NEW ALEXAN BLAIRE HOUSE WILL EAT BLAIR HOUSE APARTMENTS ON BELLAIRE BLVD. Blair House Apartments, 4139 Bellaire Blvd., Southside Place, TexasEven though the location isn’t specified, there’s enough detail in a press release put out by Bluerock Residential Growth REIT last week announcing its joint venture with Trammell Crow Residential to build a 269-unit apartment complex “2 miles from the Texas Medical Center” to identify where the new construction will take place. And to know that if it goes forward, it will spell doom for the Blair House Apartments, next door to the Palace Bowling Lanes, at 4139 Bellaire Blvd. in Southside Place. The biggest giveaway: The new project’s name, Alexan Blaire House, which combines Trammell Crow’s multifamily brand with a can’t-quit-it developer addiction to adding a trailing ‘E’ wherever it might stick. Plus, both Blair(e) houses sit on 4.16 acre sites. The existing 12-building complex of 2-story structures was built in 1963. The Komatsu has arrived at the doorstep of this 1941 bungalow at 1707 Holman St., in the southeast corner of Midtown. Once it disposes of the property, the excavator will work its way through another home abutting this one’s back yard — at 1706 Francis St. And once the land is clear, Jared Meadors and Tony Tripoli will start building this development of 6 close-but-not-touching townhouses fronting a long driveway extending all the way from Holman to Francis:

From the Swamplot reader known as Googlemaster comes this parting photo of jewelry store Fly High Little Bunny at 3120 S. Shepherd Dr., featuring — in the view from Sul Ross St. — a new mural. The building stands in the way of a new drive-thru building meant to add heft and balance to a new CVS Pharmacy going in at the corner of Shepherd and West Alabama St. Sunday was the last day of business at the shop.

Another section of the former Shell Tech Center on Bellaire Blvd. in Southside Place is hitting the dirt this week, this time for a townhome community proposed by builders Rohe & Wright, whose previous developments include 30 Sunset, Winfield Gate, and Cáceres. The company is planning to build a townhome development on the site at 3747 Bellaire Blvd. called Crain Square — for which, the company’s website declares (without much more detail), “the classic American townhouse featuring southern traditional architecture is the muse.” (E.L. Crain was the founder of Southside Place.) The Village News provides more info, reporting that the company plans to fit 62 townhomes on the 5.5-acre center section of the former research complex — which occupied 3 properties totaling 9.7 acres.

Variance Sign for Living Green, MDI Superfund Site, 3617 Baer St., Fifth Ward, Houston

Signs have gone up around the former metal foundry site at 3617 Baer St. in the Fifth Ward indicating that a hearing is scheduled for this Thursday to get city approval for the latest rejiggering of homesites on the 35-acre tract. Developer Frank Liu of Lovett Homes, InTown Homes, and a few other local builder brands plans to put a total of 538 homes (down from 589) on the EPA-monitored property, known as the MDI Superfund Site after the last owner of the metal-casting operations, Many Diversified Interests, which shut down in the early 1990s (previously, the plants were owned by TESCO). The property, which lies just south of I-10 about 2 miles of east of downtown, was listed on the EPA’s list of priority Superfund sites in 1999, after tests showed the soil and groundwater was contaminated with lead and other hazardous metals.

Chomp goes the excavator on a portion of the 3 adjacent 1950s and ’60s-era complexes at 1920 W. Alabama St., 1924 Marshall St. (pictured at left), and 2810 McDuffie St., right across the street from the Alabama Icehouse and just south of Admiral Linens.

In late July residents of the 3 complexes were told to move out by September 1, so that new owners City Centre at Midtown, an affiliate of developers Dolce Living, could be begin tearing down the 2-story buildings to clear the 1.58 acre parcel for one 6-story, 258-unit luxury apartment building.

Though it will be situated in the western edge of Montrose’s Winlow Place area, the building will be named City Centre at Midtown.

DEVELOPER BUYS OLD CITY CODES BUILDING 3300-main-main.300dpiPM Realty Group is under contract to purchase the city’s old code enforcement building at 3300 Main St. in Midtown. In 2011, facing a $21 million budget shortfall, the city sold the 50-year-old building to the Midtown Redevelopment Authority for $5 million. PM Realty’s purchase price has not been made public, but yesterday city council voted unanimously to waive a restriction written in to the earlier sale that any net profits would be turned over to the city’s general fund. Now the money is free to flow toward council-approved improvement projects in Midtown. Chronicle reporter Katherine Driessen speculates  that some of the money could go toward the nearby “superblock”: that empty savanna undisturbed by cross streets for 6 full blocks, on which there are plans to build a park and apartments. 3300 Main is sandwiched between the future site of the MATCH arts complex to the south and an HCC parking garage to the north. Demolition of Micro Center, 1717 West Loop South, HoustonDemolition crews wiping the West Loop-side slate clean of the recently vacated Micro Center computer store and its parking lot took a break over the weekend, allowing a brief interlude for views of dramatic, halted scene of destruction in Post Oak Park. Amegy Bank, which bought the property at 1717 West Loop South in March, plans to build a new headquarters office building for itself on the site after the computer outlet is unplugged.

