Perched amid the Upper Kirby office-building ghetto just west of Eastside and south of West Alabama, the building at 3231 Audley dates from 1961, during developer Gerald Hines’s reign over Richmond Ave. Now that it’s had some midlife body work, the property is for sale again.

The Weather Research Center, a research and education nonprofit located next door at 3221 Audley, bought the building in the mid-nineties, but never occupied the space. (The organization moved to the Museum District in 2006 and opened its doors as The Weather Museum.)

Linda Marroquin, CEO of tech company FrogPad, snatched the shell of the office building on stilts in December 2006 and transformed it. She’d lived in another converted building across the street for 9 years, and says she had her eyes on the property the whole time. Besides running FrogPad, a business that sells one-handed keyboards, Marroquin is a serial renovator. She worked with local designer and contractor Michael X. Flynn to convert the building to a residence; it’s her fourth renovation in Houston. Over the next 2 years Marroquin and Flynn gutted the space and built out another 2,500 sq. ft. on top. The result is the high-tech executive’s interpretation of the Villa Savoye — as it might have landed on a 5,000-sq.-ft. Houston lot just a couple blocks from the Jack In The Box on Richmond.

COMMENT OF THE DAY: THE HIGH COST OF BUILDING SMALL “As a homeowner in the Heights I agree that scale is a factor in new construction but I would like to point out one important financial reality. It is next to impossible to finance the new construction of a smaller home. Given that the average lot costs $250,000 and the average cost to build new is another $135 per square foot, a new 1200 sf “Bungalow” will set you back $412,000 plus. You are now sitting in a new bungalow with a total cost of $343 per square foot. The average appraised value of homes in the Heights is around $200 – $225 per square foot. Banks will not finance this project unless you make up the difference in cash, so your looking at bringing $162,000 to the closing table plus a 20% down payment. Hopefully the HAHC realizes this reality and continues to allow larger homes to be built. There has to be a happy medium square footage wise. It is also important to point out that it is not cheap to do a major renovation to an existing bungalow. If you want to redo the plumbing, electrical, insulation, sheet rock etc you soon find yourself spending more for the renovation than you would spend on a new home. Many of the “remodels” are simply saving the studs and the sub floor, I don’t see the value in such a “preservation”. Renovations are scheduled to begin in the next few weeks on Downtown’s Houston House Apartments at 1617 Fannin, according to a notice distributed to residents yesterday:

These renovations will include, but are not limited to ALL APARTMENT UNIT INTERIORS, plumbing, HVAC system, domestic hot water, sprinkler systems, the lobby, 9th and 10th floors and the building’s exterior. There will be significant additions to our amenities as well.

Here’s the fun part: Everybody gets to relocate!

Home theater specialist Andrea Grover is leaving Houston — and selling the Sunset Heights church-turned-movie-theater-turned-residence where she founded a well-known local arts organization 13 years ago. For the 10 years that it operated on Aurora St. just east of Main, Aurora Picture Show featured a ridiculous range of obscure and not-quite-as-obscure film and video screenings in its sanctuary space, along with 13 weddings and a couple of memorial services. Then 2 years ago, Grover explains, the microcinema went south — to Montrose:

Aurora relocated its office and library to a bungalow in “Doville” (the neighborhood affectionately named after Dominique de Menil). Their programming has been nomadic and site-specific in order to attract new audiences and activate different sites in Houston. This strategy has worked extremely well for the organization, which has seen increased attendance and membership as a result of catering to Houston’s love for new experiences and one-of-a-kind events. I retired at the end of 2008, and Aurora is doing so well that I wonder why I didn’t do it sooner!

The house includes a movie chapel with pew seating for 96, audio-video equipment, and a “disused baptistry,” along with a small freestanding outhouse for theatergoers that was “designed by a well-known architect (Michael Bell), though you would never guess it,” writes Grover.

COMMENT OF THE DAY: WHAT I LEARNED EARLY IN THE HOUSTON REAL ESTATE BIZ “In 1993, I was with a firm that looked at buying many of the run down apartment complexes in Greenspoint. Our intent was to renovate them, thinking that the many class A office buildings contained many potential residents. Greenspoint was an enigma: awful multi-family and beautiful office development. You don’t often see the two side by side like this. When we got into town and started touring the area, we immediately saw the two critical falacies of our plan: 1. we needed to own and renovate all of the multi-family to turn the neighborhood. One holdout property would serve as a sanctuary for all that was bad about Greenspoint. Unfortunately, not every property was available for purchase. 2. Some of the properties, in particular those developed by Fred Rizk, were functionally obsolete. For example, sliding glass doors opening directly into parking lots–no way to easily dress this up. We never spent much time on the deals after that. The Triyar Cannon Group has been threatening to give shopworn Greenspoint Mall a $32 million makeover since 2006. Most of what appears to be planned shows up in this knock-’em-down video: a new outdoor plaza at the mall’s east entrance, and a connected 22-story office building off Greenspoint Dr., designed by Ziegler Cooper. Just last week, demolition began on the vacant JCPenney building, site of a proposed Premiere Cinema multiplex that’s supposed to share a new parking garage with the tower. Not in the plans, but already happened anyway: the closing of Sears.

