Swamplot reader Marc Longoria has pics of some of the greenery added recently to the revamped interior of the former Houston Pavilions mall downtown, now known as GreenStreet. The rebranding of the mixed-use complex, which extends 3 blocks east from the Main St. rail line in a Discovery Green-ish direction, signifies more than just the infusion of cash from the new owners who are rescuing the project from bankruptcy, the Midway Companies (the folks behind CityCentre) and Magic Johnson’s Canyon-Johnson Urban Funds: There’s the notable addition of striped-green roofs over the escalators (above), for one thing. And more new plant-ish color has been added nearby:

bovine-barley-noticeA TABC mixed-beverage notice for a new eating and drinking establishment has been posted to the storefront at 416 Main St. next to Georgia’s Market downtown, fronting the 3,600-sq.-ft. space last occupied by Mexican restaurant El Centro Comida y Copas, reports the RDA’s Allyn West. The new venture, named Bovine and Barley, appears to be connected to the owners of The Refinery, the burgers-and-whiskey joint just west of the downtown at 702 W. Dallas St.

Whole Foods Market will move into a portion of the soon-to-be-closing recently closed Randalls grocery store in the Westchase Shopping Center, landlord Weingarten Realty announced today. The 25,663-sq.-ft. Whole Foods Market that’s been operating in the same REIT’s Market at Westchase since 1991 — just across Wilcrest at 11145 Westheimer — will shutter when the new Whole Foods opens — in 2016.

Zelko Bistro, 705 E. 11th St., Houston HeightsA real estate agent representing the owners of the building at 705 E. 11th St. just west of Studewood tells neighborhood blog The Heights Life that the converted bungalow home of restaurant Zelko Bistro is available for lease, “effective immediately.” For the moment at least, Jamie Zelko’s restaurant is still open for business, but “Zelko will be moving out,” the blog reports. “[Berkshire Hathaway Suzanne Anderson Properties agent Mike Huff] doesn’t know when and can’t disclose much about why, but whether they close or re-locate is uncertain.” The for-lease sign that appeared this morning in front of the property (above) has been removed at the restaurant’s request. LUCKY BURGER REPLACEMENT: DRIVE-THRU BANH MI FROM THE LES GIVRAL’S CREW? Former Lucky Burger Building for Lease, 1601 Richmond Ave., Montrose, HoustonIt looks like a new drive-thru Banh Mi spot from the folks behind the rapidly expanding Les Givral’s restaurant empire is hoping to take over the recently vacated Lucky Burger building at the corner of Richmond and Mandell St. in Montrose. That’s the strongly hinted story, at least, implicit in the new teaser Twitter account for the venture, called Oui BanhMi, affiliated with the Les Givral’s Kahve restaurant on Washington Ave (as well as the recently opened Oui Desserts at 3411 Kirby and the Banh Mieria food truck), which pinpoints itself at Lucky Burger’s old 1601 Richmond Ave address. Former Historic Houston Salvage Warehouse, 4300 Harrisburg Blvd., East End, HoustonUpdate, 3:30 pm: A spokesperson for H-E-B informs Swamplot that the company has no plans for a Joe V’s Smart Shop in this area. Separately, a rep from Lovett Commercial indicates that the plans and declaration posted on its website that a Joe V’s Smart Shop is coming to the center are “outdated,” and that no grocery store is currently planned for that site. We’ve updated the story below accordingly.

This row of metal warehouse buildings at 4300 Harrisburg Blvd. was used for a time recently as a temporary home for the Historic Houston salvage warehouse and more recently as a spraypaint-covered tribute to the deceased graffiti artist known as Nekst (see video below) — will be torn down to make way for a new grocery store from H-E-B, according to site plans posted online by the property’s developer. The 5.34-acre site, which stretches between Oakhurst St. and Eastwood St., sits just east of the Maximus Coffee plant east of Downtown, and just north of Eastwood. This should be the first new grocery store built on a light rail line, but it won’t be a conventional H-E-B. Instead, the plans show it’ll be a Joe V’s Smart Shop, the Texas grocery chain’s low-cost, low-selection, high-volume, low-touch warehouse-style market.

