Houston architect Carl Brunsting calls his $99K House Competition entry “A Good House.” He says his

intent was to make an affordable house FOR HOUSTON, that emphasis meaning that the design was about having a sloped roof with overhangs to deal with our sun and 56 inches of rain, but without becoming something like a builder’s pastiche. It is built up off the ground like an old bungalow to keep it dry from flooding and up for privacy from the street and to avoid long-term problems with Houston’s expansive gumbo soil. It has a front porch for a lot of obvious reasons, and the overhangs all around mean that windows and doors won’t leak and you can open a window when it’s raining.

An eco-minded Houston home for only $99K? Here’s a shot at it . . . all the way from Muncie, Indiana. Michael Gibson, who teaches at Ball State’s College of Architecture and Planning there and is also a research fellow at the university’s Institute for Digital Fabrication, sent in this design:

The ShotFrame House is an updated version of the traditional “shotgun” house that is frequently seen in Houston and other areas of the southern US. Shotgun houses are characterized by a series of simple rooms, lined up perfectly on a lot from front to back: providing the advantages of a small, inexpensive footprint which can be easily framed. The ShotFrame House uses a similarly aligned series of views, but improves the shotgun-style building by employing a prefabricated, computer-designed and manufactured framing system. This framing system allows the rooms . . . to expand at points along the length of the house, allowing daylight to penetrate the middle rooms.

One day before an exhibition of design-competition entries at the Architecture Center Houston Downtown closed last month, the Rice Design Alliance and the Houston chapter of the AIA held a groundbreaking ceremony at 4015 Jewel St. in the Fifth Ward. The winning entry of the $99K House Competition, designed by Seattle architecture firm Hybrid/ORA, will be built on that site by contractor D.H. Harvey and sold or auctioned through the Tejano Community Center.

The competition, held early this year, was meant to produce a prototype for “sustainable, affordable” homes of 1,400 sq. ft. or less that could be built on lots made available through the city’s Land Assemblage Redevelopment Authority. The Jewel St. site was donated by LARA.

The exhibition featured 66 selected entries to the competition, out of a total of 184 submitted. Images of those entries are included in the exhibition catalog.

Swamplot featured one kudzu-wrapped competition entry back in February. Beginning tomorrow, we’ll feature a few other entries received in response to a general request for Swamplot-ready versions recently sent to the participant email list that was conveniently added to the competition website.

Staircase Treads Covered with Used Election Campaign Signs

What do you do with campaign signs after the election is over? Environmental-news blog Grist links to a brief Swamplot story from earlier this year that pointed to one solution to the problem. The suggestion came from abc13 reporter Miya Shay, who snapped the photo above, showing used signs used as temporary stair-tread protectors in a house under construction. “Let’s face it,” Grist writer Katharine Wroth adds, “it’s fun to kick politicians in the teeth.”

Wroth has several more suggestions for reusing leftover signs, including employing the corrugated plastic ones as a siding material. But another recommendation is more striking: You can send Corex or Coroplast signs to a bird-of-prey conservancy organization in San Antonio called Last Chance Forever. Why does LCF want them?

BIG AND GREEN Houston Architect Donna Kacmar rightsizes her client base: “What is our goal here? I once had a client interview me. She wanted to do a green house. I suggested they could combine some of their (rooms). She said, ‘Oh, no, I need 9,000 square feet; I just want it to be very green.’ (Kacmar laughs.) I didn’t get the job.” [Houston Chronicle]

GOT MULCH? What to do with the 5.6 million cubic yards of wood waste left after Hurricane Ike? The city doesn’t know either — so it’s sponsoring an ideas competition:The contest will pay $10,000, $5,000 and $2,500 for the top three ideas for how to best use the heaps of debris, which city officials have said would be enough to fill up the Astrodome nearly four times over. . . . So far, the city has given about 700,000 cubic yards of wood waste to two companies that will turn it into mulch and compost for resale. But the sheer volume of debris far outstrips local market demand for recycling it. . . . ‘We don’t want to have to fill up our precious landfill sites with a bunch of wooded waste, so we’re going to try to recycle all of it,’ [Mayor] White said. ‘It will probably be the single biggest recycling project that there is in the country this year.'” [Houston Chronicle; competition site]

Mirabeau B. Sales Center, 2410 Waugh, Hyde Park, Montrose, Houston

The new sales center for the Mirabeau B. is looking pre-fab! Now at the northwest corner of Hyde Park and Waugh: two 20-ft. recycled shipping containers, outfitted with a solar array on a digitally fabricated rack. The website for Metalab, the architecture firm in charge of the project, claims the solar panels will generate 180 kilowatt hours per month. What’s that figure converted to condo sales?

Oh, but selling condos is apparently only this structure’s day job for now:

Solar panels on the roof can fold shut at night or during bad weather, said Andrew Vrana from Metalab.

“We would like to further develop this as a solution,” he said. “People could have one of these made and put in their backyard and supplement their energy with solar power.”

How could anyone hope to top the opening line of River Oaks Examiner reporter Kirsten Salyer’s story about the Mirabeau B. condos?