When will the rest of this happen?

Swamplot advertiser Robert Searcy typically knows his way around southeast Houston, but finds himself a bit disoriented on a recent venture north to Garden Oaks. An encounter with the former strip-center home of Binswanger Glass at North Shepherd and 34th St. has him stumped:

Someone renovated it and anyone who takes a center like this and DOESN’T slather it in stucco with the obligatory strip of crown molding on the top, well, in my book they deserve kudos just for that. They seemed to have brought it back to its original design. There is one tenant in there now and a sign on the corner slot saying an application to sell liquor has been filed. It says it is for some kind of a coffee shop named Octane, (but apparently one that sells booze too). At any rate, a sensitive renovation and then a tenant mix that isn’t a combo of a check cashing place, a nail salon & a subway sandwich shop? I don’t know how to act.

Oh, but part of it’s already gone to the dogs:

Come June, promise
the owners of SSQQ, the popular social dance studio will reopen just to the west of Restaurant Depot, in the former Kmart beached on the asphalt shores at 20th St. and T.C. Jester near Timbergrove.

Last weekend, SSQQ shut down the Bellaire strip-center site it had occupied for 30 years. Why’d it up and leave? Doctors’ orders, reports the Bellaire Examiner‘s Steve Mark: First Street Hospital, which owns the center on Bissonnet just outside the Loop, is planning an expansion that would slice the center in half, knocking out SSQQ, Sweetwater Pool & Patio, and a Radio Shack. (Not all is lost, though: Charlie’s Hamburgers and that nail salon in the center at 4803 Bissonnet will get to stay.)

Besides easy access to restaurant supplies, what’s in store for students taking a swing at new Bachata and Whip moves at SSQQ’s new location?

A reader reports on the newest bright spot on Lower Westheimer:

My photo isn’t terribly good, but it will at least give you an idea of what they’re up to with the new marquee.  Half of the upper neon is working and the marquee is completely operational.  Even without everything functioning, it already puts the River Oaks to shame. It’s still not going to be as outrageous as the original setup with the taller spire and even more neon, but it’s a step in the right direction.

The long-discussed renovation of the Fifth Ward’s long-vacant DeLuxe Theatre on Lyons Ave. is a little closer to actually happening since yesterday’s city council approval of a contract with Smith & Company Architects for its part of the $6.8 million project.

Drawings have not been released, but the Fifth Ward Community Redevelopment Corporation’s website for the theater says that the building’s south facade will be restored to its original appearance. The movie theater was built in 1941, but reopened in 1971 as an art gallery. The 15,000-sq.-ft. shell has been empty for more than 30 years. And now the innards will be reimagined:

SOME VERY LARGE BUILDINGS NOW OWNED BY THE BANK Oh, but this time it’s the Houston Food Bank, announcing it has finally acquired restaurant distribution giant Sysco Foods’ former warehouse facilities at 535 Portwall St., just northeast of the intersection of I-10 East and the Loop. Officials of the nonprofit organization are set to announce plans today for renovating the property into the largest food bank in the country. The Houston Food Bank paid $17 million for the complex, down from the $22 million quoted when the deal was first announced: “The acquisition included a 272,711-square foot warehouse, a 153,341 square-foot freezer building and a 15,870 square-foot truck center. . . . This deal had been in the works since 2007 when Sysco announced it was selling its storage warehouse to build a new one on the north side of town.” [Prime Property]

A reader who’s had an eye on Montrose’s Tower Theatre ever since Hollywood Video moved out — and who became “rather upset” at the disappearance of the building’s original marquee — sends a few snapshots of the scene near the corner of Yoakum and Westheimer:

. . . I saw some workers putting up new wood a few weeks ago and painting the front of the building a few days ago.

In a letter published in today’s Chronicle, the PR director for Staples goes beyond her previous “we do not have a lease” statement and says the national office-supply chain is done with the idea of putting one of its stores in the vacant former Alabama Theater on South Shepherd at West Alabama — for now, at least:

. . . we are not currently considering a store at this site. We typically don’t comment about sites unless and until leases are signed, but we understand that this property represents a unique situation of local concern.

So what prompted theater owner Weingarten Realty to have a local architecture firm draw up plans for a complete interior scraping of the 1939 Art Deco theater — and arrange for at least one local construction firm solicit demolition bids based on it?

The owner of the Dunkin’ Donuts in Pasadena and on FM 1960 near I-45 is renovating the Bellaire location that a previous owner shut down last October, writes Steve Mark:

“I heard they were closing that store and I called the corporate office right away,” [Harshad] Patel told The Examiner. “We don’t have that many Dunkin’ Donuts close to the city, so I asked if I could re-open that one. . . .”

Patel expects the first donuts will be ready later this month — after the gutted building at 5406 Bellaire Blvd. between Bissonnet and Chimney Rock gets outfitted with a new roof, AC system, and kitchen equipment.
