The greying former site of the Wabash Feed & Garden Store is fully back on the market again, after high hopes for a new Creek Group restaurant on the site slowly faded into lengthy delays and an eventual leasing sign out front last year. Nancy Sarnoff notes in the Chronicle that the property went back up for sale last month, looking somewhat more worn down than the first time. A glance at CBRE’s marketing materials for the site shows many of the recent newcomers to the garden store’s stretch of Washington Ave., including the new storage midrise across the street, and the Pearl and Elan apartment complexes each about 2 blocks away in opposite directions from the just-over-half-an-acre property:

Lowell St. Market renderings, 718 W. 18th St., Houston Heights, Houston, 77008

The details for Radom Capitol’s Lowell St. Market makeover of the industrial warehouses at the corner of W. 18th St. and N. Shepherd Dr. seem to be getting firmed up, and a slew of new building permits were issued last month for the site. The latest depictions of the space show both a less neon green color-and-finish scheme and more detail as to how the redeveloped and new buildings will be sliced up for tenants. The current leasing plan shows the former Airmakers Cooling & Heating warehouse along N. Shepherd (depicted above on the left wearing what what Steve Radom describes as its Japanese-barn-inspired replacement skin) as the planned site of a single restaurant. The middle building, now shown with a brown forehead, appears to be getting sliced up into 3 shops. And the current leasing materials for the development show all of the dark blue spots below as already leased out:

Expanding organic Rice Village fast-casual chain Local Foods will fill in one of the tenant holes in the biggest structure of under-construction Heights Mercantile, judging from the permits issued earlier this month for a buildout at 714 Yale St. The joint is supposed to share the double-decker structure with a fitness studio, per current marketing materials, though that tenant hasn’t been formally announced yet either. The leasing listing for the various subsections of the retail development is still active on LoopNet, indicating a handful of retail spaces potentially still up for grabs in the 2 buildings across 7th St.:

Fairview + Mason renderingsAbove is an updated view of plans for the stretch of Fairview St. between Taft and Genesee being redeveloped by the owner of the redeveloped restaurant strip containing Cuchara and Max’s Wine Dive — a CBRE marketer announced that the project will be branded as the Fairview District, and will include 4 buildings of the mixed-office-retail-restaurant variety. In the center of the rendering above is a sleeker view of the 5-story bike-encrusted parking garage previously drawn up for the former site of Meteor Lounge (which sent its drag show over South Beach and shut off the showers for the last time over the summer). It’s unclear from this vantage whether the garage’s bicycle decor is still part of the plan for the area, but some bike lanes appear to be. The rendering above shows a planned renovation for the structure at the corner of Polk and Nagle streets, just a few blocks northwest of the purportedly-reopening-in-October Ivy Lofts sales center. Rolling-sphere-themed restaurant and entertainment chain Pinstripes has just leased up some space in the under-construction Kirby Collection (and hey — there might even be some bocce players nearby still looking for a new court!) That’s the first confirmed tenant for the project, which Thor Equities wants to open by the end of next year; the 33,600 sq. ft. of leased space makes up around half of the total retail space available, and is split across both retail floors of the complex (shown in the foreground above, with a row of trees peeking down at Kirby Dr. from the edge of the roof). Pinstripes will take over a 7,260-sq.-ft. subdivision of first floor space, out of the segment labeled 23,900 in the ground floor plan below:

A sign of possible second chances for anyone looking to make a play for the former Wabash Feed & Garden Store building at 5701 Washington Ave: the leasing notice now up out front, shown here as spotted by a reader yesterday. Onion Creek owner Gary Mosley bought the land early this year and announced plans to turn the building into a restaurant and bar called Driftwood once the garden store headed out to its new spot. At that time, the moveout was planned for June; Wabash owner Betty Heacker tells Landan Kuhlman this month that the new location in the former Mechanical Plumbing, Inc. warehouse at 4537 N. Shepherd should finally be ready to go by late October.

Texas Junk Company at 215 Welch St., East Montrose, Houston, 77006The last of the footwear kicking around at the Texas Junk Company’s curiosity-filled warehouse at 215 Welch St. could be packed up and shipped out as soon as September 30. Per owner Bob Novotney’s telling on social media, the company was told last week to be out of the space by the end of the next month, though he’s hoping to get that deadline pushed back to April; Novotney has already started moving goods to a new space planned at 121 N. Main St. in Moulton, TX (halfway between Shiner and Flatonia). The 1930s building that’s been hosting Texas Junk sits immediately north of the field of townhomes rising on the former site of Ecclesia’s since-reincarnated church-plus-coffee-shop.

Japanese dollar and 100-yen store Daiso has signed a lease for a 10,998-sq.-ft. spot at 501 S. Mason Rd. in the Mason Park shopping center, east of Mason Creek and the Barker reservoir. NewQuest Properties says the retailer was drawn to the location on S. Mason south of I-10 because of its proximity to Asian grocery chain 99 Ranch Market, which is currently getting the former Kroger spot in the center ready for a summertime opening.

Houston Alternator’s West Heights location is getting a tuneup. Owners of the 6,000-sq.-ft. auto center, located on the busy N. Shepherd’s former auto care zone of used car dealerships and repair shops won’t stop there.
