What’s that looks-kinda-huge project going up on the southwest corner of I-10 and Bunker Hill Rd., just east of the Memorial City Mall? A reader writes in with some info, but wants to know more: “Anslow Bryant, the company responsible for the lotus-blossom-topped Memorial Hermann Tower, is handling the project. There’s a couple of cranes doing crane things and a temporary fence lining the spot already. In addition to spicing up that desolate parking lot, the project means the demise of the nearby Spec’s and the other four or so forgettable places that line that dilapidated strip center, too. Do y’all know anything? Tell me it’s something cool and not just an office building or a La Quinta.”

A TRADER JOE’S IN THE ALABAMA THEATER? 3 months ago, Trader Joe’s announced plans to build 10 stores in Texas. But where? A little bird tells Nancy Sarnoff that the California-born grocer is exploring the possibility of taking the vacant Bookstop space in the former Alabama Theater on South Shepherd Dr. No official comment from Weingarten Realty or Trader Joe’s, but Sarnoff notes the theater space’s listed 14,000-or-so sq. ft. is right in the target range for a Trader Joe’s store. An enormous flock of Purple Martins has gathered in and around the parking lot of the Fountains Shopping Center facing the Southwest Freeway in Stafford, where they’ve taken up a noisy nighttime roost on nearby power lines and the allée of oak trees that leads through the concrete expanse to Rack Room Shoes and Old Navy. This is likely the same group that hung out in Sharpstown or the eastside KBR campus in previous years, on its way to Brazil; it appears to be the birds’ first window-shopping experience at Mattress Giant.

COMMENT OF THE DAY: A BRIEF GUIDE TO MEYER PARK SHOPPING CENTER WATERFOWL “I would bet a dollar to a donut that these are domesticated Muscovy Ducks. Muscovy Ducks are non-migratory and are frequently bought to stock artificial ponds (they are not native to Texas). They are not very agile and could easily get run over by an inattentive driver. The only other duck that might be in Texas in July is a black bellied whistling duck. Black bellied whistling ducks are far more agile than a muscovy. Unless they get fed constantly (like the ones in Hermann Park), they will keep a good distance from humans. My guess is that the Muscovy ducks are waddling out into the parking lot to forage through all the garbage the Walmart customers leave in the parking lot. There is little anyone can do to stop them as they can get up in the air enough to get over any kind of barrier that could be put up between the lot and the pond. COMMENT OF THE DAY: THE MEYER PARK SHOPPING CENTER’S SITTING DUCKS “Is anyone but me concerned about the poor ducks I see constantly killed in the Walmart parking lot at MeyerPark? I saw another one yesterday, killed with 2 of his buddies near his body, waiting to be killed by the throngs of people there. Their breeding ground is becoming a Kohls and they are unsafe, in danger, and being killed off. A new “final” rendering is out for the second phase of Blvd Place, which includes a brand-new 48,500-sq.-ft. Whole Foods Market near the corner of Post Oak Blvd. and San Felipe just north of the Galleria (and yes, only a few feet east from the old Eatzi’s location), as well as two 4-story mixed-use buildings flanking it along Post Oak. Plus: a parking garage in back. The 4-story buildings (marked 1N and 2 on the recently updated site plan below) will have 2 office levels above 2 floors of retail, like the lone building in Blvd Place’s first phase, which opened last year a block south. Wulfe & Co.’s Elise Weatherall tells Swamplot the remaining portion of the old Pavilion on Post Oak on the site will be demolished this fall; construction on the new Whole Foods and the adjacent buildings is scheduled to begin about the same time, with everything opening in the first half of 2013.

The longtime owners of the now-shuttered original Otto’s Bar B Que and Hamburgers on Memorial Dr. filed suit on Tuesday against their former broker, Cushman & Wakefield executive director David Cook, claiming that he failed to let them know about several offers to buy their property. As a result, the lawsuit claims, the owners ended up selling their real-estate holdings for — and settling into retirement with — only a third of the money they might have otherwise received. Marcus and June Sofka originally listed their restaurant at 5502 Memorial Dr. and some adjacent property with Cook in August 2007. Two months later, according to the suit, the Ponderosa Land Development Co. submitted a written offer for the land to Cook for $105 a sq. ft. But the Sofkas claim they didn’t hear about that offer until much later. Why wouldn’t Cook have given them such good news?

EVERYTHING WAS GOING FINE AT THE BERRYHILL IN CINCO RANCH — UNTIL THIS HAPPENED The Berryhill Baja Grill in Villagio Town Center — that Tuscan-themed shopping center in Cinco Ranch — has closed. “Not hugely newsworthy,” a Swamplot reader admits — except for one little part of the story. According to a lawsuit filed earlier this month by Villagio Partners, the restaurant hasn’t paid its rent in twenty-seven months. Berryhill moved into the shopping center in August 2007 but the franchise’s operators haven’t paid at all since the beginning of 2009, according to a filing with the Harris County District Court. COMMENT OF THE DAY: CONTEMPLATING THE MYSTERIES OF MEYER PARK “[I] drive by meyerpark twice a day going to and from work and i have no idea of exactly what the heck is going on in that massive construction site. In this day and age you would think the developer would have a website, a billboard, a flyer or something that provides the general public with more information about what’s going on. They’[ve] completely demolished several of the buildings but they left the tower in place. That leads me to believe they are going to some how use it as part of the new design. In addition to the Luby’s we need another restaurant like a Cheddar’s with Good food for a low price. “Dear Swamplot, Have I missed the story or has anyone else noticed that Barnes & Noble across from Galleria has closed and is being gutted?” Signs were posted at the Centre at Post Oak Shopping Center store as far back as September; the bookstore’s lease came up at the end of the year. Last we heard, Weingarten was still looking for a replacement.

Checking in from a window seat at the Luby’s on South Post Oak, Swamplot correspondent Aaron Carpenter keeps close to the slasher action now playing on all 16 demolished screens of the AMC Meyer Park Theater. As Swamplot noted last week, a new Kohl’s will be built at the shopping center after the theater drops its final curtain. Also coming to the Meyer Park center, according to reports from the scene: a brand new standalone Luby’s. The one that’s there now will be torn down.
