Now posted on the property once home to the Memorial Club Apartments: signs boasting this rendering of what developer Greystar wants to put in their place between Westcott and Arnot streets. The planned new building looks to be about 11 stories including the 3-level parking podium depicted at its bottom. That puts it up a notch from its 6-story counterpart across Westcott St., Elan Memorial Park, which Greystar completed in 2016 in place of what used to be the Memorial Club complex’s other half. Now that the last of Memorial Club has crumbled under pressure from demo crews — shown above wrapping up their work — there’s nothing standing in the way of the new building’s arrival at the southeast section of the Westcott St. roundabout.

The Memorial Club apartment complex at the Westcott St. roundabout is down to its final quarter following weekend deconstruction activity that left the 4-building, not-yet-redeveloped half of the complex itself cut in half. (Across the street, a 5-builidng portion of Memorial Club has been missing since new apartments dubbed Elan Memorial Park replaced it in 2016) By Saturday morning, the whole southern section of Memorial Club’s remaining half was gone according to a Swamplot reader, who sends the photo at top looking west to show that vanished portion, visible behind the oak trees.

Taking note of the demo, Google Maps has replaced its old photo of the apartments with one more indicative of current events:

A Swamplot reader sends the photo at top showing a bright yellow permit notice for something called Kubo’s Sushi and Washoku up in the window next to Tacodeli’s storefront at 1902 Washington Ave. The portion of the building now sporting the sign — designated suite C — most recently housed a different sushi restaurant dubbed Kukuri, but not for long: It closed last March after just over 6 months in business.

The new Kubo’s sushi spot is backed by the same team behind former Japanese restaurant Kubo’s Sushi Bar & Grill, which closed its second-story spot in the former Rice Village building between Kelvin and Morningside drives in 2016 after about a decade and a half in business.

A Swamplot reader sends this photo from Arnott St. showing ominous new chain-link fencing wrapping what’s left of the Memorial Club apartments at the Washington Ave roundabout. New Years was the deadline for residents to move out of the four 3-story buildings to the west of Westcott St. so that Greystar could tear them down and build a new set of apartments in their place. It already replaced Memorial Court’s other, former 5-building half on the east side of Westcott with a 297-unit Elan Memorial Heights building in 2016. Back when the developer purchased the complex in 2013, Greystar said it hoped to have a grand total of 550 units spread across both sides of Westcott.

MEMORIAL PARK GOLFERS WORRY THAT JUST-APPROVED COURSE REDESIGN COULD MESS UP THEIR HANDICAPS Houston’s city council just approved that $13.5 million plan to redesign the Memorial Park Golf Course so that the Houston Open can be held there in 2020. The vote passed unanimously at city hall this morning, but not before a few course regulars had a chance yesterday to vent about how the upgrades will skew the playing field: “I want to be an average Houstonian who plays with everybody else on the same level,” said Joseph Kratoville, who’s out there 4 or 5 times a week, adding that in its present state, the course is “the anti-country club. I get to meet people from all walks of life.” Baxter Spann, whose firm Finger Dye Spann renovated both the Memorial Park and Gus Wortham courses previously, spoke similarly: “I’m concerned that the focus may be on making this a tour-level course without adequate regard for the everyday golfer,” he told the council. The course closes tomorrow, although the driving range and on-site Becks Prime will remain open. It’ll need to be back open by November 1 in order for the PGA Tour stop to be held there the following year, report the Chronicle’s David Barron and Robert Downen. Here’s a look at the new HQ that Houston nonprofit Avenue CDC wants to build at 3527 Irvington Blvd. just north of the road’s fork with Fulton St. and east of Moody Park. The rendering emerged yesterday following news that the United Arab Emirates was coughing up $6.5 million of the $10 million it pledged to give Houston after Harvey. After its donation gets disbursed to a handful of local recipients, Avenue CDC will come out with $2.6 million — reports the HBJ’s Olivia Pulsinelli — all of which it plans to put toward the 3-story, 30,500-sq.-ft. building. An additional $8.7 million for the structure will be collected from elsewhere.

According to a press release from the folks set to inhabit the new HQ, their idea is to “conveniently co-locate a variety of vital resources for residents” inside, such as a health clinic, early childhood education center, post-disaster housing counseling offices, and a realty office. The residents they’re talking about include homeowners in the CDC’s nearby Avenue Place development — a  neighborhood of 95 three- and four-bedroom homes — as well as Avenue Terrace, an adjacent 192-unit apartment project. Both communities went up on what used to be FedEx’s 20-acre truck depot off Irvington and Weiss St. over the course of the last few years.

In April, the Supreme Tribunal of the Apostolic Signatura — the highest judicial body in the Catholic Church — issued a ruling direct from Rome to the corner of Silver and Center streets, reports the Chronicle’s Lisa Gray: St. Stephen Church, across from Platypus Brewing, would be required to reopen. (It wasn’t until the fall that members of the church found out, though, seeing as “the Vatican doesn’t just post its rulings on the web. Its documents are in Latin, and are not made public,” Gray writes.) The church’s 1941 brick building had been boarded up since closing in 2016, around which time Lovett Commercial — the owner of the strip housing Platypus and neighboring retail — announced plans to redevelop some of St. Stephen’s parking and expressed interest in buying the church itself, according to congregants.

