Residents of the 79 apartments in the Hogg Palace Lofts are expecting air conditioning in their units to be restored sometime today — for the first time since power went out early on the morning of August 27th. At a meeting earlier this week, attorneys for and representatives of the Randall Davis Company told tenants of the 8-story building at 401 Louisiana St. that they were aiming for Friday for the AC to be turned on, though could not guarantee it — but that work would continue over the weekend if it couldn’t.

A somewhat parallel sequence of events played out after the promised trailer-mounted Aggreko 1 MW generator pictured above was parked along Preston St. in front of the building last Friday; difficulties in connecting it to the electrical system — including a hunt for the unknown owner of a white BMW parked in a tenant spot in the parking garage that stood in the way of a hook-up — delayed the restoration of electrical power until Monday.

Marlowe Condo Tower site, 1311 Polk St., Downtown, Houston, 77002An elevated reader sends a snapshot this morning of an excavator rooting around by 1311 Polk St., where Randall Davis is laying the groundwork for his 20-story tower of actor-themed condominiums named Marlowe. The development’s sales center and 5-sided billboard (formerly a 713-TICKETS.com kiosk) is still in place across Caroline St. from the House-of-Blues-containing GreenStreet development (visible in the top frame, in the bottom right corner) and Dirt Bar (bottom left).

The marketing for the tower (another Davis project to seek funding from the EB-5 invest-your-way-to-citizenship program) appears to be a little less insult-forward these days than was previously the case. The tower’s website now also includes the drone footage collage and Stairway to Heaven remix below, showing off the surrounding downtown area with the would-be tower sketched into place in white lines:

A reader sends in this closeup of the sign up on San Felipe, next to the driveway for the neighboring Target, advertising the 34-story condo tower the foreign-language-reference aficionado is planning to plant right in front of the just-about-complete SkyHouse River Oaks and across from Ashley Furniture on San Felipe, just inside the Loop. And behold! The accent is gone. Or rather, painted over, the reader reports.

The folks at BuzzBuzzHome pass on this hot-off-the-email rendering of the 34-story condo tower Randall Davis is planning for a piece of the former Westcreek Apartments site along San Felipe just inside the West Loop. Dubbed the Arábella, the 116-unit building is meant to sit at 4521 San Felipe St., directly across the street from Ashley Furniture. The proposed highrise’s immediate neighbors — including Target and the almost-complete 25-story SkyHouse River Oaks apartment tower immediately in back of the property — are artfully represented in the rendering by a small forest.

Rendering of the Marlowe, Proposed Condo Tower at 1211 Caroline St., Downtown HoustonYesterday the Downtown Management District approved funding under the city’s downtown living initiative for Randall Davis’s planned downtown condo tower. But before Swamplot could receive any additional entries in the impromptu design competition for the project initiated by a reader, the developer appears to have gone ahead and dropped a view of his own proposal. Here, in all it’s blanc-et-noir-ish splendor, is an actual rendering of the Marlowe as its developer intends it. The 100-unit building is shown hovering over a Photoshop-white blanket atop an aerial map of the block bounded by Polk, Caroline, Austin, and Dallas streets, across the street from the House of Blues at the eastern end of GreenStreet, the renamed Houston Pavilions.

Proposal for New Randall Davis Condo Tower, 1211 Caroline St. at Polk St., Downtown Houston

There is always excitement surrounding an announcement of a new Randall Davis condo tower — before the design is revealed. Everyone wants to know: What mixture of far-away buildings and long-ago eras will the architecture reference? And what affordable materials will it be constructed from? From atop what garage launch platform will it point toward the sky? And even more simply: How grandiose will it be? Late yesterday, only a few hours after posting news that the developer had announced the impending arrival of a condo highrise adjacent to GreenStreet downtown, Swamplot received the humble design submission pictured above from reader Bill Barfield. He claims to have created the rendering “after much research.”

Sign at 1201 Caroline St., Downtown HoustonIn announcing earlier today the new condominium tower he and Astoria partner Roberto Contreras are planning to build downtown, Randall Davis wasn’t so specific about the location he has in mind for the highrise building. But sources tell Swamplot it’s planned for a portion of the block bounded by Polk, Caroline, Austin, and Dallas pictured above. That would put it on what’s now a surface parking lot adjacent to the Dirt Bar (tag line: “We Play Rock n’ Roll”) and across the street from the House of Blues, at the eastern end of GreenStreet (formerly Houston Pavilions). Noodle fans will remember the Dirt Bar spot at 1209 Caroline St. as the former home of Josephine’s Italian Restaurant. The Reserve 101 bar is on the corner at 1201 Caroline St., next door.

Developer Randall Davis has been trying to buy an entire 16-unit townhome complex at the corner of San Felipe Dr. and Nantucket Ln. “They have tried multiple times to purchase,” a source tells Swamplot, noting that the offers have been rejected so far. In September of last year, Davis sent an offer of $400,000 for each unit at 5918 San Felipe St., sweetened with a $50,000 discount off the purchase price of a unit in the condo building Davis intends to build in their place. “They needed a unanimous decision” from all 16 owners, the source notes, “which did not happen.”

Davis’s $70 million Astoria (portrayed in more glamorous circumstances at left) is being funded in part by the immigration dreams of 29 well-to-do foreigners, who have ponied up $1 million a piece to gain themselves status as U.S. residents, a path to citizenship, and a piece of whatever action the investment brings.

Scaffolding Collapse, Chateau Ten, Spann and Welch Streets, Vermont Commons, Houston

A reader who happened to be on the scene Saturday morning when scaffolding collapsed on the side of the Chateau Ten condo building going up at the corner of Spann and Welch streets just south of River Oaks sent Swamplot these photos and a report shortly after the incident. The Randall Davis development is under construction behind the empty lot on San Felipe on which Hines is planning to build a 17-story office tower:

“I did not see the collapse, but I heard it . . . It sounded like an explosionpower went out immediately.” The correspondent reports running out to find scaffolding for the 6-story building down, “completely covering a house (and Mercedes) and scaffolding bits were dangling from power lines. I called 911. I don’t think anyone is hurt.”

What could have caused this construction accident?

Just down the block from that recent fence-related mishap at the all-cleared Ashby Highrise site is the proposed site of the . . . Ashby Midrise? Well, the official moniker of this 5-story condo box at Ashby and Sunset is Chateau Ten. And if that name (or the purple-hued rendering pictured on the sign) seems familiar, it’s because an identical building from the Randall Davis Company is already going up on Spann and Welch on the lot adjacent to where Hines might or might not be building that 17-story office tower off San Felipe.

Where’s Randall Davis gonna find buyers for the glitzy condos in this new 24-story Uptown highrise he’s planning — you know, the kinds of carefree, fun-loving sophisticates who’d regularly leave all the lights on in their bedrooms at night just to make sure the whole building glows like this? In other countries, probably. But they’ll be moving to Houston soon!
