Time to bid adieu to 2 more of downtown’s oldest buildings: readers sent both sky-high and excavator-side photos of yesterday’s teardown work at 517 Louisiana St., and 509 is permitted to follow). According to the building’s owners, the next-door Lancaster Hotel’s parking crunch is the reason the 2 1906 Theater District neighbors will meet their flattened fates, along with a long-hidden pecan tree that shades a once-secret courtyard at 509. Taking their place: a surface lot for 50 cars — and, maybe, one day, an expansion to the hotel.

Coming Down in Downtown

Proposed East Village Development, Polk and Lamar at St. Emmanuel and Hutchins Sts., East Downtown, Houston, 77002

From the folks currently in the process of bringing you Heights Mercantile: plans for East Village, a 2-block mixed-use complex planned along St. Emanuel and Hutchins Sts. between Polk and Lamar in East Downtown — a few blocks south of the Dynamo’s BBVA Compass Stadium, and across 59 from the George R. Brown Convention Center and Discovery Green. New real estate investment and development firm Ancorian (founded by Finial co-founders Neil Martin and Michael Sperandio with Matthew Donowho) is behind the development; as of two months ago, land for the project (across the street from the Yen Huong Bakery and the now-closed Kim Hung Supermarket) was still being acquired.

A few renderings are up on the Ancorian website — the view above is of a Lamar-facing courtyard and a renovated version of the warehouse currently housing Kitchen Depot. But a presentation dated late November shows many additional angles, siteplans, and renderings of the planned development, one block of which is credited to the design firm of Austin-based Michael Hsu, and the other to Māk Studio Architecture:

Beer Before Liquor on Hutchins

Rendering of Medical Center Crossing, 1709 Dryden Rd., TMC, 77030

Just north of the hypodermic peaks of the St. Luke’s Medical Tower on Main St., the tower at 1709 Dryden Rd. is slated for redevelopment as the Medical Center Crossing complex — the office space, leased by Baylor as recently as 2013, will be converted into an Embassy Suites hotel (shown from the northeast corner in the rendering above). The tower was sold at the end of 2014 to an entity connected to Pritesh Patel — the Fort Worth developer who previously purchased the Samuel F. Carter building at 806 Main St. and turned it into a JW Marriott after peeling off the building’s extra glass-and-marble skin.

Ground-level retail will remain and expand — a siteplan released by Transwestern shows most of the building’s remaining restaurant tenants still in place, with an existing parking garage ramp exiting onto Fannin seemingly replaced by a 1,670-sq.-ft. storefront spot (Retail E in the plan below):

Crossing the Med Center

Rustika Cafe and Bakery, 801 Louisiana St., Downtown, Houston, Tx 77002

Stuck downtown jonesing for a turnover, or a maybe a wedding reception? A satellite outpost of Rustika Café and Bakery has crept into the tunnel beneath 801 Louisiana St. in the spot previously occupied by Porch Swing Desserts. The cafe is now open for business with a taco-heavy mini-menu to kick off operations.

A tipster tells Swamplot that sweets fiends will be able both to order and to retrieve custom cakes from the new underground locale, though they will still be constructed at the cafe’s original strip mall location (at 3237 Southwest Freeway between Tokyohana and the Michaelyndon Salon & Day Spa). This first franchise of the Mexican-Jewish mashup will also offer catering.

VILLA ARCOS TACOS’ PERSONALITY SPLIT Villa Arcos Tacos, 3900 Navigation Blvd., East End, Houston, 77003A Sunday post to the Facebook page of Villa Arcos Tacos announced that the East End taco joint would be moving, changing its name, and offering barbecue alongside its familiar Tex-Mex specialties. An emphatic press release issued this morning, however, asserts that “None of these claims are true. In fact, they are completely false.” Villa Arcos operator Dena Gutierres (sister of recently deceased former owner Yolanda Black Navarro) told CultureMap’s Eric Sandler that she had been planning to end her 5-year lease on the space at 3900 Navigation Blvd. long before her sister’s November passing, in light of some $250,000 of modifications needed to comply with City inspectors’ requests. But Black Navarro’s son Christian insists that the restaurant will remain at 3900 Navigation Blvd., where it has operated for the past 38 years, and that he and City inspectors are “working together to determine what corrections are required”. Gutierres plans to open Texas Tacos and Barbecue at 1000 Telephone Rd. in the current home of Oak Leaf Smokehouse after her lease ends on January 31st. Take one last lick Heights Candy Bar is closing, as are internally connected gift-clothing-and-knick-knack shops Oolala and Tulips & Tutus. Sweets dealer Tania Gumney announced this morning that the 3 shops at 833 Studewood will melt away shortly; Gumney’s mother-in-law, Judy Pfardresher, runs Oolala, but has decided to retire after 13 years of operation.

Pfardresher has subleased parts of the 833 space to various other businesses throughout her tenancy; Gumney joined the glucose trade and set up shop in 2014.

