This baroque 8th-floor penthouse condo in the Campton at Post Oak building at 4950 Woodway Dr. north of the Galleria has been available for rent at $9,500 a month since last September (marked down from the whopping $11,500 it began with in August). But there a few things you might want to know about the 3,948-sq.-ft. pad before you sign any lease: First, the unit’s owner since 2010 is Minnesota Vikings running back Adrian Peterson — who (in case you’ve been on a news blackout for the last several months) last November pled no contest to charges of “recklessly assaulting” his 4-year-old son with a wooden switch, and was suspended from the NFL for the remainder of the season. Second: Peterson hasn’t been paying his taxes on the property; after court proceedings at which Peterson failed to appear, a tax auction was approved by a district court a few days before Christmas.

Rendering of the Marlowe, Proposed Condo Tower at 1211 Caroline St., Downtown HoustonYesterday the Downtown Management District approved funding under the city’s downtown living initiative for Randall Davis’s planned downtown condo tower. But before Swamplot could receive any additional entries in the impromptu design competition for the project initiated by a reader, the developer appears to have gone ahead and dropped a view of his own proposal. Here, in all it’s blanc-et-noir-ish splendor, is an actual rendering of the Marlowe as its developer intends it. The 100-unit building is shown hovering over a Photoshop-white blanket atop an aerial map of the block bounded by Polk, Caroline, Austin, and Dallas streets, across the street from the House of Blues at the eastern end of GreenStreet, the renamed Houston Pavilions.

Proposal for New Randall Davis Condo Tower, 1211 Caroline St. at Polk St., Downtown Houston

There is always excitement surrounding an announcement of a new Randall Davis condo tower — before the design is revealed. Everyone wants to know: What mixture of far-away buildings and long-ago eras will the architecture reference? And what affordable materials will it be constructed from? From atop what garage launch platform will it point toward the sky? And even more simply: How grandiose will it be? Late yesterday, only a few hours after posting news that the developer had announced the impending arrival of a condo highrise adjacent to GreenStreet downtown, Swamplot received the humble design submission pictured above from reader Bill Barfield. He claims to have created the rendering “after much research.”

Sign at 1201 Caroline St., Downtown HoustonIn announcing earlier today the new condominium tower he and Astoria partner Roberto Contreras are planning to build downtown, Randall Davis wasn’t so specific about the location he has in mind for the highrise building. But sources tell Swamplot it’s planned for a portion of the block bounded by Polk, Caroline, Austin, and Dallas pictured above. That would put it on what’s now a surface parking lot adjacent to the Dirt Bar (tag line: “We Play Rock n’ Roll”) and across the street from the House of Blues, at the eastern end of GreenStreet (formerly Houston Pavilions). Noodle fans will remember the Dirt Bar spot at 1209 Caroline St. as the former home of Josephine’s Italian Restaurant. The Reserve 101 bar is on the corner at 1201 Caroline St., next door.

SkyHouse River Oaks Under Construction, Westcreek Ln. at San Felipe, Highland Village, HoustonPictured above on a grassy field standing in for its potential newer neighbors is the 17-story, Kirksey-designed highrise condo building Pelican Builders is planning for a 1.5-acre lot it bought from the site of the former Westcreek Apartments. It’ll go up near the taller SkyHouse River Oaks now under construction on another section of Westcreek Ln. just south of San Felipe (viewed at left from the adjacent Target parking lot). Nancy Sarnoff reports that financing for Pelican’s project hasn’t been finalized, but the company says it plans to begin constructing the project next summer, whether or not it pre-sells any units. It’ll take 2 years to build.

A RANDALL DAVIS-FLAVORED HIGHRISE FOR THE EAST SIDE OF THE WEST LOOP Aerial View of Parcels at Former Westcreek Apartments, 2021 Westcreek Ln., HoustonThemed-residence developer Randall Davis is planning another Galleria-area condo project, and it looks like this one won’t have to share space with any fast-food drive-thrus — unless, of course, he wants it to. The HBJ‘s Paul Takahashi is reporting that Davis plans to construct an 85-to-100-unit highrise on a 1.8-acre site at 2021 Westcreek Ln., until recently occupied by a portion of the Westcreek Apartments. (It’s labeled Parcel D in the view at left.) Davis’s block is immediately north of the SkyHouse River Oaks, which is already under construction. It fronts San Felipe, across from Ashley Furniture, and its eastern flank abuts the Target parking lot. If Davis still wants some sort of fast-food spot to land next to his so-far-unnamed project, though, he could certainly make it happen: Takahashi reports he’ll be building on a little less than half of the site, and selling off 45,000 sq. ft. of it to developers.
