MICRO CENTER WILL MOVE SOUTH, GIVE UP WEST LOOP SITE FOR AMEGY BANK HQ Micro Center, 1717 West Loop South, HoustonConfirming a pair of reports published on Swamplot last month, Amegy Bank announced today that it is buying the 4-acre lot currently occupied by computer retailer Micro Center at 1717 West Loop South, just north of San Felipe, to build a new corporate headquarters. The designer of the coming 350,000-sq.-ft. Amegy complex is Pickard Chilton, the New Haven architect behind downtown’s BG Group Place, among other Houston structures. Amegy will keep its downtown offices, but move its corporate offices and Galleria banking center across the freeway to the new building. But Micro Center won’t be exiting Houston. Details of 2244 Welch St., Next Door to Construction Crane for 2229 San Felipe Office Tower, Vermont Commons, Montrose, HoustonWhat more quintessential closeup image of Houston is there — the kind you really aren’t likely to come across too many other places — than the one that shows a 17-story office tower under construction right next door to a single-family home? So when you hear of a Montrose resident complaining that the huge and noisy construction crane planted just a few feet beyond his fence to construct the “boutique” building at 2229 San Felipe is causing cracks in the concrete patio and the interior walls of his home, that the smell of diesel is overwhelming whether he’s in the back yard or inside on the ground floor, and that the fumes and noise from the regular Saturday concrete pours cause regular headaches for family members — well, it kinda does make you sit up and pay attention, if not simply to marvel at the unique properties of Houston development regulations and practices that allow such remarkable juxtapositions in our midst.

Still, the owner of the home at 2244 Welch St. might be forgiven if he doesn’t get so philosophical about the wondrous scene arrayed before him. “No representative of Hines has EVER come to us to express any concern about what they are doing,” he wrote over the weekend to an online newsgroup. “Even the construction workers admit they are not comfortable with the position of this crane. So everyone else got paid off, just not us I guess.”

This past Saturday, he filed a report about the situation with the EPA. What happened next?

THE NEW BAKER HUGHES HEADQUARTERS NEAR THE NEW EXXONMOBIL CAMPUS Map of Springwoods Village, Showing Possible Location of New Baker Hughes Headquarters, Houston“Sources” are telling reporter Catie Dixon that oilfield services company Baker Hughes is planning to build a new headquarters for itself far north of its current home (in the America Tower along Allen Pkwy.). A new 400,000-to-500,000-sq.-ft. building, she reports, appears to be under development on a piece of land “just south” of the site where Southwestern Energy has its new offices under construction hugging I-45 just north of the Grand Parkway. That’s just a bit southwest of the site of ExxonMobil’s new campus (where the first employees are moving in this month), as indicated in the older marked-up area plan shown here. Following Dixon’s description, the Baker Hughes tract would likely be the one marked “UC” (for “under contract”) just south of the SWN site in the plan. LAWSUIT WON’T STOP CONSTRUCTION OF HINES’S SAN FELIPE TOWER — AT THIS TIME Aerial View of Proposed 2229 San Felipe Office Tower, Vermont Commons, HoustonYesterday a Harris County judge issued an order denying the request of some neighbors of 2229 San Felipe across from River Oaks for a temporary restraining order halting construction of the 17-story Hines office tower going up on that site. The neighbors had filed suit last week, complaining that (among other things) the building would interfere with their privacy, cause unreasonable traffic delays, devalue their own nearby properties, and erode the character of the neighborhood. “Unfortunately, Harris County does not make transcripts of arguments at the hearing available online,” writes the tipster who sent Judge Michael Gomez’s order to Swamplot, “but this could be a sign that Judge Gomez may be less receptive to the Plaintiffs’ arguments than those that were heard in the Ashby highrise case.” Maybe. Proposed Design for 6 Houston Center Office Tower, on Block Surrounded by Walker, Caroline, Rusk, and San Jacinto Streets, Downtown Houston

Mimicking the pipe-wrench-jaw-like multistory balcony near the top of BG Group Place (seen in blocky form at right in the rendering above), there’ll a tree-toothed notch carved into the eastern edge of the top floors of the just-unveiled design for 6 Houston Center. But this new $250 million spec office tower won’t just be a little more roughly cut than its neighbor — it’ll be a bit shorter, too. The 30-story structure is planned for the block surrounded by Rusk, Walker, Caroline, and San Jacinto streets, directly north of the LyondellBasell Tower at 1 Houston Center, on what’s currently a surface parking lot.