BAYOU PARK APARTMENTS HAVE ABOUT A YEAR BEFORE THE HIGHRISING STARTS Nitya Capital, which closed on the ’70s-era Bayou Park Apartments at 4400 Memorial Dr., east of Shepherd, last month “plans to carve out a spot for a high-rise condo tower” as soon as a year from now, reports the Chronicle’s Katherine Feser. That shouldn’t be too hard, seeing as the new tower will take up “less than an acre,” says Nitya CEO Swapnil Agarwal, within the 15-acre environs of the 3-story complex that’s there now. Some of its existing 679 units should be receiving a few touch-ups under the new landlord: “new floors, granite counters, stainless steel appliances,” and “new lighting and fixtures,” reports Feser. And outside, she writes, plans call for “fresh landscaping, new signs and changes to the leasing center,” which neighbors a handful of retailers in the spot shown above where the complex lets out onto Memorial. Landing with a thud on the city planning commission’s dais this week: the rendering above depicting what Arizona-based beer and pizza chain Bottled Blonde wants to do to the former Weiner’s Dry Goods Store No. 12 at 4901 Washington Ave. Most of the building’s original architectural details — for instance, the signage and storefront entrance shown above at Durham Dr. —  are long-gone according to Tim Cisneros of Cisneros Design Studio, the firm responsible for the planned makeover.

And so the renovations Bottled Blonde has planned will look more forward than backward in order to reshape the structure from what it is now, a shuttered Cash America Pawn branch:

ARE THE NEW FITZGERALD’S OWNERS PLANNING TO BRING DOWN THE HOUSE? “They came and tested for asbestos,” Fitzgerald’s longtime owner Sara Fitzgerald tells the Chronicle’s Marcy de Luna, “so I think they’re looking to tear it down. It was their original intention to build a high-rise there.” Fitzgerald sold Fitzgerald’s along with 3 home lots behind it on E. 6½ St. in July to the same Chicago-based company, Easy Park, that’s been planning that automated parking garage a few blocks west down White Oak Dr. in place of the existing, analog garage next to Tacos A Go Go (which it also owns, along with some other retail nearby). She’s now renting the building at 2706 White Oak from her new landlord and running the 41-year-old business remotely from Seguin, Texas, outside San Antonio, de Luna reports. A new indoor golf venue is on its way into the Shops at Sawyer Yards, where it’s laid claim to the empty space marked “B” in the site plan above, adjacent to Sawyer St. It’ll be Loft18‘s first step outside Metairie, Louisiana, home to its only existing location. There, an array of 5 golf simulators — essentially turf teeboxes fronted by large video screens — offer customers 95 different courses to play. Along with bar and kitchen service, it’s all wrapped up within 7,000 sq.-ft.

The rendering at top shows what the west face of the converted warehouse building at 2313 Sawyer St. could look like once Loft18 gets situated. No building permits appear to have been filed yet on that address, however, HAIF users note that both a Houston-specific website and Facebook page for the business recently went live.

Here’s another highlight from the city council’s meeting this morning: Plans to get rid of the cloverleaf interchange that moves traffic between Waugh Dr. and Memorial Dr. got the green-light and will be sent over to the Houston Galveston Area Council as part of an application for funding. The idea first emerged in the Buffalo Bayou Partnership’s 2002 Master Plan as a way to make room for more bayou-side park space at the crossroads. Right now, all the land adjacent to the ramps — shaded gray in the map above — is vacant, except for the portions lassoed by the circular roadways, where 4 isolated tree groves continue to undergo seasonal color changes. You can see they’re gone in the east-facing rendering at top included in the Partnership’s plan — replaced by inlets, islands, stormwater detention, and what looks to be a boathouse at the southeast corner of the 2 roads — all accessible from a network of new walkways that link up to existing bayou-adjacent trails.

In total, 16 new acres are expected to become part of the park — providing a continuous swath of green between Spotts Park and Cleveland Park, shown below on opposite sides of Waugh in a map from the 2002 plan:

Traffic Lights Likely

The former Berger Ironworks complex shown above behind Walmart and across Koehler St. from the new Heights West End apartments now belongs to Best Friends Animal Society, a national nonprofit that keeps homeless creatures alive by diverting them from shelters where they wouldn’t always be as lucky. To that end, the group hosts adoption and awareness events (like the upcoming Strut Your Mutt charity dog walk planned for Stude Park), partners up with non-lethal shelters, and in some cases operates its own facilities — the largest of which is a 20,700-acre sanctuary in southern Utah. (National Geographic ran a 4-season teevee documentary about it called DogTown.)

At 1414 Bonner St., just under an acre and a quarter currently serve as home to a pair of abutting metal-roofed buildings. Making use of the new vernacular, the land’s previous owner Riverway Properties had been calling it Bonner Heights. A rendering released as part of that group’s old listing showed the buildings with a brand-new gap between them and — in a setup that now seems less likely to materialize — retailers inside them:
