So the site where the 21-story Ashby Highrise is going up appears to have been cleared now of the Maryland Manor apartments and bordered with a nice new fence, which appears to have been freshly tagged with some carefully considered — commentary? The reader who sends these photos suspects that the all-caps shout-outs to 2 of Houston’s most well-known towers showed up early this morning

Hines has confirmed that it’s considering a 20- or 22-story apartment tower for this block in the Museum District. This photo shows the corner of Oakdale and Caroline St., across from the Asia Society Texas Center and a recently cleared corner lot that wouldn’t sell to the Asia Society Texas Center. A source tells Swamplot that 3 of the 4 properties on this block bound by Caroline, San Jacinto, Oakdale, and Southmore have sold to Hines, and that Hines will take those over on July 1.

Look at our skyline and all the great buildings are Hines. There are only a handful of developers that build high quality buildings in Houston, rather than the junk most of them do before they go out of business or scoot back to Las Vegas. Rather than be bitter and wish for a bubble, try being positive. It does the soul good. And lastly, if you don’t like what’s being built, why don’t you get all your money together and show us how you could do better! What do you think was in the spot where you currently live or work? A few sources are telling Swamplot that Hines is planning to build either a 20- or 22-story apartment tower on the entire city block where this house stands in the Museum District. The house is at the corner of Caroline and Southmore, directly across from Yoshio Taniguchi’s Asia Society Texas Center and that recently cleared residential lot immediately behind it. The block is bound by Caroline, Southmore, Oakdale, and the light rail line along San Jacinto. One of the sources says that 3 of the 4 property owners on the block have agreed to sell, and that Hines will be taking those properties over on July 1. Another source speculates that Hines might go ahead and build around the holdout. As of this morning, there’s been no word from Hines — though a rep in an email writes: “No deal has been closed so it is too preliminary to discuss,” which sure makes it sound as though there is an “it.”

A source at Hilcorp says that the company has revealed what it’s planning to build in place of the soon-to-be-demolished Downtown Macy’s, vacant since closing in early March: And will the new HQ look anything like that mostly glass box from Munoz + Albin that appeared online a few months ago?

“Nope, nothing like it,” says the source. It’ll be “a regular looking office building tower over 20 stories high.” Though it doesn’t appear to take up the whole block: “I’m assuming there are going to be purdy trees and green stuff around it.” Employees were shown a rendering of the tower at a recent meeting, says the source, but it was quickly removed from the company’s online newsletter: “I guess because they didn’t want it out there.”

If this deluxe 26-story residential tower is built, as proposed by Interfin and Pierpoint, it’ll add 44 new condos and 2 penthouses to Uptown’s deluxe stock. And it’ll come at a premium: The Houston Business Journal is reporting that the Kirksey-designed, so-called Belfiore will be built with just 2 4,650-sq.-ft. condos per floor, each going for about $600 per sq. ft. These pricey places are planned to start going up in 2014 on a site inside Uptown’s recently expanded tax zone, just west of the Loop on S. Post Oak Ln., near that horseshoe of Wynden Dr.

Responding to last Friday’s video and story showing Cherry Demolition crews knocking a brick wall of the Maryland Manor apartments onto the backyard fence of Ashby Highrise neighbor (and videographer) Scott Reamer the previous Wednesday, apartment tower developer Matthew Morgan of Buckhead Investment Partners offers a few clarifications. In the video, which was posted on Swamplot and Culturemap, Reamer doesn’t come across as particularly happy about the way demolition is proceeding. “You got it! Good job! Now what about my dog?,” he shouts as the bricks fall, just a few feet from the back of his home.

According to a statement issued by Morgan, however, the 55-second video doesn’t tell the whole story:

A plan on the website of Hnedak Bobo Group, a developer an architecture firm based in Memphis, showcases this rendering of a shiny 38-story residential tower named (for now, anyway) “Houston Luxury Apartments,” standing behind the Texaco Building at 1111 Rusk St.

This view shows the lot bound by Capitol, Fannin, San Jacinto, and Rusk, where the 13-story Texas Company Building — said to be the first major oil company headquarters in Houston — and its add-ons has stood since 1915. The few details Hnedak Bobo mentions indicates that that building would be maintained and renovated into age-appropriate apartments, as well.

LIVING IN THE SHADOW OF THE ASHBY HIGHRISE Though the demo of the Maryland Manor apartments at 1717 Bissonnet has already started, a group of homeowners still seems intent to stop the Ashby Highrise from going up in their place, filing a lawsuit this week against developer Buckhead Investment Partners that argues the building will cast a shadow — literally — over the neighborhood: Among other concerns about traffic and privacy, the suit alleges that the 21-story tower would deprive neighbors of sunlight and rain, limiting the enjoyment of their yards and making the maintenance of their gardens impossible. There they go: The Maryland Manor Apartments received their demolition permit on Friday, clearing the ground for the Ashby Highrise. Salvaging work inside these 10 structures at 1717 Bissonnet St. is reported to begin today, prepping the fought-over Boulevard Oaks corner for the 21-story, 228-unit residential tower. The final few tenants were seen moving out of Maryland Manor at the end of March.

Another win for Komatsu: This vacant 30,000-sq.-ft. office building in the shadow of the Houston House apartments was reduced to rubble this week on the Downtown lot bound by Fannin, Main, Leeland, and Pease, where construction on the 24-story, 336-unit residential tower SkyHouse is just beginning. (The parking lot in the foreground of the photo at the top is now a hole in the ground.) The project at 1625 Main was announced in March by Atlanta developer Novare Group, which has put up a similar tower in Austin.

Kirksey submitted the rendering above in a 4-firm competition to design a general office with some temporary housing for the Saudi Consulate, now occupying a suite in the 22-story Westheimer highrise shown here, which dates to 1982 and sits across the street from an IHOP. But Kirksey lost that competition — to Studio RED.

This crumbly parking lot at 1625 Main St. will be where a 24-story, 336-unit residential tower called SkyHouse will begin going up in April. Concrete’s already been poured to improve the sidewalks and make planters for token landscaping to shade the street. A rep from the architecture firm Smallwood, Reynolds, Stewart, and Stewart tells Swamplot that renderings and site plans for the luxury highrise aren’t available; the photo here shows a similar development, SkyHouse Midtown in Atlanta, from the Atlanta-based firm.

GETTING TO THE BOTTOM OF THE WILLIAMS TOWER The $412 million sale last week of the Williams Tower seems to have provoked some curiosity in the Houston Chronicle’s Katherine Feser: Pursuing a lead from a retired employee that, were it not for those pesky FAA regulations, the record-breaking 64-story skyscraper would have been even taller, Feser goes into the paper’s archives and finds evidence that the tower’s slab was something to behold, too: “The foundation pour . . . started at midnight Friday and was completed early Saturday night. The contractor, J.A. Jones Co., said it was believed to be the largest continuous pour ever made in Houston — more than 10,000 cubic yards of concrete. There have been larger pours but they have been completed in several stages.
