CHELSEA MONTROSE TOWER KICKS OFF CONSTRUCTION WITH A NEW NAME Rendering of Proposed The Carter, Formerly Chelsea Montrose, 4 Chelsea Blvd., Museum District, HoustonPrompted by a press release, the HBJ and the Chronicle announced yesterday that construction has begun on the new apartment complex at 4 Chelsea Blvd., just east of Montrose Blvd. along the southern edge of Hwy. 59. in the Museum District. The 305-unit, 20-story building will be called The Carter, both publications reported. That’s a new name — so new, in fact, that the website for the developer, Dallas’s StreetLights Residential, still identifies the project by its former title, Chelsea–Montrose. The Chelsea name and its NYC pedigree may have conjured up unpleasant images of unmade beds, ugliness, and loud music among prospective tenants, but the new name has its own rich NYC backstory — though an entirely fictional one. As a commenter on HAIF notes, “the Carter” was the name of the complex Wesley Snipes spends the first act of the early-nineties movie New Jack City turning into a vertically integrated crack-producing-and-marketing enterprise. More recently, the appellation has come to be used as an affectionate nickname for troubled residential projects seen to be slipping into similar directions. WHY DARLING HOMES SMELL THAT WAY ScentAir ScentWaveJust where does that Houston new-home smell come from? The cookies the sales agent baked in the oven just before you arrived? The formaldehyde holding together the OSB and MDF? The VOC-laden paints and finishes still off-gassing indoors? An errant breeze from the Ship Channel? Well, sure, but also, it turns out, from liquid aroma cartridges squirted out by the motion-detector-equipped ScentWave (pictured above right), which shoots out a “clean and crisp . . . sweet floral” aroma to woo potential buyers and passersby who’ve stopped to sniff out a model home display. Reps of Texas’s Darling Homes, now owned by Taylor Morrison, install the ScentWave wafting device strategically in every one of the company’s model homes. The exclusive sign-here-now fragrance the homebuilder employs was whipped up for that purpose by the ScentWave’s distributor, a North Carolina company named ScentAir. That Darling Homes scent isn’t available for purchase, reports the HBJ‘s Paul Takahashi, but the ScentAir website lists a matrix of “euphoric, invigorating, restoring, refreshing, relaxing, or restoring” olfactory options (from a total 1,600 available off-the-shelf) to “blow your customer’s nose’s mind.” [Houston Business Journal; ScentAir] Photo of ScentWave: ScentAir

