Pelicans are symbols of self-sacrifice, said to pierce their own breast with their own beak to feed their young their blood. But the birds also have real big gullets — fitting, then, as the name of this 4,000-sq.-ft. restaurant under construction at 7819 Broadway in Galveston.

But the restaurant is just one part of the Pelican Rest Marina project developed by Harry Schulz. Across Offatts Bayou from Moody Gardens, the marina’s already operating as a fuel dock and weigh station. And construction is expected to begin soon on seaside condos:

The sporty midsize sedans are probably not included, but this rendering — included in a replat application to be voted on Thursday by the city planning commission — does give us a clue about what Dallas-based developer Trammell Crow might be considering for the 3.5-acre Heights lot between Yale and Allston that Swamplot reported on last week.

This mud pit on Rustic St. is not long for the world; eventually there will be a 3-level parking garage here at very congested HCC Southeast. The East End campus is pressed up against the back of a strip center that faces the I-45 feeder road between Woodridge and Wayside. To make room for the garage, appearing to allow students and faculty to enter from both Rustic and Garland, the 100-seat Carlos Garcia Theater and some inadequate surface parking had to go. This is an otherwise expanding campus: last summer saw the opening of a brand-new Workforce Building (shown here), a 3-story, 60,000-sq.-ft. Brave Praxis Brave Architecture job where many of the campus’s vocational programs — including HVAC, cosmetology, massage therapy, and accounting — are now based.

A January newsletter from The Southampton Civic Club informs members that Hanover, building the mixed-use midrise pictured above, has purchased additional property on Morningside in Rice Village “just north” of the current construction site. The newsletter states that Hanover is planning to begin Phase II: a 12-story, 200-unit residential building with no retail. The newsletter’s language suggests that the property is bound by Morningside, Tangley, Dunstan, and Kelvin; that’s where the Village Commons, the Tangley Building, the Village Apartments, and Garden Gate are — at least for now.

Stoked by the success of the Lee and Joe Jamail Skate Park on Sabine St., the City of Houston earlier this week broke ground that’ll soon be smoothed over by 72,000 sq. ft. of concrete; the 10-acre Spring Recreational Area in Greenspoint will feature what’s being billed as the largest skate park in the U.S.

Something like the rendering above is planned for the site on Kuykendahl, just west of I-45 and north of Beltway 8. It’s projected to cost $5.5 million. That cost includes the construction of “speed hips” and “flow bowls” and “a couple of backyard-style pools,” the Greenspoint District says — things any park worth its vert ramps needs to attract national competitions.

Skateboarders will share the acreage with Dylan’s Park, a “Park Without Limits” that will include equipment and implements designed for children with disabilities. Greenspoint District says the designs are done; the whole thing’s going to be ready in Spring 2014.

This drawing shows the proposed replat of a 3.5-acre lot in the Heights. It appears that Dallas-based Trammell Crow is planning to build apartments on the property bound by Allston, Yale, 6th, and 7th, about half a mile from I-10. Terra Associates, identified on City of Houston paperwork as the replatting applicant, tells Swamplot that the development will be 4 stories of apartments atop 2 levels of parking, one of which will be underground. There are no plans for retail. Seventh St. dead-ends here; the Heights hike and bike trail runs past the lot on the north. The replat is slated to be presented at a public hearing on Jan. 17.

Doug Britton thought he had the deal of a lifetime: a contract to buy 101 acres of land (in red on the map) just south of the spot in Spring where — it was rumored at the time — ExxonMobil planned to develop a new corporate campus. And it was available for cheap: just $5 million. Britton contacted two brokers at Bandier Partners to help him move on it.

Last month, Cite magazine editor Raj Mankad hiked 8 miles through the Katy Prairie to see the prehistoric human remains found during the construction of Grand Parkway’s Segment E for himself. He brought back a few photos and an essayist’s-eye-view of the archaeological saga:

It appeared as if TxDOT had aimed the 15-mile-long highway segment directly at the burial ground. The highway was suspended, figuratively and physically, like an unintentional monument honoring the burial grounds, like Texas was trying to tell anyone in an airplane or spaceship to LOOK HERE. . . . What I saw were several pieces of plywood, propped up on five-gallon paint buckets, covering what I presume to be the human remains and the tools, buffalo teeth, and other objects found with them. The plywood was weighted down with rocks. . . . To my amateur eyes, the excavation looked makeshift and tenuous, not systematic or professional.

