Retention Pond Along White Oak Bayou Between Shepherd and Yale, Houston Heights

A reader sends in pics showing how construction is progressing on the 3 retention ponds along White Oak Bayou TxDOT is building between Yale and Shepherd — and hoping to trade them for any available updates about plans for the adjacent segment of the planned bayou-side path: “Looks like they are making progress with tree planting and installation of pavers on the slopes. They have left a wide swath of level ground around the entire perimeter. They are still doing earthwork on the north end, and it looks like they still need to excavate more soil from the center pond, but you can make your way around all three detention ponds.”

The photo at top shows the center pond (south of the bayou), looking northeast, with White Oak Bayou barely visible off to the lower right. Below, a view of the northernmost piece, Rutland Pond, a portion of which interrupts 6th St. (where the orange construction fencing is visible):

THE APARTMENTS THAT WANT EXXONMOBIL PASSAGE Here’s a rendering of the complex Alliance Residential has just started building north of the ExxonMobil campus. The 3-story, 341-unit building will be located on 1615 Sawdust Rd. — which the developer appears to hope might be used as a kind of driveway for that big new campus in the pines to the southeast: “Alliance said there are plans to extend Sawdust, which will provide an avenue leading directly to the . . . campus without getting on Interstate 45,” reports the Houston Business Journal. “However, this portion of the project is still in the planning stage and is waiting for funding from the city.” Alliance is also building the midrise Broadstone 3800 complex at the corner of Alabama and Main. Some “significant earth moving” is taking place near the corner of Kingsland Blvd. and Barker Cypress Rd. at the northwest corner of George Bush Park, reports a reader who sent in these pics from the apparent construction scene from over the weekend. Yes, this is the site of the famed LH7 Ranch, which at last report — a year and a half ago — appeared to be headed toward a new destiny as a “ranch-themed” housing development. But that’s not what our tipster hears:

A developer out of California plans to begin building a 100-acre beachfront community along the Bluewater Highway on Follet’s Island, southwest of Galveston Island, next month. Developed by Salt Water Resorts, the so-called Seahorse Beach Club and Residences will sit across Christmas Bay from the Brazoria National Wildlife Refuge. A rendering of the 9,000-sq.-ft. eponymous beach club, above, shows a few of the planned amenities: pools, fitness center, spa, a bar, and 2 restaurants.

And 4 more blocks to go: Site work began last week here in East Downtown to chunk up the pavement into such tidy piles and clear the way for that 5-block pedestrian path known as the EaDo Promenade. Just north of the Katy Fwy. at Park Row and Park Ten Blvd., construction is underway on Park Ten Center. The 301,932-sq.-ft. complex will comprise a pair of 3-story office buildings designed by O’Brien Architecture out of Dallas. Developed by Lincoln Property and Stonelake, the 150,966-sq.-ft. buildings are being built mostly on spec: Only 1 tenant, and an undisclosed one to boot, has signed on. Houston Business Journal reports that the complex will occupy the Energy Corridor property where a cluster of smaller industrial buildings were demolished back in June.

These elevations show the Kroger Marketplace that’s under construction inside the Towne Lake master-planned community in Northwest Houston. The new 120,000-sq.-ft. grocery store, which will sell home goods, jewelry, and clothes, too, will be located in the so-called “commons area” of Towne Lake at the intersection of Barker Cypress and Tuckerton. Says Fred Caldwell, the developer of Towne Lake, about the new store: “[It] will have an architectural design similar to a Texas Hill Country look. It will be a lot different than the traditional grocery store people see.”

Here’s a rendering of the apartment complex that’s now under construction at Hughes Landing, the 66-acre pedestrian-focused development situated on Lake Woodlands and named for the rich recluse. The 8-story complex, appropriately dubbed One Lake’s Edge, will have 390 units and storage available for tenants’ bikes and kayaks. Also, there will be 22,000 sq. ft. of ground-floor retail. And that retail goes along with the nearby Restaurant Row, which has 2 tenants a-coming: Escalante’s Fine Tex-Mex and Tequila and Whiskey Cake.

Here’s more development in East Downtown: These townhouses are under construction on the corner of Live Oak and Lamar, just 2 blocks from the Columbia Tap bike trail that leads to BBVA Compass Stadium. Eventually, according to a site plan on the InTown Homes website, 22 of these 3- and 4-bedroom townhouses will stand on the block bound by Lamar, Live Oak, St. Charles, and McKinney. They’re starting at $364,900.

MORE LAKEFRONT OFFICE BUILDINGS ON THE BELTWAY Construction got going this week, Houston Business Journal reports, on 2 Gensler-designed 9-story spec buildings at Beltway Lakes, the 46-acre office park at the intersection of Beltway 8 and the Tomball Parkway. These 2, and their accompanying lake, will stand right beside the 6-story buildings — and their lake — that made up the park’s first phase; a master plan from developer Radler Enterprises shows 2 more buildings — and 1 more lake. Construction started yesterday on this Kirksey-designed office building for Noble Energy. The 450,000-sq.-ft. Energy Center Two, located on the site of the former Hewlett-Packard and current Lone Star Community College campus at Hwy. 249 and Louetta Rd., will pair with an existing 497,000-sq.-ft. building that Noble Energy had had renovated.

Just about a mile as the trash floats along Brays Bayou from that sylvan site in Idylwood where the Houston Parks Board is considering building a parking lot, more work of the flood-mitigating Project Brays is underway. Here, near the intersection of Wheeler and Old Spanish Trail, the Harris County Flood Control District is widening the channel to help the bayou along, an act that will necessitate spending about $4.2 million to build a new 2-lane bridge.

According to the HCFCD, the existing bridge on Wheeler — shown in the photo here — isn’t nearly big enough and will need to be demolished. The new bridge, to be built during the next year or so, will extend Lidstone St. up and over the bayou to O.S.T., connecting the Gulfgate and Fonde Park neighborhoods just southeast of the Orange Show. Once the bridge is complete, more hike and bike trails will be installed.

NEXT ALEXAN COMPLEX GOING UP ON LAKE-LOOKING SITE IN SPRING Most of the Alexan-brand apartment complexes that Trammell Crow is building haven’t strayed too far from I-10 — with ones planned for the Heights, Energy Corridor, and Wilchester — but a new one is being built much farther north on I-45 in Spring. Partnering with Prime Property Investors out of Illinois, Trammell Crow has started construction this week on the 346-unit Alexan at Auburn Lakes at W. Rayford and Gosling. And what comes with this new territory? Residents, reports Nancy Sarnoff, will have access to a “private lake” among other attractive amenities — a dog park, business center, shared kitchen, billiards room — and shell out an average rent for the 1- and 2-bedroom units of $1,199 a month.
