SHHHH ON THE TRACKS! FIRST WARD WINTER ST. QUIET ZONE ARRIVES IN 2 WEEKS Approvals all in, construction and signage complete, a “quiet zone” for the Union Pacific rail line that runs along Winter St. in the First Ward will go into effect on September 27th, after the end of a 21-day waiting period. Several years in the making, the zone will prohibit freight-train engineers from blasting their horns at grade crossings — unless something or someone is on the tracks in front of them. Not included in the loud-horn ban, reports the Washington Quiet Zone team, responsible for getting the quiet zone on Washington between Sherwin and National streets in place last year: the southernmost track running through the First Ward, which carries about 25 percent of area freight traffic. HOUSTON TREE MASSACRE BODY COUNT For full effect, Trees for Houston executive director Barry Ward counts the number of local trees expected to die and be removed over the next 2 years because of the recent drought: 66 million. (Okay, but how many of them will we get to carve up for mermaid and doggie sculptures?) That’s 10 percent of the greater Houston area’s branch-bearing population right there. At Memorial Park, 400 of approximately 1,000 close-to-dead trees have already been removed. COMMENT OF THE DAY: THE CASE FOR BUILDING CRAP “i’m no developer, but being that this is off Yale (and not washington) across from a wal-mart it’s safe to assume they’re not going to be pulling in high-margin clients. there’s no point building a nice shopping center catered to the area if you can’t lock-in clients that can afford the rent. rent’s are already going to be well above average for houston. better to have a generic crappy strip center than a bankrupt high-end strip center. they know they’re building in the middle of a double-dipping economy in an area that certainly has high average incomes, but is still in flux none the less. better to build crap and establish a proven income stream with sensible margins before going overboard and losing money. as for the store selection, it’s certainly nothing i’d patronize but it’s an expected utilitarian lineup. we live in the internet age, what do you really expect, an amazon pick-up storefront? it’s easy to criticize, but it ain’t my money so i’m not going to call people out for doing sensible things with theirs. you can’t run a business and support employees livelihoods by taking risks for communities that may never support you in the first place.” [joel, commenting on Piggybacking on the Washington Heights Walmart: Stripalicious Yale St. Retail at Heights Marketplace]
What’s this we’re looking at? New pedestrian-friendly retail going in along Yale St., right across from Ainbinder’s Walmart-anchored center on Yale and Heights Blvd. in the West End? No, silly. That’s a ghost head-in-parked car hidden behind the artfully-placed starburst in the bottom left corner of the rendering. All those figures in front are just walking back and forth between the fish-taco joint at one end and their dentist on the other. Yes, work has already begun on this new strip center at the corner of Yale and Koehler St., called Heights Marketplace. The developer promises it’ll be finished before the end of the year, with the first stores opening next March.
If Ainbinder missed a few strip-center clichés in its Washington Heights District shopping-center plan, this Orr Commercial development, back-to-back with one of Ainbinder’s Heights Blvd.-facing strips, is here to take up the slack:
COMMENT OF THE DAY: THE WAY THINGS ARE GOING “So much hand-wringing over a store! Washington Avenue’s already peaking, and will be full of boarded up resturants and bars in a couple of years. The Heights will one day be covered in badly built townhomes, just like here in Rice Military. All that will remain is Wal-Mart. It’s just the way it is. A reader traces the provenance of some of the store and restaurant names prominently featured in some newly released renderings meant to show off the assorted new strip-center spaces Moody Rambin Retail hopes to fill near the new Walmart off Yale at Koehler St. in the West End. And finds a few not-so-fake names mixed in with the fake ones:
“Keohler Coffee” is obviously fake, or just bad spelling. But, there is actually a “La Gra Italian Tapas” in St. Louis MO (of all places). I wonder whether they are coming to Houston? And there is a “Nono’s Bistro” on the rendering which has a logo that looks just like the logo for Nino’s Bistro in Harrisburg, PA. The most mysterious of the mystery tenants might be “Krakatoa Seafood and Game”. The logo on the rendering is just like the logo on this logo designer‘s website. But, I cannot find a restaurant anywhere that resembles the logo.
