The former home of John Moore’s Palazzos Trattoria, this building goes way back. Originally built as a fast food drive through, when I first came to Houston it was Armandos, then something I vaguely remember called Dish either before or after it was an outside the Loop version of Two Chefs Bistro, which had wonderful angels on horseback, a hot appetizer of baked oysters wrapped in bacon by chef Andreas Zierau. The finishes can be a bit dated, as the area was built in the ’80s, but the design and layout of the homes in the neighborhood are unique and in high demand. Photo and Flyer Distributed at The Place Apartment Homes, 1341 Castle Ct., Montrose, HoustonA flyer distributed over the weekend to the front doors of a seventies-era apartment Castle Court complex that hugs the Southwest Fwy. warns tenants that plans are afoot to demolish the property next year. Greystar took over management of The Place Apartment Homes, down a driveway at 1341 Castle Ct. in Montrose, in late October. The new unsigned notice, which is clearly not from the management company or the property’s owner, claims eviction notices have been sent out to “tenants who are just one day late (from the grace period) paying their rent,” and asserts that all apartments will be vacated by the end of April: “We recommend ensuring your rent is payed on time and carefully reading any addendum to a current leasing agreement that is presented by the new management,” warns the anonymous pamphleteer. “The purpose of this notice is to inform tenants of recent developments, hopefully allowing tenants to protect themselves.” [Swamplot inbox] Photo: Rent.com

THE END IN SIGHT FOR RANDALLS Randalls Grocery Store, 11041 Westheimer Rd., Westchase Shopping Center, Westchase, HoustonThe Randalls grocery store on the southeast corner of Westheimer and Wilcrest is a goner, reports Catie Dixon. And she tags the chain itself as the likely next casualty in the region’s ongoing grocery wars. Landlord Weingarten Realty, which also manages the Whole Foods Market across the street, sent out notice earlier this month that the space occupied by the former top-performing Randalls in the Westchase Shopping Center is now available for lease. But other new grocery stores are coming to the area: another 60 in the next 18 months, keeping up the recent pace, says broker Jason Baker — who also notes Trader Joe’s is experiencing “challenges” with its new store on S. NOT UNTIL HALF PRICE BOOKS AND SPEC’S SCOOT Half Price Books in Westmont Shopping Center, 1011 Westheimer Rd., Montrose, HoustonThe owner of the once-Art Deco but now slathered-with-stucco shopping center at the southwest corner of Westheimer and Montrose says it’s willing to wait 7 to 10 years for the center’s leases to run out before building something new on the site. Unless, of course, they can negotiate an early exit (or time-out while construction takes place) for the Half Price Books, Spec’s, Papa Johns, 3-6-9 China Bistro and Jack in the Box currently on the site. JURY TO URBAN LIVING: PAY UP FOR SUING YOUR FORMER CLIENT Urban Living, 5023 Washington Ave., HoustonA Harris County jury declared today that the parent company of Urban Living should pay more than $150,000 in legal fees to the former client it filed suit against last year. The real estate broker failed to comply with promises made in the same buyer’s representation agreement it insisted former client Christopher Drummond sign, the jury found, and Drummond therefore doesn’t owe the company anything. The company filed suit against Drummond last year, hoping to win just under $13,000 in commissions and bonuses it said it was owed after Drummond purchased a Dickson St. townhouse from another broker. A TREESTARTER FOR MEADOWCREEK VILLAGE PARK Map of Meadowcreek Village Park, Forest Oaks Blvd., Meadowcreek Village, HoustonThere’s no ponderous selfie video to go with the appeal (a more generic promotional vid from Trees for Houston is posted instead), but the Beautification Committee of the Meadowcreek Village Civic Club has taken to a crowdfunding site to raise money for twenty 15-gallon trees they hope to plant at drought-stricken Meadowcreek Village Park on Forest Oaks Blvd. just south of Allendale Rd. The $3,000 the committee hopes to raise from online donations won’t be going to buy the trees, however — Trees for Houston has already donated them. Instead, they’re trying to fund the trees’ watering costs for 2 years, which committee chair Joe Rocha figures will cost $75 per tree per annum. With a mere 43 days to go before the end-of-the-year watering-fund deadline, the campaign is almost a third of the way toward its goal. COMMENT OF THE DAY: FLOODING DOWNTOWN WITH UNDER-FREEWAY PARKING “I’d rather see parking garages under 45 and 59 than retail. I’d rather not have to worry about car fires and 18-wheeler accidents on the roof of my building. The insurance costs would be incredible. Tens of thousands of parking spaces could be made under 45 and 59. Vast quantities of free, or very cheap, parking would reduce the demand for surface parking in the Downtown area. Owners of empty lots would be more inclined to develop the empty lots if drivers were no longer willing to pay $10 to $20 per car for every sporting event. For $1 parking I’d be willing to walk half a dozen blocks or hop on the light rail to get to my destination. Direction way finding for parking for out-of-town visitors would be easy — ‘park under the freeway.’ Developers would gain an advantage as supplying parking levels would no longer be a given necessity of building in Downtown Houston. Even typical parking garage congestion come rush hour wouldn’t be an issue due to the linear nature the 45 and 59 garages would have to take. Multiple entrances and exits could face Pierce and Chartres with dedicated right-of-way lanes to the street. Line the lengthy parking garages with a spine of moving sidewalks so ‘prime’ parking spots are minimized. WHEN THE BROKER YOU SIGN WITH SUES YOU When you’re looking to buy a home, do you sign an agreement with an agent before that agent has shown you any properties? Testifying in a trial going on now at the Harris County Civil Courthouse downtown, a former VP of sales for real estate firm Urban Living says it was the firm’s policy not to show customers any homes unless they’ve signed a buyer representation agreement first. And that’s what’s landed Christopher Drummond, buyer of the townhouse drawn above at 4245 Dickson St. in Magnolia Grove, in court: The parent company of Urban Living is suing Drummond for the commission it says the company should have earned in 2011 after Drummond found and purchased the home using a different broker. Drummond claims Urban Living didn’t explain what the agreement required of him when he signed it, and that the company hadn’t used its “best efforts” — as the document requires — to find him a home. Drummond heard about the Dickson townhouse, then under construction, from a Sudhoff Properties agent he met at a party.
