Apartments at 1920 W. Alabama St., Montrose, Houston

The new owner of 3 adjacent 2-story apartment complexes at the western edge of Winlow Place in Montrose have politely asked all tenants to leave by the end of August. The fifties-and-sixties-era courtyard complexes, at 1920 W. Alabama St. (above), 2810 McDuffie, and 1924 Marshall, were sold by Prestige Holdings at the end of April to a company called City Centre at Midtown, which appears to be connected to apartment developer Dolce Living. The adjacent complexes together include 73 apartments; the 1.58 acres of land they sit on has frontage on West Alabama St. (between Hazard and Huldy, pictured above) and McDuffie St., which dead-ends into a parking lot shared by the McDuffie and Marshall St. properties. According to a tipster, a notice for the abandonment of that dead-end portion of McDuffie St. was posted in February. Admiral Linen’s 3-building complex (behind the Randalls grocery store) at 2030 Kipling St. is immediately adjacent to the properties.

LOCAL DESIGN MAG WANTS YOU TO REINVENT HOUSTON’S POLICE HQ COMPLEX — IN MINECRAFT Minecraft Model of Houston Police Headquarters, 61 Riesner St., HoustonThe online and offline publications of the Rice Design Alliance have announced a design competition to “reimagine” the area surrounding the city’s 21-acre police, courthouse, and jail complex centered around 61 Riesner St. between the Sixth Ward and Downtown — within the virtual world of Minecraft. Models of a number of existing buildings in the area bounded roughly by Houston Ave., Washington Ave, Preston St., I-45, and Memorial Dr. have already been crafted in the video game’s distinctive blocky style for the venture (try this server address: 108.60.220.190:25565), including Kenneth Franzheim’s 1950 Streamline Moderne HPD HQ itself (above); the publication is still seeking help to model other existing structures, including the Ferris Wheel and Aquarium on the opposite side of I-45. But simply blockifying existing structures isn’t the focus of the competition; instead, the editors of Cite magazine and the Offcite blog hope beginning or experienced users of the gaming environment will be inspired to inflict their visions of the larger area’s possible future on the design jury of one — New York design critic Alexandra Lange. Proposed Studemont Junction Development, Studemont St. at Hicks St., First Ward, Houston

Signs are up at the soon-to-be-former Grocers Supply distribution center across Studemont from Kroger just south of I-10 announcing Studemont Junction, the name meant to bring some . . . uh, conjunction to the odd-shaped 15-acre food-storage facility Capcor Partners bought late last year. To judge from the proposed site plan for the project, that’ll be quite a task.

COURTLANDT MANOR SITE PHOTOGRAPHER: GOOGLE PLUS ATE YOUR ‘G’ Future Site of Courtlandt Manor Townhomes, 411 Lovett Blvd., Avondale, Montrose, HoustonThe reader who sent in pics that Swamplot posted yesterday showing a banner announcing the new 14-townhome Courtlandt Manor development at 411 Lovett Blvd. — where developer Croix Custom Homes had a 1906 mansion in fine condition torn down earlier this year — writes in to apologize and explain why they inadvertently made it look like the developer’s sign had a prominent typo. Having examined the originals and discussed the issue with one of the firms marketing the project, Swamplot can now confirm that Courtlandt Manor is indeed “pre-selling,” not “pre-sellin” units for $875K and up, and that the actual sign spells this out accurately. “I feel really bad about this,” writes the photographer, who didn’t notice anything wrong with the photo until it was posted. “My phone automatically uploads all the photos I take to Google+ for backup. When it sees several images taken side by side, it ‘auto-enhances’ them into a panorama.” That’s more of an explanation for a missing letter than Croix had provided publicly for the site’s now-missing mansion, but the spelling-oblivious auto-panorama mechanism in Google+, apparently, is a little more complicated. And here’s what you all were waiting for, while patiently enduring the demolition of the recently renovated 1906 Bullock-City Federation Mansion at 411 Lovett Blvd. this past March: The old building’s old-fashionedly-named replacement. Signs announcing Croix Homes’ Courtlandt Manor development went up Friday at the two-thirds-of-an-acre site on the corner of Lovett Blvd. and Taft St. A rendering of the development (at top) may make it kinda look like a single collegiate building, but it’s being sold as 14 separate townhomes, with prices “from” $875,000. The site plan (above right) shows the structures grouped around some sort of central argyle auto court, perhaps reminiscent of the former brick-and-concrete design on the parking lot of its vanquished predecessor, in a twisted-45-degrees kind of way.

Variance Sign at Kilmarnock Dr. and Gramercy  St., Ayrshire, Braeswood Place, HoustonHere’s the variance sign (at right) that went up over the weekend at the intersection of Gramercy St. and Kilmarnock Dr., backing up to the power-line easement and ditch that separates the city of Bellaire (beyond the sign) from Houston. Supra Color Enterprises, the Florida-based landlord of the Black-eyed Pea restaurant at 4211 Bellaire Blvd. (above), is requesting a variance from the city as part of an effort to redefine its 1.8-acre property at that address as an “unrestricted reserve.” The variance application doesn’t reveal Supra Color’s plans for the land, but it does refer to a “proposed multifamily development” on the site.

Construction of the Hampstead Apartment Building, 1508 Blodgett St., Blodgett Park, Museum Park, HoustonThere’s a sign up for the bank that financed the project, but that’s about it for a large construction project that just got going in Blodgett Park. Crews are digging on the southeast corner of Blodgett and La Branch streets, south of the 59-288 crotch and one block north of MacGregor Elementary. A few 75-year-old duplexes stood on the site until last month.

And they are digging — about 8 ft. deep so far, says reader Seán Murphy, who passed by the site at 1508 Blodgett St. and sent photos of the scene: “They’ve got piles keeping back a make-shift retaining wall up against the adjacent townhomes” (see photo at left). Going into that spot: a 36-unit apartment structure on top of a podium garage. According to permits approved earlier this month, the project is being called The Hampstead.

The former single-story office building at 4820 Caroline St. where the coworking space called the Caroline Collective set up shop and operated for 5 years until last August was demolished earlier this year. And the companies redeveloping the property are sharing details of the 5-story condo building they plan to build in its place. A giant oak tree in the back was taken down with the demo, but Urban Flats Builder (formerly known as Infinity Texas Development) is still planning to call its building the Oaks on Caroline. The remaining oak, in front of the property, is featured in the rendering shown above.

The latest rendering for the Elan Heights apartment complex Greystar is planning for the site of the former Skylane Central Apartments (more recently called 2222 White Oak) it’s getting ready to demolish shows a few changes: The 325-unit building is now projected to rise 7 stories above a 3-level parking garage perched on a raised slab (useful for keeping lower-level cars dry on the bayou-side property). But this design from Meeks + Partners will require a variance from the city, because it scoots 12 and a half ft. closer to White Oak Dr. than city rules currently allow.
