A look at what could be headed for the rest of that 10.5-acre Gillette St. former city park-slash-brownfield property comes from Tianqing Group, the Chinese firm involved with DC Partners’ recently announced mixed-use development at the site (to be funded via the EB-5 investment-for-greencards program). The northern 6 acres of the property (which at various points in its storied history has housed San Felipe Park, a SWAT substation, and the Gillette St. garbage incinerator) were sold to a then-unnamed investor last year, and DC Partners snagged the land in May.

The view above, displayed on Tianqing’s description page for the project, shows 3 highrises and 2 midrises in place at the edge of Fourth Ward, with the Downtown skyline visible in the distance to the right. Another of the renderings includes slightly clipped logo marks from both DC Partners and architecture firm Gensler; that rendering (below) provides a closer look at the towers from the west, as well as some green rooftop terraces:

Witch Hat Installation at Park for Humans and Dogs

Park for Humans & Dogs, Sawyer St., Sawyer Heights, 77007If the top of that pointy gazebo currently camped out at the about-to-open Park for Humans and Dogs by Glenwood Cemetery looks familiar, it’s because it’s been lurking around the Houston landscape for the last 115 years or so. This morning Susie Tommaney inventories the history and internet lore surrounding the house at 2201 Fannin St., from which a cupola nicknamed the Witch’s Hat was plucked just before the home’s 1997 demolition. “Not many people realize that the cupola was saved,” TIRZ 13 chair Claude Anello tells Swamplot, sending along the photo above of the hat’s installation, as well as his account of the hat’s rediscovery, reshaping, and ground-up career-building:

“I got a call a few years ago from Carl Detering, who had stored it in his outdoor storage yard at Detering’s on Washington. He was selling the property and told me that someone needed to get it or he would be forced to throw it in the dumpster. When I went to look at it, it had basically melted, [and] a tree had grown up through the middle of it (removed prior to photos) . . . Several people told us that it was beyond repair, but we dismantled it, had it reconstructed, and designed the park around it. It sat on the ground for a couple of years while we dealt with issues related to park design and permitting.”

Redo of 3618 Burlington St., Westmoreland Historic District, Houston, 77006

3618-burlington-31That Burlington St. mansion nestled in along the 527 Spur leading from Downtown to 59 is back on the market this week, though the listing implies that the interior redo and whitewashing is still in progress. The house, built between 1897 and 1908 depending on who you ask, went up for sale in the Westmoreland Historic District early last year for $1.8 million. The current owners bought the property that summer for $880,000 and quickly sent an application to the city’s history folks asking for approval to move some doors and windows around, as well as to add a deck out back and a balcony outside the existing second-story doors to nowhere in the master bedroom. (The bricks, already painted brown, appear to have been painted white instead, as has most of the interior.)

The property is now listed at a smidge under $2.4 million. Not pictured or mentioned in the new listing is the 3-post freeway billboard previously seen sunning itself by the pool on the northern end of the front yard, shown below as it appeared in the old listing:

McMansion Hell critique

What puts the Mc- in McMansion? McMansion Hell hit the Internets recently hoping to answer that question, bringing along slews of illustrative photo examples covered with detailed (if at times bitingly sarcastic) annotations. The author notes that not all large post-1980 houses are McMansions — that’s a matter of factors like these. And not recognizing one isn’t necessarily a matter of having bad taste — it’s a matter of familiarity with basic design principles, which the site attempts to provide.

Starting with a McMansions 101 introductory primer on basic layouts and proportions, most of the site’s posts so far take on specific design aspects (last week’s called out useless and disproportionate column deployment). Rendering of Fertitta Center at former Hofheinz PavilionThe $20-million basketball stadium donation previously rumored to be on its way from Landry’s owner and UH board of regents chairman Tilman Fertitta was confirmed this morning by the school, which also released renderings of what’s planned for Hofheinz Pavilion — eventually to sport the name Fertitta Center. The depictions of the $60-million upgrade  include some prominent views of a well-labeled Hofheinz Plaza, part of a deal with the Hofheinz family after a lawsuit over the basketball arena’s planned renaming.

Houston Planning Commission chief of staff Brian Crimmins announced yesterday that tomorrow will be the day a proposed name change of Dowling St. is announced to those with property along the road. The planned timeline for a few public meetings and some comment-taking stretches over the course of the next few months, with the if-everything-goes-as-planned rededication date of the street as Emancipation Ave. set for Sunday, November 6. The proposed change would mark the second de-Dowling in Houston this year, following the shifting of Dowling Middle School’s allegiance over to Audrey H. Lawson as part of HISD’s lawsuit-inspiring Confederate expulsion.