2 CORNER BANK BUILDINGS BANISHED FROM BANKING FOREVER Former Washington Mutual Bank Building, 7019 Barker Cypress Rd., Cypress, TexasThis 3,848-sq.-ft. former WaMu at the intersection of Barker Cypress Rd. and FM 529 Rd. has been vacant and on the market for a good 5 years now. It’s surrounded by parking spaces on a 1.152-acre lot and features a spacious 5-lane drive-thru in back. Along with a twin structure at the intersection of Louetta Rd. and N. Eldridge Pkwy. (also for sale), the Cypress building has been forcibly retired from its banking career. Chase Bank, which bought up all the Washington Mutual corner-bank leftovers, spat out locations like these it considered too close to existing Chase banks — with restrictions to prevent another bank from moving in. HOW LIBERTARIANS DESCRIBE HOUSTON, PLAYING THE NEW YORK CARD, AND THE SUE ELLEN MISCHKE OF METROPOLISES Site of Future Wayside Walmart, Idylwood, Houston Cort McMurray stuffs more colorful Houston-in-a-phrase quips into his latest in-search-of-the-city essay than will fit in this little lookie-here linkpost, but a few are worth drawing out: “There is a wide difference of opinion on whether [Houston’s] messiness is a good thing. Some of us find it distressing. Tory Gattis and the other evangelists of ‘Opportunity Urbanism’ disagree, painting Houston as a sort of libertarian paradise, a place where fully actualized men and woman can work out their destinies through grit, brains, and good ol’ trial and error. Master plan? We don’t need no stinking master plan. Surveys indicate that the majority of Houstonians are quite content to live in this Sue Ellen Mischke of metropolises: we love ‘the whole free-swinging, freewheeling attitude’ of the place, a city that offers us the strange comfort of knowing that no matter our neighborhood, we’re never more than 37 seconds away from a gas station, a Taco Bell, or an all-night tattoo parlor. Eventually, all the world will be Houston, endless rings of toll roads forming concentric circles around some increasingly distant downtown, endless vistas of cars and Costcos and ‘lifestyle environments,’ worlds without end. This sprawl is ‘vibrant,’ and suburban ‘opportunity zones’ (opportunity is a key word for these people) are the inevitable result of vibrant, opportunistic people searching for better schools, better shopping environments, and better quality of life. WHAT HAPPENS WHEN YOU STUCCOAT A BRICK SHOPPING CENTER IN COPPERFIELD Before and After Renovation Views of Easton Commons Shopping Center, Northeast Corner of Hwy. 6 and West Rd., Copperfield, HoustonIt’s not exactly a stucco jacket — a marketing brochure for the redone Easton Commons Shopping Center at the intersection of Hwy. 6 and West Rd. in Copperfield indicates the new coating and foam cornice (pictured at top) on top of the old brick structures (pictured at bottom) are actually Dryvit, a brand of EIFS, or a way to get that stucco look without all the layers and labor. (It’s Oyster Shell #456 above and Monastery Brown #381 below, plus Lantana Cobble Texas Stone on the columns, if you’re keeping score at home.) But Real Estate Bisnow’s Catie Dixon says the new brick-hiding exercise for the shopping center is “paying off” for its landlord: “in the five months since beginning renovations at Easton Commons, NewQuest’s Josh Friedlander and team have brought on eight new tenants totaling nearly 33k SF.” Among the newcomers drawn to all that relieving smoothness: Pet Club, UFC Gym, Beauty Empire, West Oaks Music Studio, and FJ Liquor. NewQuest Epic Investments will be building up a few freestanding buildings in the center facing Hwy. 6, Dixon reports, to make room for a new Smashburger, Verts Kebap, and a third unnamed restaurant, possibly (the brochure indicates) a Corner Bakery. I agree with markd — one peek in the attic should tell you more about the value of the transformed house than anything you can glean off of HAR. Of course, I watch real estate TV shows all the time and see people shopping for homes. Sure, high-above drone still shots now regularly pepper real estate listings, but a reader wonders whether the effort shown above — and included in this for-sale website — might constitute the first video tour by quadcopter ever to appear in Houston’s MLS. It probably isn’t, if only because (as of early this afternoon), the 3-story townhouse at 1611 W. Clay St., which backs up to the TJ Maxx store on W. Gray St., isn’t actually listed for sale on the MLS (it last sold in 2012, for $462,060). But the video was only posted on Monday, so give it some time. Asking price: $560,000.

The flying-remote-camera footage begins with an awe-inducing golden-hour survey of the home’s exterior and moves onto the amazing views of downtown and the surrounding neighborhood that might be available were the townhouse to be 3 or so stories taller than it is. But more notable is the moment about 44 seconds in, when the flying-around-the-house quadcopter camera footage cuts directly into an interior walkthrough, starting from the front door (leaving out, of course, the awkward around-the-side-of-the-garage entrance common to homes of this type).

Proposed Greater Houston Partnership Building, Downtown Houston

The 10-story office building announced earlier this week for a site across the street from the George R. Brown Convention Center won’t just house the Greater Houston Partnership, for which the project is being named; it’ll also be home to a swell crowd of quasi-governmental city-boosting organizations, whose members will gladly walk you out onto the 2-story 2,000-sq.-ft. upper terrace at the corner of Rusk and Avenida de las Americas, slap you on the back, and point out all the new buildings and visitors and conventions swarming around Discovery Green.

If it isn’t too late in the afternoon (the deck faces west), a city scout needing a little convincing or glad-handling will have an eye-opening view of Houston to behold: A slice of Houston’s central, quasi-public park with its suggestively undeveloped surface parking lots and the rest of downtown beyond, bookended by the city’s 2 remaining non-acronymed sports facilities, Minute Maid Park and the Toyota Center. Kinda stepping in front of the center portion of that view will be the new Marriott Marquis currently under construction along the combined Walker and McKinney streets on Discovery Green’s eastern flank, but the hotel’s tower portion will be shifted a bit to leave room for a park overlook. In a nod to the marketing world’s recent fashion of mildly gritty cité-vérité, the new office building’s deck won’t be air-conditioned, but the nearby towers should generate a fair amount of breeze, and its height should put it safely above Houston’s 8-story mosquito line.