A reader sends in photos of several signs posted near the corner of Spring and Goliad streets, in the shadow of the 45 overpasses not too far north of Downtown. And there they are, like halved pears, stripped skinless, golden in heavy syrup. Our tipster wants to know who the artist is. (And really, don’t you?) Also, if this qualifies as . . . graffoetry? Grafauxetry?

COMMENT OF THE DAY: STREET PARKING IN THE HEIGHTS “West of Studewood in the Heights has a lot of unpermitted off street parking facilities on public right of ways or parking pads on streets without curbs. These are ditches that are covered up with cars parked on them. Heights residents will tell you that you cannot park in front of their houses on their pads. That leaves the houses without parking pads open to all the parking. I forsee lots of problems with residents telling people they cannot park in front of their houses when these new places come in. Coming next April to this Studewood corner just across 8th St. from Antidote Coffee, according to My Table: a second, more food-focused location of the Sonoma Retail Wine Bar and Restaurant on Richmond that backs up to the art galleries on Colquitt. Venture Commercial’s leasing package for the property shows the existing 2,160-sq.-ft. building at 803 Studewood spiffed up, with this adjacent apartment building knocked down to make room for 24 parking spaces:
COMMENT OF THE DAY: WHAT HAPPENED AT 301 STUDEWOOD “Tried to get Parks Board to purchase for years but they wouldnt go above $200k. They upped their offer to $600k in September of 2010, while property was under contract with restaurant group out of Austin which has 12 operating establishments in Texas. Up against about the 8th round of foreclosure with a hard money lender who wasnt satisfied with his usurious rates of 21%+ per annum over three years and under pressure, lender ended up taking the property — taking a parks board offer and walking away with another $60k+ on top. Restaurant group pissed, owner still picking up pieces/dealing with lawsuits that should have been avoided. Restaurant group needed 30 more days, Parks would have taken 60. Lender would give no more time for either. Should have filed for bankruptcy to stall the foreclosure and let deal transact but family was on last leg….after paying about $60-75k over 9 months to avoid repeated postings for foreclosure, as well as the ridiculous interest rates over the previous two years. Lender also decided against paying the commission he promised for bringing the Parks Board deal. Real swell guy. My apologies for the eyesore signs, maybe I will go reface them and at least get free advertising out of the deal. Parks Board has no plans yet but turned down two offers in January from a Developer with backing out of the Mayors office. Demonstration housing. First offer they turned down was $800k, not sure about second offer but I can confirm it was turned down as well. In regards to Parks, I had made some traction with GHORBA for an off-road bike park like they have in Austin, The topography, etc. would be rather perfect for that. Startup Buffalo Bayou Brewing Co. will be located much closer to I-10 than to its namesake waterway, but founder Rassul Zarinfar says that’s by design. A Swamplot commenter dug up the address yesterday: The company has leased a 7,800 sq. ft. warehouse at 5301 Nolda St., at the corner of Detering, in Cottage Grove.
Zarinfar tells Swamplot he was happy to find a location that wasn’t “on the outskirts of town in a super-corporate industrial project.” The company plans to hand-deliver all the kegs it brews themselves, so highway access mattered. Having a location people could easily walk or bike to was also important to him. “Plus,” Zarinfar adds, “we wanted a warehouse that didn’t feel too much like a warehouse, but instead more like an art studio (since beer is art!).”
WHAT’S BREWING NEAR COTTAGE GROVE A new craft beer company named after the fine waters of Houston’s premier waterway signed a lease last month for a brewery somewhere near The Usual on Allen St., reports beer blogger Leslie Sprague. The Buffalo Bayou Brewing Company isn’t ready to announce the exact location, but founder and Harvard B-school grad Rassul Zarinfar lets Sprague say it’s “in the area south of I-10 between TC Jester and Shepherd.” [Lushtastic] Update, 6/22: Details on the actual location.