Rendering of NoLo Studios

Here’s a rendering of the 3-acre strip of property currently being rebranded as NoLo Studios. Per the drawings released earlier this month, the land (which touches the south side of Mansfield Rd. at the intersection with Midgeley St.) will be split up into lots for 14 new residences; that’s up a bit from the 9 mentioned in mid-2015 by Catherine Anspon (by which point 6 of the homes were reportedly already reserved.) The houses, marketed toward mid-career artists and priced between $300,000 and $450,000, are being designed and developed by Francois de Menil, the New-York-based architect son of Menil Collection founders Dominique and John. De Menil bought the land for the project in Acres Homes (which, after World War I, was reportedly the largest unincorporated African-American community in the South) back in April of 2015.

The Richmond Ave branch of La Tapatia at the corner of Woodhead St. is back in operation this week after the late summer toasting of its 1969 building, a few readers report. Up top is a shot of the July 22 response from the Houston Fire Department (whose Station 16 is located a convenient half-block away across Richmond at the corner with Dunlavy St.). That’s Fairmont Museum District looking on worriedly from the background; the poop-scrutinizing Richwood Place apartment complex’s older half would have had a clear view of the action from the western turret.

Signage up on McGowen between La Branch and Austin streets heralds the property owner’s recent request for a few variances approvals from the city, include reduced building line setbacks on the site. Plans submitted with the request show cross sections of an 8-story midrise (arranged as 3 levels of parking topped by condo units above), which the application says was planned back when the owners were under the impression that the lot already had reduced building setbacks following city approvals of a previous owner’s project on the land that fell through.

As was discovered during the city’s permitting review, the previous variance approval was only applicable to the scrapped project, though the application claims that caveat wasn’t noted with mentions of the variance attached to the property’s plat records. City planners purportedly told the developers (which appear to include Knudson and Allied Orion Group) that they could get the same reduced setback lines approved again if they turn the first floor of the condo project into residences or retail.

The air-conditioned 2-story playhouse at 36 Tiel Way is on the market as of last Friday, along with its 5-bedroom mansion mate. The playhouse, featured as yesterday’s Home Listing Photo of the Day, was built back in 2011 by Kristi Schiller (the radio personality turned police-dog philanthropist formerly known as Lucy Lipps) and her husband. The playhouse includes running water, window planters, and a minifridge; the just-under-1-acre property backs up to Buffalo Bayou and also plays host to an outdoor kitchen and a saltwater pool.

With the Mattress Firm peeking in from the left and the Office Depot edging in from the right, here’s the former 59 Diner across Hwy. 249 from Willowbrook Mall. The jagged freestanding building went up for lease around the same time as all those other 59 locations opened up in the wake of the chain’s March shutdown; now, as other former 59s are beginning to pick up new tenants, the Willowbrook spot is being spruced up to reopen as a branch of Dimassi’s Mediterranean Buffet. That boxy framework hanging around over the entrance looks to be the leftovers of the 59 signage, shown below in this previous listing shot of the restaurant (taken before the structure’s teal-heavy retro color scheme got beiged away):

Richmont Square apartments, 1400 Richmond Ave., Montrose, Houston, 77006The remaining 2 thirds of the vacant Richmont Square complex are getting a few exterior decorating touches, a reader notes — among the increasingly wild parking lot median strips, many of the trees lining the Richmond-facing parking lot are sporting some new ribbons as of last week. The complex’s final tenants received an early-spring everybody-out notice, with the promise of demolition left hanging some time after the now-past May 1 move-out deadline.

What’s planned next for the space, once the last of the late-1960s apartment buildings are cleared out? Some clues come from the campus master plan map released in the Menil Collection’s 2014 annual report — 2 separate blocks south of the under-construction Drawing Institute are depicted where Richmont Square’s leftovers still stand, respectively hosting a wiggly-trailed park and a pale blue rectangle labeled for “future mixed-use” development:

Catty-corner to the middle school both formerly and henceforth to be known as Lanier, another spat of place-name confusion is brewing: A reader notes that the Raising Cane’s (whose Vermont Commons branch sits on the corner of Hazard St. and Westheimer Rd. on the lot previously vacated by Martha Turner Properties) has been pledging its affections to Midtown. But is the message one of tribute or defection? “Do they think they’re in Midtown?” wonders the tipster. “Is there something else I’m not getting?”

LyondellBasell flare plume on August 18, 12000 Lawndale St., Pasadena, Houston, 77017

Yesterday’s entry in Houston’s recurring game of what’s-that-mysterious-black-cloud was brought to you by LyondellBasell’s Pasadena refinery at 12000 Lawndale St. (the same one that caught fire back in early April). The shot above was taken from an overpass near the junction of Loop 610 with Hwy. 225, though for parts of the afternoon the trail was visible from at least 7 miles away at the Hilton Americas building downtown. A LyondellBasell spokesperson tells Swamplot that flaring was triggered just before noon after a Calpine facility sending steam to the refinery lost power, reportedly due to a lightning strike. The company sent a message to the East Harris County Manufacturer’s Association’s emergency response info hotline stating that observers “may notice a bright orange flame, black smoke or a rumbling noise,” but that it was no big deal, and no one in nextdoor Manchester or Deer Park needed to do anything like leave or tape their windows shut this time.
