Seems the concerned neighbors around that 17-story office building that Hines is considering building on San Felipe aren’t worried only about traffic. This map, created by a member of the recently formed nonprofit East San Felipe Association — which says it is committed to supporting “reasonable development” in this area around S. Shepherd, Kirby, and San Felipe — suggests another threat to the ’hood: copycatting.

Clearly speculative, the map takes pains to show those sites where other unreasonable highrises could pop up in response to the precedent that Hines is setting with 2229 San Felipe. On S. Shepherd, for ex., you might see the Red Lion Pub forgo its street-level scale, or Petco abandon the confines of its big box. (But wouldn’t that long elevator ride down give you some quality time to bond with your recently adopted pup?) If this map is to be trusted, it seems like it would be only a matter of time before the bug spreads north and Chipotle throws up a tower of burritos. The last thing the neighbors want, says just one of the messages on that oppositional website that they set up, is for this residential area to become “the next Greenway Plaza.”

Here’s a pair of renderings of 4 new townhomes about to be built in the Fourth Ward. The site is 2 blocks south of W. Gray, near those side-by-side lots where that 5-story apartment complex Dolce Living has been proposed to go in beside a row of vacant shotgun houses.

If you look closely at these renderings, you can see at least one more remnant of the past: The remains of the brick storefront of a dry cleaner’s that opened here on the corner of Genesee and W. Webster in the 1930s; it appears that what was the store’s main entrance has been incorporated into the design and widened into a 1-car garage. Says Tim Cisneros, whose firm worked on the townhomes: “[The storefront is] being left as a part of the neighborhood ‘commercial archeology.’”

The new restaurant moving into the old Palazzo’s Trattoria space on Westheimer is 60 Degrees Mastercrafted, a “ranch to table” concept from Certified Master Chef Fritz Gitschner. In keeping with this culinary philosophy of full disclosure and transparency, 60 Degrees also seems intent to reveal the process of its own becoming. Says a post on its Facebook page: “We are looking forward to having you follow us along this amazing journey and watch the restaurant come to life!”

The first stop on this amazing journey? The Houston Permitting Center. Now, write that check . . .

Thanks to $2 million from Silver Eagle Distributors, which is also putting up that new beer dispensary in Pasadena, the Buffalo Bayou Partnership might to be able to afford to turn Eleanor Tinsley Park into something as purty as what you see in the rendering above. That means the existing “event meadow” down below there along Allen Pkwy. will be scooped out and rid of the volleyball court, playground equipment, picnic shelters, and some of the pine trees, then re-landscaped and rechristened the Bud Light Amphitheater; more parking and stairs will be introduced; and a new “Skyline Overlook” pavilion will be built and named in honor of Silver Eagle prez and CEO John Nau.

The dirty work began earlier this month, says the BBP, part of the overall project to install new swag like pedestrian bridges and remove invasive species, transforming the 2.3-mile stretch, BBP prez Anne Olson explained a few months ago to Free Press Houston, into an “11 acre urban prairie.”

It looks like the squat building on the corner of W. Gray and Montrose will be upgraded into something like this rendering, reports 29-95. Pizaro’s Pizza Napoletana, which also has a spot in Memorial, will be replacing long-time tenants Bobbitt Glass and Southwestern Paint here at 1020 W. Gray, converting the space into a 2,500-sq.-ft. restaurant with a 300-sq.-ft. patio — and 2 of those massive brick ovens, adds Alison Cook. They’re expected to open in about a year.

HINES DEVELOPS WEBSITE TO EXPLAIN 17-STORY SAN FELIPE DEVELOPMENT Much of the information you might want about that shiny office building Hines says it plans to start building this year on San Felipe has been organized — by Hines, of course — on a new website. Like the recently launched ‘Stop San Felipe Skyscraper’ site supported on the ground by that neighborhood campaign of knee-high yard signs, the Hines site presents its side of things in a handy Q-and-A format:Are there other tall buildings in the area? A reader sends this photo of the construction progress of that Regent Square-ish residential tower the Sovereign. The 21-story, 290-unit building designed by Ziegler Cooper is going up on West Dallas between Rosine and Rochow, where some of the old Allen House Apartments used to stand.

The North Montrose site is just around the corner from Dunlavy, where other dirt is being pushed around to make way for Regent Square. The Sovereign, contrary to its name, was originally planned by Boston developer GID to become one of the uses in that mixed-use spread, but the 2 projects are listed separately on the company website. These understated “Stop the San Felipe Skyscraper” signs started going up about knee-high this weekend in River Oaks and Vermont Commons to protest that shiny 17-story office tower that Hines is proposing to build nearby. Though these signs — spotted at the corner of Spann and Welch and San Felipe and Spann, catty-corner from the proposed site — might be lacking the services of an imaginative cartoonist like their yellow precursors across town in Boulevard Oaks, their message still comes through, directing the onlooker as well to a recently launched website for all things skyscraper-stopping:

On a site just west of where Hines says it is considering building a 17-story office tower and where Randall Davis is building 10 more condos just south of River Oaks on San Felipe, builders Rohe & Wright say they are going to put up these 10 townhomes. The Saint Honoré development is planned to stand right next to the Winfield Gate townhomes — also built by Rohe & Wright — on a property bound by San Felipe, Welch, and Revere. Ranging from 5,000 sq. ft. to 7,800 sq. ft., each 3-story, 4-bedroom home would sit atop a below-ground floor that comes with built-in suggestions for what to do with it, including (but not, of course, limted to) “golf simulator, caretaker’s quarters, wine cellar, home theater, fitness gym, gala room, safe room or space for a car collection.” They’re starting at $2.2 million.

DUNKIN’ DONUTS WON’T OPEN MONTROSE LOCATION FOR ANOTHER WEEK You might have read here or here that the first one to open inside the Loop of those 24 new Dunkin’ Donuts locations would be ready tomorrow at the former Arby’s on the corner of Fairview and S. Shepherd. Well, it won’t be. A company rep writes in an email that the S. Shepherd team won’t be making (or selling) the donuts until next Monday, July 22. A grander opening will follow on July 30. The latest pedestrian bridge to span Buffalo Bayou was craned into place this past Thursday. The 345-ft. bridge almost hooks up with the skinnier chain-linked one that spans Memorial Dr. from Jackson Jackson Hill St. on the north. The Buffalo Bayou Partnership’s master plan shows that this bridge will serve the so-called Lost Lake — a space for which is being cleared of all kinds of vegetation just west of this site. You could say that the bridge might also encourage Rosie Ruiz-inspired joggers to take a shortcut and avoid going the extra mile around the Shepherd Dr. bridge-under-a-bridge just a bit farther west.

THE RETURN OF MARFRELESS It was only temporary, it turns out, the closing of Houston’s infamous den of PDA: Though reports in March suggested that River Oaks Shopping Center landlords Weingarten had hiked the rent, described cheekily in a press release by Marfreless as “the rising cost of doing business,” it appears that the bar that looks the other way has found new owners and will reopen with the same management in the same spot this summer — and they’ll be fixing up the place, too, they’ve announced in a press release that’s fairly dripping with innuendo: “All this comes with a complete renovation — from wires and carpet to the furniture you . . . sit on. You can expect an updated feel with the same Marfreless experience you’ve come to love.
