An orange and black construction marquee is now advertising the upcoming closure of the Yale St. bridge over White Oak Bayou just south of I-10, starting the Monday after next and running until the New Year’s Eve after next. The 1931 bridge, listed on the National Register of Historic Places, is slated for replacement after years of asking crossers to please watch their weight (with 10,000 pounds per axle being the most recent upper limit). The per-axle limit was at 8,000 pounds prior to a 2012 drop to 3,000 (which disqualified some SUVs and minivans). The addition of carbon strips to the structure caused TxDOT’s weight limit to yo-yo back up to 10,000.
The plans for the new bridge floated by TxDOT in 2014 included wider outside vehicle lanes and slightly narrower sidewalks (down to 5 feet from 6). But summary and followup notes from the public meeting held at the end of July 2014 say the design has been updated to include 8-foot-wide shared bike and pedestrian pathways on either side of the bridge, in response to the public comments on the project.

Coming Back a New Bridge
H-E-B has confirmed that the grocery store chain is considering a store on Washington Ave at Studemont St. Public affairs director Cyndy Garza-Roberts tells the HBJ that the chain has “been in discussion for that site for months,” though a deal isn’t finalized. The nod follows yesterday’s story about a Braun Enterprises leasing flier (advertising a property further east down Washington) that showed the company’s logo stamped over the site of the Archstone Memorial Heights apartments.

Update, 3/16: H-E-B has confirmed to the HBJ that the company has been in talks over a new store on the Archstone property.
A recent flier produced by Braun Enterprises in an effort to lease the former club space at 1815 Washington features a surprising extra: an overlay of the H-E-B logo planted squarely over a map of the not-so-square site of the Archstone Memorial Heights apartments on Washington Ave. between Studemont and Waugh. A 5-acre chunk at the southwest corner of the 1996 apartment complex was cleared out in 2008, then repopulated, then cleared out again in 2012 for redevelopment as the taller, denser Memorial Heights Villages complex (visible just to the right of the word “WAUGH” on the above aerial). CityCentre developer Midway bought the remaining 23.4 acres of apartments with the Lionstone Group at the end of 2014.
Also featured on the aerial: shuttered-over-the-weekend Hughes Hangar, which CultureMap’s Eric Sandler reports has closed along with Paris-minded parking lot companion The De Gaulle. Further east down the corridor is the space Braun is hawking: the former Pandora-turned-Throne nightclub space at 1815 Washington, marked with a star below, across the road from Bovine & Barley B&B Butchers:
H-E-B Marks the Spot
Hughes Hangar is finished with the spot at 2811 Washington Ave., behind Affection clothing boutique at the corner with Epstein Ct. The gastropub-nightclub announced on social media on Saturday that “everything is priced at $4.00” and that the business would close for good at the end of the night. The club posted earlier in the week about an electrical fire that knocked out audio and internet systems; posts to the venue’s Twitter and Facebook accounts on Thursday assured customers that the space would be open for the weekend, though the bar would be running cash only until credit card infrastructure was repaired.

Cleanup and updates are planned over the next month for Fitzgerald’s, as owner Sara Fitzgerald returns to management following the previous operator’s recent eviction. Fitzgerald told the Houston Press that the venue at the corner of White Oak Dr. and Studemont St. will be redoing its back patio with an eye to making it food-truck-friendly, as well as painting and cleaning the space. Fitzgerald also says the venue will have to get its liquor license reinstated, and that the bar might have to “give something away” during shows they hold in the interim; the venue will likely not fully book until the cleanup and changes are complete.
The venue’s newest former management team left the space earlier this week, kicking up a cloud of photos purportedly documenting the satanic-graffiti-and-toilet-paper-heavy aftermath of a farewell gathering of the former tenants the night before their planned exit date. The termination of the tenants’ relationship related at least in part to a rent disagreement: Freshly-ex-GM Josh Merritt told the Houston Press that the rent rates being charged were unfair given the building’s condition, while Sara Fitzgerald maintained that the rent was merely unpaid. Merritt emphasized that the former tenants wouldn’t have done anything to the building that would jeopardize their $50,000 security deposit.
Party Like a Rock Star
The business wilted several years ago, but the location of the church-run St. Theresa The Little Flower Thrift Shop at 5334 Washington Ave is getting a new tenant: a branch of Dallas’s Clutch Bar will be moving into the space. An entity associated with the thrift shop bought the property back in 1991, and the store blossomed until the early ’10s, closing by mid-2013.
Clutch Bar’s website touts a Summer 2016 opening; as far as what will be served in the space, the site for the chain shows a large draft beer selection and mentions a weekly special on “adult milkshakes”.

