And no, this stripmall won’t be a huge visual contribution . . . but who cares? The views just 100 yards to the south are about as aesthetically pleasing as one can find in our fair city, and after all, isn’t that what matters? So much discussion of the urban form boils down to complaining about what we see from our car windows. Katherine Feser has the inside scoop on how the $7 million strip center portrayed above — but loaded with a Dunkin’ Donuts, a dry cleaner, and — yes, a mattress store — is coming to land in its rightful place along the south side of Memorial Dr. just east of Westcott, 2 doors down from the MFAH’s Bayou Bend Collection. Developer Amir Taghdisi tells Feser he and his brother Alan chose not to build a 3- or 4-story office building with below-grade parking on the site “because it would have been an outdated format from the beginning.” Instead, the 10,000-sq.-ft. strip center is now under construction at the back of the three-quarters-of-an-acre lot, with rows of parking facing Memorial Dr. and Knox St.
Why think so small? “I had all the big names wanting to do a 30-story high-rise for lease,” Taghdisi tells Feser. But he says the homeowners association of Bayou Bend Towers, directly to the south, wouldn’t let him.
The Towers and the Strip
The formerly bedding-starved heart of Montrose can now rest easy: Mattress Firm has arrived. The nation’s largest mattress retailer has snagged a new location in the former Blockbuster Video spot at 1002 Westheimer Rd. in the Westmont Shopping Center — right at the prominent corner of Montrose and Westheimer. With a mere 98 locations in the greater Houston area, and only 14 in the Inner Loop, Mattress Firm was certainly fortunate to be able to find this prominent spot. Now customers in the dead center of Montrose daunted by the long journey necessary to reach the company’s other outlets — at the corner of West Gray and Montrose (three-quarters of a mile to the north), at the corner of Westheimer and Shepherd (1.2 miles west), or at 2625 Louisiana St. (a mile to the east) will have a place they can travel to more easily — and, of course, rest a bit when they get there.
Mattress Firm Scores Again
The new 70,000-sq.-ft. grocery store H-E-B is hoping to build to replace its current location near the intersection of Bissonnet St. and S. Rice Ave. in Bellaire (pictured in the bottom photo) may fit most of its parking space underneath the store. Speaking to Bellaire residents at a meeting earlier this week, officials from the company described an option that would require demolition of the entire shopping center at 5100 Cedar St. — including the existing 20,000-sq.-ft. H-E-B store and all adjacent stores. In its place would go up a 70,000-sq.-ft. store with parking underneath and in front. All shopping would be on the second floor.
To help describe the concept, officials showed images of the company’s store on Nogalitos St. in San Antonio (pictured in the top photo), which opened last month. That store, which is only 62,000 sq. ft., features a first-floor parking garage and a “travelator” (similar to one of the escalators installed to connect the garage to the entrance of the new Post Oak Blvd. Whole Foods Market) to move shoppers and their carts between levels. (The low structure in front of the building is a preserved section of the façade of the previous store on that site.)
Upper Level Groceries
Construction on the lot behind the Mr. Santos Fashion Design HQ on Westheimer Rd. at Kingston doesn’t mean Mr. Santos is closing up shop. It just means that his neighbor, the St. Anne Parish, is adding onto its parking lot along Kingston Dr. The dress designer and tailor, who’s operated out of the former house at 2150 Westheimer Rd. just west of Shepherd for a mere 32 years, tells Swamplot his shop, which specializes in wedding dresses, isn’t going anywhere.
The Cars of St. Anne’s
It’s a different kind of ice house on this corner: A sparkle finish fittingly fashions a gem-like setting for the Quenton Elliott custom jewelry store in Upper Kirby’s Ferndale neighborhood. Stacks of glass block encapsulate the property, which anchors the furnishings end of a semi-retail block. Raze or remodel, shouts the listing posted earlier this week, noting a $799K asking price. It carries no details on the 1945 building’s interior other than to note that it’s livable as a residence but likely heading toward land ho.
Ice Cubes
Is H-E-B planning to build a new Bellaire store in the triangle-shaped block surrounded by S. Rice Ave., Bissonnet, and Cedar St., in the north corner of the Bellaire Triangle? This week’s Southwest News implies that the Texas-based grocery company is: “H-E-B has tentatively reserved Bellaire’s Civic Center auditorium on Feb. 24 for the Big Reveal: a new supermarket for Bellaire,” reads the page-one story, which also notes that engineers have submitted a planned development request with the city for an H-E-B at 5106 Cedar St., to be heard by the zoning commission on March 10.
But H-E-B Houston division president Scott McClelland tells Swamplot that the Cedar St. spot is only “one location we are considering. Because of the size and shape of the center, we would have to be innovative in our approach. We have not locked down firm plans at this time.”