El Tiempo 1308 Cantina, 1308 Montrose Blvd., North Montrose, HoustonIf future residents of the new 8-story apartment building that’s being planned to go up in place of the El Tiempo 1308 Cantina and quite a few of its neighboring buildings don’t want to wait around for management to fix their leaky faucets, they won’t have far to go to find spare washers or other plumbing parts. Neighboring fix-it-yourself plumbing supply store U-Plumb-It will likely still be around to sell them parts and hand out advice — because it won’t be included in the redevelopment. But everything north of it, on the block bounded by Marconi St., West Clay St., and Montrose Blvd. will. Developer Sunrise Luxury Living is planning to build 5 stories of apartments — 220 units in all — over 3 levels of parking, a source tells Swamplot. Plans currently include some sort of retail component on the bottom floor, facing Montrose Blvd.

El Tiempo’s Roland Laurenzo reports that the land under his family’s El Tiempo 1308 Cantina on Montrose Blvd. is being sold by the owner for a “multi-story apartment project development.” The restaurant, which leases the space, is looking for another Montrose spot where it can relocate after it closes early next year. Greg Morago’s report in the Chronicle doesn’t provide any additional detail about the proposed apartments, but the 1308 Cantina, bounded by West Clay St., occupies the northern third of a long block capped on the southern end by the for-sale and shuttering Gibbs Boats at West Gray St. Between those 2 properties are a tire shop and the U-Plumb-It supply store. The 1308 Cantina took over from a restaurant called Sabor, a mid-aughts upscale replacement for La Jalisciense at the same 1308 Montrose Blvd. spot.

115 Arnold St., Rice Military, Houston

The steel-framed doubled-up home at 115 Arnold St. in Rice Military (pictured above) owned by Houston restaurateur Ouisie Jones and her husband Harry Jones earned its demolition permit yesterday, a few months after the property was sold to a developer — for $2.2 million. (It was asking $2.65 million this past March, when Swamplot featured it.) The 24,915-sq.-ft. property is being joined with the slightly larger plot of land under the adjacent warehouse building at 5202 Chandler St. to make space for an F-shaped 22-townhome development.

Ground-level view corridors were limited by extensive street closures early Sunday morning, which meant that the best views of the controlled demolition of the denuded Houston Club Building at 811 Rusk St. were to be had from inside neighboring office towers. The video above and its entertaining soundtrack was posted to YouTube by Culturemap yesterday (and have already inspired its first quasi-parody video), though it’s almost identical to the (longer) raw video feed posted by KHOU. Once cleanup is complete, Skanska will begin construction of the 35-story Capitol Tower on that site.

SkyHouse River Oaks Under Construction, Westcreek Ln. at San Felipe, Highland Village, HoustonPictured above on a grassy field standing in for its potential newer neighbors is the 17-story, Kirksey-designed highrise condo building Pelican Builders is planning for a 1.5-acre lot it bought from the site of the former Westcreek Apartments. It’ll go up near the taller SkyHouse River Oaks now under construction on another section of Westcreek Ln. just south of San Felipe (viewed at left from the adjacent Target parking lot). Nancy Sarnoff reports that financing for Pelican’s project hasn’t been finalized, but the company says it plans to begin constructing the project next summer, whether or not it pre-sells any units. It’ll take 2 years to build.

Partially Demolished Houston Club Building, 811 Rusk St., Downtown HoustonThe denuded 18-story frame of the former Houston Club Building at 811 Rusk St. (pictured above before storms blew away much of its blue clothing early last week) will vibrate and then collapse after 520 lbs. of explosives detonate in and around the structure shortly after 7 am this Sunday, October 19th. If you’re a controlled-demolition gawker hunting for a spot to watch it all go down — and maybe take in all the dusty aftermath, you might want to note that streets will be shut down more than 2 blocks away in every direction before the blast. Although many nearby office buildings will close up late Saturday evening, they may not kick out all workers who have arrived earlier. “Project managers discourage anyone from coming down to see the implosion in person for safety reasons,” notes Click2Houston’s Syan Rhodes. Her station is promising to broadcast a livestream of the implosion on its website that morning.