Pigs flew over Hyde Park as residents and developers came together to promote Houston’s first green condominium.

This full-priced condo building is slated for the former site of Half Price Books, at the corner of Hyde Park and Waugh in Montrose. The 4-story development will have 14 units, priced mostly from $400,000 to $600,000 — though one penthouse unit will go for a cool million.

If they can sell 6, developer Joey Romano tells Salyer, they’ll actually build it!

And here’s some of the promised greenishness: The Mirabeau B. will leave 5 large oak trees and a large open space on the site. There’ll be a green roof, a solar array to shade one of the walkways, and cisterns to capture runoff. Harvest Moon Development says it’ll use low-flow plumbing fixtures, low-E glass, and low-VOC paints. A single central heating-and-cooling system to save energy. Attention to natural light in each unit. An in-condo recycling area. And actual native plants!

Plus a few more things that go with the hoped-for LEED-Silver rating: 10 percent of all building materials will contain recycled content, and 20 percent will come from within 500 miles. Half of all construction waste will be recycled.

What’s the punchline? How about . . . the architecture firm is from Austin?

Dorchester Model Prefabricated Composite Bathroom Pod by Off Site SolutionsWorkers at Rice University are lifting 178 7-foot-by-7-foot bathroom pods into place in the two new student residences now under construction on campus. The pods, which arrived with all fixtures already installed, are meant to be among the “green” features of the new Duncan and McMurtry College buildings, say the designers. Because construction takes place offsite, the pods are expected to eliminate construction waste — as well as traffic to and from the site by subcontractors.

The Rice pods were manufactured by Off Site Solutions in the United Kingdom and Kullman Buildings Corp. in New Jersey.

The pods’ outer shell is constructed of glass-reinforced plastic and connected to a steel frame. The interiors are all white with 9-foot ceilings, wall-hung plumbing fixtures, light fixtures and a smooth ceiling and wall finish. Installation requires being hoisted into place by a crane and just a handful of plumbing and electrical connections.

COLLECTING RAINWATER: NOT JUST FOR PLANTS The Public Works Department may modify proposed regulations requiring detention ponds or barrels on new construction and residential additions — before they go into effect in October: “City officials acknowledge the proposal is too broad and does not do enough to differentiate big projects from small projects that have less of a flood impact. They said changes will probably still require detention ponds for big projects – like town homes — that contribute to flooding, but smaller construction projects may be exempt.” [11 News]

Discovery at Spring Trails, Land Tejas’s gated and solar-panel-badged community north of Spring, is selling well, says Lisa Gray: “. . . only a few weeks after Discovery put itself on the market, and without even a finished house that would-be buyers can tour, most of the lots ready for building have been optioned, and the developer is scrambling to make more available fast. In fact, Discovery is off to the fastest start of any development in the company’s 11-year history, and Land Tejas expects demand to pick up even more this fall. Already, propelled mostly by Google searches, 200 to 300 people a week are touring the neighborhood’s ‘Discovery Center.'” [Houston Chronicle]

WHY YOU WANT DRAGONFLIES IN YOUR GARDEN “Our garden has a number of areas with standing water, prime mosquito breeding ground. In six years of gardening there, I have never been bitten by a mosquito. Downtown YMCA, Houston

The 10-story brick YMCA on Louisiana St., which has been taking up valuable space Downtown for more than 65 years, will at last be torn down, reports Nancy Sarnoff in today’s Chronicle. The Y will move to a new glass-and-brick building now being designed by Kirksey — apparently intended for the nearby block bounded by Travis, Milam, Pease, and Jefferson.

The best part of the story? The Y is being very polite about the whole thing. Having determined that its own building is not worth the $25 million a report determined would be necessary for repairs, the organization will go out of its way to demolish the structure itself, so no future buyer will have to be burdened with similar defensive and wasteful studies — or cleanup. And that future buyer has already been determined: Chevron, which already owns the former Enron building next door, says it has no current plans for the new 85,000-sq.-ft. vacant lot it is purchasing.

At 100,000 square feet, the new YMCA building will be less than half the size of the current facility, but will come with 250 parking spaces. And it will be rated LEED-Silver, which means its construction and operation will conserve energy and resources, unlike the wasteful current building, which was designed by architect Kenneth Franzheim in 1941.

In addition to continuing its mentoring, educational and other life-skill programs, the new facility will include a teen center, child watch area and women’s wellness center, as well as racquetball courts, a basketball gym, swimming pool, state-of-the-art fitness equipment, a chapel, meeting space and a food vendor.

Not included in the new structure: replacements for the 132 “short-term” residential units in the current building.

Discovery Tower, Downtown Houston

New drawings and details appear of Discovery Tower, the 30-story office building now under construction at the northwest corner of Discovery Green Downtown.

The wind turbines at the top of the building are still there. The brochure also mentions solar panels on the south face of the building, a green roof on top of the entrance pavilion, 2 stories of retail, as well as some old Houston favorites: 2 floors of underground parking (151 cars), and a 10-story, 1,350-space parking garage one block north, connected by . . . . an air-conditioned (phew!) skybridge!