Proposed Studemont Junction Development, Studemont St. at Hicks St., First Ward, Houston

Signs are up at the soon-to-be-former Grocers Supply distribution center across Studemont from Kroger just south of I-10 announcing Studemont Junction, the name meant to bring some . . . uh, conjunction to the odd-shaped 15-acre food-storage facility Capcor Partners bought late last year. To judge from the proposed site plan for the project, that’ll be quite a task.

W Grill, 4825 Washington Ave., Houston

What do the Smoothie King at the corner of S. Shepherd and West Alabama, the W Grill at 4825 Washington Ave. (pictured above), and the southern parking lot of the Taco Cabana at the corner of South Main and Old Spanish Trail have in common? They’re all shaped from former locations of Rally’s Hamburgers. After the burger chain’s exit from Houston in the mid-to-late nineties, the distinctive white structures with rounded corners and glass block were repurposed to a range of uses by subsequent tenants. Before its Smoothie King transformation, for example, the spot at 3007 S. Shepherd Dr. did time as a bank. A location of Checkers Drive-in (a rival chain that later merged with Rally’s) at the northwest corner of Antoine and West Tidwell was transformed into a Church’s Chicken — before, that is, being scraped for a drive-up retail box housing a payday lender and a wireless store.

Where many have failed — say, 4 restaurants in 7 years — the Bombay Indian Grill now dares to tread. The ‘where’ would be the light-rail-side storefront at 706 Main St., where you might have visited Yatra Brasserie, Laidback Manor, Korma Sutra, or the Downtown outlet of the Burger Guys in previous years. Or maybe (more likely, considering the successive histories of those establishments in this location) you never visited any of them at all. Soon another set of light-rail lines will be running down Capitol, the nearest cross street, so maybe you’ll have fewer excuses? A reader sends in this pic showing the new banner for the Indian-food restaurant hung on the Burger Guys’ signage leftovers.

Future Home of Samurai Noodle Ramen Shop, Durham Shopping Center, 1801 Durham Dr. Suite 1, Cottage Grove, HoustonA source tells Swamplot that the Samurai Noodle restaurant that’s scheduled to open in the former Sprint spot in the Durham Shopping Center facing the Katy Fwy. feeder road (at center in the photo above) is in fact a first out-of-state venture for the acclaimed 3-location Seattle ramen shop of the same name. The I-10-facing spot in the strip center at 1801 Durham Dr. is wedged between Golden Hunan restaurant and the SNAP Spay-Neuter and Animal Wellness Clinic (not to be confused, we earnestly hope, with SNAP Kitchen). In Seattle, Samurai Noodle offers non-pork broth options for non-traditionalists, and allows customers to specify their preferred level of noodle firmness.

New city of Houston rules restricting the size, refinancing, and payment terms of auto-title and so-called payday loans went into effect on Tuesday. A total of 309 payday lenders had registered with the city by that date, somewhat shy of the total 361 such institutions the city had previously identified. And the Houston Chronicle has scooped up all the collected data to build the interactive map shown above, which shows the locations of the newly registered cash outlets. Unfortunately, the map does not directly indicate which locations are in strip centers or adjacent to nail salons.

Mike Morris’s accompanying report on the new rules includes this nugget demonstrating the valiant efforts of the payday-loan industry to reduce traffic in the area, by removing the overfinanced vehicles of its customers from already taxed streets: “In the 10-county Houston region, home to a fourth of the state’s 3,240 such lenders,” Morris writes, “data show borrowers refinance more and pay on time less than state averages, and that more than 100 title borrowers have their cars repossessed each week.

Amazon Fulfillment Center, 8120 Humble-Westfield Rd., HoustonHumble-area news website HKA Texas has a few exterior pics of the new Amazon.com fulfillment center that opened last week at 8120 Humble-Westfield Dr. between Kenswick Dr. and Lee Rd. in Houston — a good mile west of the Humble city limits, according to the story, but good enough to rate a Humble address. The author of the story was restricted to exterior photos of the 250,000-sq.-ft. facility a couple miles northeast of Bush Intercontinental Airport, which is officially labeled a “sortation center” by Amazon. (The company typically reserves interior access to carefully controlled media visits such as the one described in this month’s profile of a Phoenix center in Wired magazine.)