Take one last lick — Heights Candy Bar is closing, as are internally connected gift-clothing-and-knick-knack shops Oolala and Tulips & Tutus. Sweets dealer Tania Gumney announced this morning that the 3 shops at 833 Studewood will melt away shortly; Gumney’s mother-in-law, Judy Pfardresher, runs Oolala, but has decided to retire after 13 years of operation.
Pfardresher has subleased parts of the 833 space to various other businesses throughout her tenancy; Gumney joined the glucose trade and set up shop in 2014.

CHICKEN OUT TONIGHT ON MEMORIAL DR. 
Hybrid Peruvian-Mexican restaurant Pollo Bravo will be flying the coop at 5 PM — the Memorial Dr. and Reinicke St. location will close permanently this evening. The chain’s remaining 2 locations on Hillcroft and Richmond will remain open, and the owner is currently looking for a new space to roost. The locale, which previously housed Hartz Chicken Buffet, converted to a Pollo Bravo by the end of 2012. Yet another fast-casual semi-gourmet upstate taco chain appears to be spreading saucy tendrils into the 610 Loop — Austin-based Tacodeli, which announced intent to expand to Houston and Dallas last year, is now appearing in renderings and marketing plans of Lovett Commercial’s site at 1902 Washington Ave, across the street from upscale cocktail bar Julep and just west of cow-to-table butcher shop and steakhouse B&B Butchers. Tacodeli will be jostling against other taco invaders such as Torchy’s Tacos (also an Austin export), Fuzzy’s Taco’s (a Dallas chain currently working its way down through the north Houston ‘burbs to West Gray and Post Oak), and Velvet Taco (another Dallas chain) in the rush to claim territory in the local tacoscape, already thick with native Hous-Tex-Mex options.

3 GLASS AND STEEL CONDO TOWERS FOR COTTAGE GROVE 
Backed by unnamed foreign investors and still seeking a few more, pro-cyclist-turned-chiropractor-turned-Realtor Dr. Fabian Trujillo recently told Paul Takahashi of HBJ about his newest project: 3 glass-and-steel condo towers (the tallest at 35 stories) meant for the northeast corner of Shepherd Dr. and I-10, just east of Cottage Grove. Amenities accessible to inhabitants of the as-yet-unnamed trio (designed by “an Italian architect”) would include a pet area, on-site daycare, rooftop pools, a wine storage facility, and — above the 2-story penthouses atop the tallest tower — a helipad. Prices would start at $230,000 for 1,200 sq.-ft. units and rise to $1.2 million for the 3,200-sq.-ft. penthouses, which may or may not include private pools. The drawing above shows a “resident’s lounge”; no site plans, addresses, or exterior renderings have been released, which makes fixing the proposal on a map into a fun Google Earth guessing game — the corner in question currently contains a Shell station, Lonestar Orthopedics, the last surviving HoJo inside Beltway 8, the brand-new Johnstone Supply building, several small crops of townhomes, and a vaguely New York-shaped wooded tract owned mostly by the Harris County Flood Control District. “This ramp will now allow more traffic to use Shepherd as an alternate to the freeway system. Thus creating longer delays for those who use surface roads to travel. What is sorely required is a road that would flyover Memorial Park adding a much needed way to travel from the inner loop north. Currently, the only options are the West Loop and Kirby/Shepherd. Both of which are overly congested at most times of the day. A big for-lease sign has been posted to the door of the building at 801 Durham Dr. in Rice Military. Longtime building tenant Camera Co-Op (see above photo) shut down here at the beginning of last month. The camera-lens mural that surrounded the camera store’s front door has been painted over.
