemont corner, and a series of six mid-rise residential nodes with incorporated garages on a new internal central Paseo that will parallel Washington Avenue mid-way through the complex. Archstone suggests visiting their nearly completed Esplanade project on Hermann Drive west of Almeda for a representation of product quality.

Hey, that’s a pretty short life for the apartments. They were built in 1996.

How poetic is it that the lone holdout in a 2-acre plot on West Alabama that Gables Residential wants to tear down so it can build up to 150 more apartments — and maybe some street-level shops — is called . . . Distinctive Details?

Little Woodrow’s will be shutting down March 2nd, but Distinctive Details, which rents linens and party supplies, wants the Atlanta REIT to triple its $150K lease buyout offer.

How High Will Little Bunny Fly?

A short item in the Houston Business Journal is encouraging rumors of a new highrise on Shepherd, one block south of the Alabama Theater Bookstop.

That’s the current location of jewelry store Fly High Little Bunny, along with the Jamail Real Estate office shown in this photo sent in by a Swamplot reader. The property includes two houses in back.

But the new development could stretch all the way to W. Alabama. A poster on HAIF claims the same buyer is also purchasing the shopping center on the north side of the block, which contains Ruchi’s Taqueria and Roeders Pub, and is planning highrise apartments and a parking garage, with retail space on the ground floor.

New Studemont Apartment Tower: Out of Styles

Legacy at Memorial 25-Story Apartment Tower in HoustonThis is the best image we’ve been able to find online of the 25-story apartment tower about to go up at the site of the former Ed Sacks Waste Paper Co. at 440 Studemont, just north of Memorial Dr.

And it makes you wonder: Do these out-of-town developers really know what they’re doing here? First they give the project a name — “Legacy at Memorial” — that makes it sound like a funeral home, in a town where death is already a major industry. Then . . . they think Houston residents will stand for 15 percent of the units in the combination highrise-lowrise development being marketed as “affordable housing.” But weirdest of all . . . it looks like they forgot to give their building a theme!

Memo to Legacy Partners and your California retiree funders: Your tower is going up against some aggressively themed competition. When renters can go next door and feel like they’re in Italy, or go down the street to get a little stucco taste of New Orleans, or cross Allen Parkway for a full-fledged Beaux-Arts Alamo resort revival, just who do you expect is going to want to want to live in an apartment that looks like . . . a building in Houston, Texas?

No it’s not quite as iconic and over-the-top as the one with the VCR in the pool, but look at that fabulous indoor-outdoor furniture! Almost a quarter century later, we know Michael Pollack is alive and well, but does anyone know where that living-room mandala and dining-room set ended up?

River Oaks District Development Reaches Advanced Watercolor Stage

Watercolor of Proposed River Oaks District Mixed Use Development Planned for Westheimer by OliverMcMillan

With new bold, rich watercolor renderings now posted to its website, OliverMcMillan shows its mixed-use proposal for Westheimer is serious. The River Oaks District won’t be in River Oaks exactly, but it would mark a serious upgrade for this portion of Westheimer just inside the Loop, on a portion of the site of the Westcreek Apartments.

What’s planned here: 300,000 square feet of retail space, 300 fancy apartments, 250,000 square feet of office space, plus two hotels — rumored to be a W and a Le Meridien. The W Hotel will house 150 condos on its top floors.

Uptown renters: Were you planning on staying in your apartment for a while?

A sharp-eyed reader notes that ZOM — the developer of the Bel Air on Allen Parkway and the new Katrina Memorial apartments planned for Revere St. near Kirby and Westheimer (pictured above) — is also planning a 250-unit apartment complex somewhere near the Galleria. The company’s going to stick with its strategy of buying existing apartment complexes, demolishing them, building newer apartments in their place, and then selling them off, ZOM’s Trip Stevens tells Globe St.‘s Amy Wolff Sorter:

“It’s the only way to go in that submarket,” Stevens says. But then he adds real news:

Stephens says ZOM will do the same thing to get its third Houston project into the Galleria submarket. He says the closing for the existing apartment complex should occur late in the first quarter. The plan is to start scraping the three-acre site around midyear.

That’s information a few Galleria-area renters who live in three-acre apartment complexes will probably want to know.

Heights Village: Parking Lots Are the New Main Street!

Heights Village Parking Lot on Yale St., Houston Heights

Looks like a lot of pedestrian action going on in these marketing drawings for Orr Commercial’s new Heights Village, a five-acre restaurant, retail, office, and “upscale housing” development slated for the current site of the Sons of Hermann hall just south of I-10, between Heights Blvd. and Yale St. and an adjacent parcel abutting railroad tracks to the south.