The self-proclaimed “industry insider” behind a new office-space rumor website tells Swamplot that it’s “well-known . . . amongst the tenant/landlord representative crowd” that Amegy Bank has purchased the 4.13-acre site at 1717 West Loop South just north of San Felipe that’s currently home to Houston’s only Micro Center store. The owner and would-be seller of the property, according to county tax records, is the Ohio-based parent company of the 47,800-sq.-ft. computer and electronics store, which has been operating in that location since 1994. There is only one other Micro Center location in Texas.

The site plan shows retail space — likely for a restaurant — fronting Buffalo Speedway; the development is being called 3737 Buffalo Speedway.

Here’s the 21-story spec office tower Peloton Commercial Real Estate is planning for the expanded site of one of the former Westcreek Apartment buildings. The 7-story parking garage, along with a driveway and a new street cutting through to Westcreek Ln., will snuggle up to the northbound feeder road of the West Loop. The tower and lobby, which will hold 14 floors of offices on top of the garage levels, will front Westcreek. So it kinda makes sense to call it Westcreek Centre — at least until a major tenant is roped in and maybe decides to flip the R and the E around, no?

Former Memorial Location of Bally Total Fitness, 9801 Katy Fwy., HoustonThat new office tower slated for the site of the 12-year-old Bally’s, then Blast! Fitness building  (pictured at left) at the northeast corner of the Memorial City Mall will be the new American corporate headquarters of industrial gas manufacturer Air Liquide. And it’ll be 2 buildings, actually: A 452,000-sq.-ft. 20-story tower designed by Morris Architects in back, and a 145,000-sq.-ft.12-story office building designed by Gensler in front, facing the I-10 feeder road. It’ll be called Air Liquide Center, but as shown in the rendering above, the core of the 2-building sandwich will be an 8-level parking garage.

Aerial View of Proposed 2229 San Felipe Office Tower, Vermont Commons, Houston“They are definitely moving forward” on construction of the office tower at the corner of Spann St. and San Felipe between Kirby and Shepherd, a Swamplot reader reports from the scene across the street from River Oaks. Neighborhood complaints or no, Hines is ready to roll on its 17-story 2229 San Felipe development (portrayed in an aerial view among its low-rise neighbors at right). “They have scraped the land, built a cover over the neighbors garage, and fenced this property,” our correspondent reports. And oh, yeah: A crane has arrived.

Crane for Demolition of Texas Tower, 608 Main St. at Texas, Downtown Houston

What’s that giant red crane looming downtown on the block surrounded by Main, Texas, Fannin, and Capitol? Assembling another crane. Which, in turn, will do all sorts of nasty business to the 21-story Texas Tower, which happens to be in the way of the shiny new 609 Main St. office tower that Hines plans to build on that block. The Texas Tower’s original Art Deco details were removed in the 1940s; back then it was known as the Sterling Building. It went up in 1931.

Proposed Chevron Tower at 1600 Louisiana St. and Pease, Downtown HoustonThe tallest, least-curvy tower in the trio pictured at left won’t be built any time soon, Chevron declared yesterday. The new 50-story structure, which the oil company announced over the summer and planned to combine with the 2 structures passed down to it from Enron into a consolidated Downtown campus, had been scheduled to begin construction shortly after March of next year. A spokesperson for the company tells the Chronicle‘s Nancy Sarnoff it won’t even make a decision on whether to proceed with the now-on-hold project until 2015. The 1.7-million-sq.-ft. building on a parking-garage plinth at 1600 Louisiana St. had been designed by architecture firm HOK for the former site of Houston’s Downtown YMCA.

Wedding, Courtyard on St. James Place, 1885 St. James Pl., HoustonThis striped confection is what developers are planning to put in place of the Courtyard on St. James Place, an ivy-bedecked wedding venue beloved — or at least remembered — by hundreds of Houston spouses and divorcees and tucked into the southwest corner of the office-building complex near the corner of San Felipe and Yorktown, northwest of the Galleria. Though the rendering doesn’t reveal much about the surfaces planned for the new structure, a comment from Jones Lang Lasalle’s Chris Decker, in charge of marketing the 13-story office building, says that “upper-level floors will feature exterior balconies and decorative masonry that will complement the sophisticated look of the limestone aggregate block window wall.” A colleague refers to it as a “niche-type jewel.” The 135,000-sq.-ft collection of offices — with what appears to be an attached 2-story segment modeled after a smaller groom’s cake — will sit on top of a parking-garage-podium base.