The locale, which previously housed Hartz Chicken Buffet, converted to a Pollo Bravo by the end of 2012. Yet another fast-casual semi-gourmet upstate taco chain appears to be spreading saucy tendrils into the 610 Loop — Austin-based Tacodeli, which announced intent to expand to Houston and Dallas last year, is now appearing in renderings and marketing plans of Lovett Commercial’s site at 1902 Washington Ave, across the street from upscale cocktail bar Julep and just west of cow-to-table butcher shop and steakhouse B&B Butchers. Tacodeli will be jostling against other taco invaders such as Torchy’s Tacos (also an Austin export), Fuzzy’s Taco’s (a Dallas chain currently working its way down through the north Houston ‘burbs to West Gray and Post Oak), and Velvet Taco (another Dallas chain) in the rush to claim territory in the local tacoscape, already thick with native Hous-Tex-Mex options.

Spring Town Center, Kuykendahl Rd, Spring, TX 77389

38 miles of Grand Parkway are expected to open early next year — NewQuest Properties is prepping Spring Town Center for the anticipated additional traffic by adding five new pad sites to the retail complex, located off of Kuykendahl Rd. south of FM 2920. Grand Parkway Segments F-1, F-2, and G — running between US 290 and the Eastex Freeway — are kind-of-sort-of nearing completion following a flood-heavy 2015, and are expected open in the first quarter of 2016.

YOU MAY YET HAVE YOUR CHANCE TO LIVE ON TOP OF THE SUR LA TABLE BY THE RIVER OAKS THEATER River Oaks Shopping Center rooftops Senior Leasing VP Gerald Crump of Weingarten Realty Investors told Nancy Sarnoff of the Chronicle last week that even bigger changes are likely on their way to the River Oaks Shopping Center section on the north side of W. Gray between McDuffie and Driscoll, currently housing Sur La Table, Brasserie 19, and Cafe Ginger, among others (shown here from above, facing a distant Kroger’s). Still-nebulous plans for revamping the space include incorporating residential units, more retail or more parking. Any changes to the center, which is designated a historic landmark by the City, would need the nominal thumbs-up of the Houston Architectural and Historic Commission — though need for that approval can be bypassed by letting a 90-day waiting period expire, David Bush of Preservation Houston told Sarnoff. Crump says that the company will work to communicate plans to the surrounding community as they develop, but also tells Sarnoff that “as an owner and developer, you have to remain relevant”. The sign isn’t up yet, but sales are already taking off: Fly High Little Bunny commenced regular business hours yesterday at its new location on W. 19th St. and Rutland, following Saturday’s opening for the Holiday in the Heights shopping event. The former Shepherd landmark left its old storefront at the corner of W. Alabama earlier this year to make way for a CVS and pad site.

Twin Mattress Firms, 1003 Westheimer Rd, Montrose, Houston, 77006

The strip mall at the corner of Westheimer and Montrose now sports two “Mattress Firm” storefronts right next door to one another, operating independently. The western Mattress Firm, on the right in the photo above, has been converted from a Mattress Pro through the subtle but definitive application of a small banner, filling the gap left by the removal of the word “Pro”. All Mattress Pro stores had until November 6th to convert signage, following a mid-September announcement that Mattress Firm would be discontinuing the subsidiary brand.

What exactly has changed? Not the Mattress Pro logo, which still bounces along in contrast to Mattress Firm’s aggressive yellow swipe. The relabeled store, now styled as a Mattress Firm: Final Markdown facility, will sell Mattress Firm products at a bargain-bin discount, while the regular Mattress Firm next door will continue to sell those products at full price.

CVS Pharmacy Under Construction, 3112 S. Shepherd Dr., Westlawn Terrace, HoustonThe new CVS Pharmacy that’s replacing a couple of former veterinary clinics on W. Alabama — as well as the Shepherd Corner shopping center that until late last year housed Roeder’s Pub, Ruchi’s Taqueria, and Oaks Cleaners — is almost ready to show off the 40 shiny new parking spaces that will front the S. Shepherd Dr. corner a block south from the Trader Joe’s-ified Alabama Theater.

Don’t worry that parking will be scarce, though — more spaces will be available along the side and back of the new building, which faces S. Shepherd Dr. behind 2 full parking lanes. If you’re looking for a development that might be a little more street-fronting, you’ll have to wait: Construction hasn’t even begun yet on the fast-food drive-thru planned for the adjacent former site of jewelry store Fly High Little Bunny; it’ll go in where the big pile of dirt is, at the left of this photo:

Tesla North Houston, DCT Airtex Business Center, 14820 North Fwy., Houston

Zzzzzzapp!! Workers are finishing up construction inside the Houston area’s second Tesla store for its grand opening on Saturday and Sunday. It’s in the DCT Airtex Business Center, a new tilt-up building on the east side of I-45 between Beltway 8 and FM 1960. Like the Galleria storefront that’s been open for a few years now, the showroom is a company store, not a dealership: You’ll be able to order a Model S or Model X online, then take delivery at the company’s maintenance facility in Westchase (and take care of the paperwork at the courthouse yourself to get the title and plates). But of course you won’t be able to buy a Tesla on the premises because Texas laws require cars to be sold through a dealership, and Tesla won’t sell them that way.

Unlike the Galleria store, free juice for Tesla owners is available in the drive-up spaces out front:

The building at 14820 North Fwy. is just south of E. Airtex Dr. If you don’t like what you see, the Tom Peacock Nissan and Cadillac dealerships, Corvette World, and Lone Star RV are perched on the same feeder road, and the DeMontrond complex of Kia, Buick, Volkswagen, and RV outlets and a Lamborghini dealership are just across the highway to the south.