UP IN THE PINES TO STOP THE KEYSTONE XL PIPELINE Three hours north of Houston in Cherokee County, reports Brantley Hargrove, protesters interfering with a 485-mile section of TransCanada pipeline being built to carry diluted bitumen south to refineries on the Gulf Coast faced some resistance of their own: “[An] 18-wheeler bearing a cherry picker to pluck protesters out of trees slowed as it approached a shouting, sign-wielding crowd. Several young men leaped in its path. One fell beneath the truck. The others screamed and pounded the hood with their fists. A deputy rounded the front of the truck and drove the protesters back, loosing clouds of pepper spray. [A 75-year-old woman], standing off to the side of the road, caught a gust of the burning mist.” Separately, TransCanada’s website notes its plans for the Houston Lateral Project (shown in red on the map), a 47-mile spur that will come close to Beltway 8. The HBJ’s Jennifer Dawson picks up an interesting detail about Springwoods Village, the mysterious eco-themed community being planned by a mysterious company for 1,800 mostly forested acres just south of the Woodlands, at the intersection of I-45, the Hardy Toll Road, and (someday) the Grand Parkway. Coventry Development, still won’t talk about the project’s connection to the rumored but not-yet-announced corporate campus ExxonMobil appears to be building next door, which is expected to consolidate most employees currently based in Houston and Fairfax, Virginia. But it sure looks like Coventry is banking on something big close by: Development director Keith Simon tells Dawson that

Coventry will develop commercial parcels in Springwoods before the residential acreage. The company’s strategy is to build commercial first to create tax value that will funnel money through the tax district to fund infrastructure.

Building standalone office parks and strip centers in the middle of a forest is, of course, a time-honored Houston development tradition. More often these days though, the sprawling houses go in first. But if the major centralized campus of the second-largest publicly traded company in the world is going to bring in thousands of workers nearby pretty soon anyway, yeah — what’s the point?

WHERE THE ROYCE LAND WENT The Bryan farm-lending coop that ended up with 618 acres near Tomball after the collapse of Royce Builders has finally sold the property — to the Caldwell Companies, a land development and investment firm. Royce had planned 1,261 home lots in Cypress Lake Crossing, which is northeast of the intersection of Telge Rd. and Boudreaux and only a couple miles north of the sprawling Cypress home of former Royce president John Speer. (Speer’s Royce-built compound off Telge Rd., pictured above, now serves as the home address of one of his new ventures, Vestalia Homes.) “Bill Heavin, a land broker at Grubb & Ellis Co., says Royce Homes had completed quite a bit of development work on the tract, such as soil and water testing and the establishment of Harris County Municipal Utility District #416. Royce Homes began seeking an investor or joint venture partner on the large tract in late 2006 or early 2007. . . . the asking price was $30,000 an acre, or $18.5 million.” [Houston Business Journal; previously on Swamplot]

There’s a new sign up across the street from the Jack in the Box at the corner of West Dallas and Waugh, announcing the new Whole Foods Market. And an employee of the building’s architect, Beckham Design Group of Austin, confirms that the project was recently put out to bid to general contractors.

How big will it be? Another source indicates the new store is now scheduled to be approximately 48,000 sq. ft. — including a mezzanine. That’s up a bit from what we’d last heard: that the market would be 40,000 sq. ft. and include “eco-conscious elements and tons of inviting space for neighbors to congregate.” Whole Foods Market signed a 25-year lease for the land with The Finger Companies back in 2008.

A few details on that new Whole Foods Market planned for the corner of West Dallas and Waugh, just south of the now AIG-sign-free America Tower: Finger Companies, the owners of the land, says the new store will be 40,000 sq. ft. — slightly smaller than reported when the company first announced the project more than a year ago. Also: The store will have “a variety of eco-conscious elements and tons of inviting space for neighbors to congregate.”

The Finger Companies says the Whole Foods will be built “in conjunction with the developer’s proposed new luxury apartment project.” That project, also announced in the spring of 2008, was slated for the eastern portion of the site, closer to Montrose Blvd.