Bellaire Triangle
Construction crews have begun digging into the surface parking lot along Westheimer in front of the Galleria for the construction of the fancy new pad site building mall owner Simon Properties is referring to as the “luxury jewel box.” Foundation work for the structure, which will sit in front of the Cheesecake Factory and house as many as 3 high-end retailers (Cartier and Chanel are portrayed in renderings of the structure from early last year), will be a little tricky — because underneath the surface parking lot lies the Galleria’s multi-story Blue Garage.

32 OF 77 HOUSTON AREA RADIO SHACKS ARE ON THE CLOSURE LIST ALREADY 
Will that Radio Shack near you be closing, now that the electronics chain has declared bankruptcy? Probably. Of its 4,000 U.S. stores, up to 1,750 appear to be slated to become locations for mobile phone company Sprint. Separately, Radio Shack released on its website a list of 1,784 “potential store closures” — without noting explicitly if the identified locations, listed in 3 separate tranches, were headed for rebranding or outright shuttering. 32 of those stores are in the Houston area. Thor Equities came out with a video this week showing whiz-around views of the Kirby Collection, its ready-to-go but (as of late January)Â still seeking construction financing mixed-use complex on the Kirby Dr. block surrounded by W. Main, Colquitt, and Lake St. And the New York development group is at long last dropping the (big) name of the design architect for the long-promised $125 million project: Richard Keating Architecture, which operates out of L.A. (Houston’s Kirksey Architecture is producing the construction documents.)
Kirby Collection
Rice U.’s real estate appetite for Rice Village property just picked up another choice tidbit: 2445 Times Blvd. That’s the 1955 flat-topped 7,500-sq.-ft. retail property on the southeast corner of Times Blvd. and Kelvin Dr. that’s spooned by mega-neighbor Village Arcade (which Rice also owns). In its listing by Davis Commercial, seller Rinkoff Rice Village LP’s asking price for the “trophy” corner was $3.995 million, though it initially sought $4.2 million. Who’s currently on display behind all the storefront windows?
Miss Saigon Goes to Rice
The former Hollywood Vietnamese and Chinese restaurant building just north of Westheimer at 2409 Montrose Blvd. has been turned into a dog adoption facility run by K-9 Angels Rescue. The restaurant closed down in that space last Thanksgiving after developer Jonathan Farb purchased the property and the surrounding parking lots for a new apartment complex on the block, which is bounded by Hyde Park Blvd., Grant St., and Fairview. This isn’t the first last-occupant stint for the K-9 Angels; the nonprofit organization had been operating out of the former Cat Clinic building at 2100 W. Alabama St., before that building was torn down for a new CVS siding up to S. Shepherd Dr. one block south of the Alabama Theater Shopping Center.
Farb donated use of the space to the K-9 Angels temporarily — until he starts construction on the midrise, currently planned for “late spring or early summer.”
Pre-Apartment Adoption Center
The last date to order cheese enchiladas at Los Dos Amigos, the Mexican restaurant that’s stood at 5720 Washington Ave at the corner of Birdsall for the past 39 years, is February 28th. In early December, the longtime owners of an L-shaped group of parcels spanning the entire north side of the Washington Ave block between Birdsall and Malone — along with an adjoining “L” around the corner facing Birdsall (see map above) — sold the whole thing to a developer out of Dallas operating under the name of a partnership calling itself OSF Washington. Among the other entities linked to the buyers: Vintala Partners, which has developed apartments in the past.
Also on the block and going away: the Premo’s Grocery building at 5702 Washington. The entire site, including both buildings and parking lots, measures 26,675 sq. ft.

SORRY, NO MATTRESS STORE CAN SNEAK INTO HIGHLAND VILLAGE WITHOUT SOMEBODY NOTICING 
Here’s a piece of hot retail news the likes of which has not been encountered since . . . well, since Swamplot broke the story that the Walgreens near the corner of Westheimer and Weslayan will be moving across both streets to the former Fresh Market spot: A reader has ID’d a new neighbor moving into the former Rice Epicurean shopping center, next to said future Walgreens. It’ll be . . . wait for it . . . a Mattress Firm going into the 3743 Westheimer Rd. address, as evidenced by the familiar red sign now glowing brightly above the future front door shown above. Intriguing bonus tip, for all you Highland Village area store-opening watchers to chew over: “There were two vacant spots in the center when Fresh Market was there and it looks like the other one is leased as there’s a sign in the window for construction but does not identify who is moving in.” Photo: Swamplot inbox
From the Swamplot reader known as Googlemaster comes this parting photo of jewelry store Fly High Little Bunny at 3120 S. Shepherd Dr., featuring — in the view from Sul Ross St. — a new mural. The building stands in the way of a new drive-thru building meant to add heft and balance to a new CVS Pharmacy going in at the corner of Shepherd and West Alabama St. Sunday was the last day of business at the shop.