Why, with all those people in the drawings walking to and fro, it looks like this development will have all the charm of a small old-town Main Street . . . or at the very least all the charm of an old small town that decided to build a multi-level parking garage, but still turned its Main Street into a parking lot anyway, just to hedge its bets.

Beautiful Southwest Houston: The Golden Age of Apartment Living

This charming period piece from the abortive early-’80s Southwest Houston apartment renaissance surfaced on YouTube late last month, to the great acclaim of chief Michael Pollack fan Lou Minatti, who has hosted an online shrine to the iconic and once high-profile Houston developer on his website for several years. Why was Pollack such a big deal?

What Gallery Furniture’s “We really will save you moneyyyyyyy!” was to the north side of town, the VCR in the Pool was to the southwest.

And really, who can forget the charms of Colonial House, at the corner of Chimney Rock and Gulfton? Writes Minatti:

Built in the late 1960s, Colonial House was in terrible shape.

Gangs and prostitutes had moved in, while basic amenities such as air conditioning had quit working. Pollack moved in and the gangs moved out. Pollack’s crew gutted and rebuilt each of the 1,800 units in just three months. But after all that hard work, Pollack had an even bigger task ahead: How was our suave, sophisticated hero going to fill those apartments? That’s where his infamous TV ads came in.

Here’s a question: Doesn’t the bench-pressing dude on the Nautilus about five seconds in look a bit . . . familiar?

The Fairmont on San Felipe: Close Enough for Comfort

Sure, there’s Post Properties, the Sonoma in the Rice Village and all those tired old buildings downtown, but most Houston developers won’t put apartments on top of retail unless they’re dragged kicking and screaming. And really, the idea of living next to a strip center evokes a much warmer, more folksy feeling. Isn’t that what Houston is all about?

The latest: The Fairmont on San Felipe, on the southeast corner of San Felipe and Winrock. A couple of apartment courtyards, connected by a central garage, behind two strips ready for 41,500 square feet of retail. It’s now under construction, on the site of the old Regency Arms apartments, which burned last year after it had already been vacated for demolition.

Update, 2/14/08: Looks like they have been dragged!

Going Up in Midtown: The Calais’s New Neighbor

A reader who frequents Midtown sends photos showing the progress of the new building at 3201 Louisiana, along with comments.

Took this from near the corner of Elgin and Milam. Steel’s all up, and then some. 24 Hour Fitness is supposed to be moving into the top floor. The parking garage [in the foreground] was already there but was shuttered for a long time, has been painted and dressed up. Will be great to have an actual new three-story building with retail in midtown, instead of the usual strip centers and drug stores.

High on Westheimer?

Trademark Property has released this new image of its High Street development, slated for the site of the demolished Central Ford dealership at 4410 Westheimer, just west of Highland Village. So . . . is it really gonna happen?

The project had been on hold. It’s now described as “a 6-acre, pedestrian-oriented urban village featuring 93,000 square feet of restaurant and retail space combined with Class A offices and urban residences.” The Fort Worth developer — who also developed Market Street in the Woodlands — had planned to break ground this past spring. Instead, the company has leased part of the site to the sales trailer for the Highland Tower, and politely thrown a picture of that condo building into the background of the new drawing as well.

Don’t confuse High Street with the River Oaks District, a similar but larger project planned for next door.

Demolition Watch: Greenbriar Chateau Apartments

Greenbriar Chateau Apartments, 4100 Greenbriar St., HoustonFirst, they came for Maryland Manor. And then: the Greenbriar Chateau apartments? Just what is happening to the great Mansard apartments of Houston? And what will be next on the chopping block: that birthing place of Bushitude, Chateau Dijon?

No 23-story tower has been proposed for the Greenbriar Chateau site—yet. But think of the stylistic possibilities: a Tuscan shopping center . . . or taller, vaguely turn-of-the-century New York-ish apartments. Sure, it’s more than three-and-a-half acres at the northern edge of Boulevard Oaks, but really, it’s those mansards that have to go.

A local investment group has obtained a $10-million loan to buy the 145-unit Greenbriar Chateau in the near southwest submarket. Given the location, it could end up as a conversion into a higher-density project.

Bammelbelt LP bought the complex, built nearly 40 years ago at 4100 Greenbriar St., a prime infill location within minutes of Rice University, Hermann Park and the Texas Medical Center. Sources familiar with the area say rising land costs for infill sites could prompt similar deals by investors buying aging properties as land plays.
