Some of the green that goes with this early player in energy-conscious home building in Bellaire could be the $200,000 price increase over its sale last July, when it went for $1.35 million. The ca. 2002 limestone-and-stucco property with Texas Hill Country stylin’ — designed back then for her own family by architect Kathleen Reardon — popped back up on the market earlier this week with a $1.55 million asking price. Some of the enviro-sensitive elements are visible from the get-go, such as the deep overhangs on the eaves. Others are buried deep in the lot — where a network of caverns 250-ft. deep use underground temperatures to regulate the air conditioning and heating. Solar panels and low-water landscaping also play the green card.

Boosted optics amp up the color wattage in the listing photos for this pool-centric, book-loving Southampton home by Rice architecture professor William Cannady. The revamped 1971 property just east of Greenbriar is still lookin’ all gussied up after its April appearance on a recent Rice Design Alliance home tour. In June, it popped up on the market, increasing its price by $100K to $1,485,000 the day after its listing.

A source at Hilcorp says that the company has revealed what it’s planning to build in place of the soon-to-be-demolished Downtown Macy’s, vacant since closing in early March: And will the new HQ look anything like that mostly glass box from Munoz + Albin that appeared online a few months ago?

“Nope, nothing like it,” says the source. It’ll be “a regular looking office building tower over 20 stories high.” Though it doesn’t appear to take up the whole block: “I’m assuming there are going to be purdy trees and green stuff around it.” Employees were shown a rendering of the tower at a recent meeting, says the source, but it was quickly removed from the company’s online newsletter: “I guess because they didn’t want it out there.”

When last we visited this home at the western edge of Memorial Bend, built in 1958 from a design by noted Houston architect Lars Bang, the trees were a smidge shorter and the open-plan interior perhaps a bit less tweaked. That was 5 years ago, for a listing that never found a buyer. Last fall, the midcentury-mod-gone-whatever property returned to the market at $565,000 — though within a couple of months the price had fallen to $499,000. (Price histories posted for the property indicate a couple contracts didn’t go through.) Earlier this month, however, the flat-topped specimen overlooking Rummel Creek and the Edith L. Moore Bird Sanctuary popped back up with a big bang of a price increase, to $679,000.

Overlooking Hogg Park and White Oak Bayou, the old Robert E. Lee Elementary school is being renovated into a community center for the Near Northside. The school was designed by Alfred C. Finn and dates to 1919 and 1920, though it’s been vacant in this historic district since 2002. Architecture firm PGAL is preserving 3 of the building’s walls and decorative geegaws as well as the arched entryway that faces South St.; new space for what’s been named the Leonel J. Castillo Community Center is being built out the back, as this photo shows.

That steel frame on Centenary St. that roused some West U residents to name-calling and concern-raising 2 years ago now has a steel house built around it — and a single father and his two sons inside. Still, says architect Cameron Armstrong, the build wasn’t as smooth as it might have been: “[C]ertain neighbors were actually quite hostile — they heckled the subcontractors (and not always from across the street!), and made numerous frivolous complaints to the police about things like (non-existent) parking violations by workers. . . . They thought they were living on a street with a predictable visual future, which turned out not to be the case.” Adds Armstrong: “[I]t’s hard to identify substantive objections. . . . The good news is that most of the neighbors are just fine with how the design turned out.”

Here’s the third of 4 houses designed by not-so-famous Houston architect Allen R. Williams in the 1940s and fifties, dubbed “Century Built” homes. If the name was intended to indicate how long the concrete-block homes were all supposed to last, the record isn’t so stellar: The one off Campbell Rd. was torn down some time ago. But the others are doing fine: One in Idylwood was snatched up by an architect a few years ago, and another in Country Club Place has served as a showcase for the renovation work of its current owner, architect Ben Koush.

But this unrenovated Century Built home at 851 W. 43rd St., in the middle of Garden Oaks, didn’t last so long, either: Real estate agent Robert Searcy tells Swamplot he had it locked up in a contract very quickly earlier this week, after he made a few phone calls. Not to a builder — the sellers didn’t want the place to be torn down — but reportedly to a serial renovator interested in Midcentury modern design.

Smile and step carefully. No fewer than 16 security cameras are installed in this battened-down Braeburn Acres property, a 2007 custom design by Cameron Architects. It’s a big, big stucco-over-concrete-block house — more than 10,000 sq. ft. — with 50 stone columns supporting a double-decker carousel of arches and tile-topped rotundas. The cleared 1.2-acre lot includes a pool-in-progress and very little landscaping (other than lawn). Maybe that explains why a cartoony rendering (at top) is employed as the listing’s featured photo.

Its acre of pie-shaped lot off a winding lane has wide-side frontage along Buffalo Bayou. The property atop rugged terrain listed a week ago with an initial asking price of $4,995,000.

Houston’s growing reputation as an architectural hotspot attracted Bill Stern to the city in 1976. He began by working for the grandaddy of the city’s Tin Houses, Eugene Aubry; later he helped popularize the very “Houston” look favored by many other architects who had gathered around the Menils — beginning in 1992 with his own 3-story louvered home at the corner of Milford and Mt. Vernon in the Museum District (above) and continuing with many subsequent buildings designed by his firm, renamed Stern and Bucek Architects in 1999. In addition to their own designs, Stern and Bucek helped preserve, renovate, and reuse Modern structures, including the Menils’ own 1950 home on San Felipe by Philip Johnson, the Frame-Harper House, the CAMH, and the Miller Outdoor Theater. Stern was an art collector and a founding editor of the Rice Design Alliance’s Cite magazine; he taught at UH for almost 30 years. Pancreatic cancer cut his life short; Stern died Friday in his Milford St. home.

THE BOOK OF JOHN STAUB Maybe literature does have an impact in the real world — or the world of real estate, at least: “After the 2007 publication of The Country Houses of John F. Staub, by [architectural historian] Stephen Fox,” reports Nancy Keates from The Wall Street Journal, “momentum gained to save Staub homes that were being torn down, particularly in the affluent River Oaks neighborhood.” And this retroactive interest is happening all over the country, writes Keates: Homebuyers are looking back, when they’re looking to buy, for “an original source of traditional architecture — as opposed to the newer ‘McMansion’ variety.” Houstonian Calvin Schlenker and his wife paid $6.3 million for their John Staub, a “neo-Georgian” that dates to 1930: ”There’s a very limited inventory, they don’t come on the market very often and there’s great demand,” [Schlenker] says. . . . Houston real-estate agent Janie Miller says Staub homes have more of a premium than ever. ‘You pay so much more it isn’t funny. Before this pedigreed property in Shadyside had air conditioning, the breeze sometimes carried the sound of lions roaring at Houston Zoo. And when some monkeys escaped from there decades ago, they apparently found temporary amusement in some of the trees on this 1926 estate. Or so goes some of the lore shared (and overheard) by those touring the home’s brief transformation into the Villa de Luxe designer showcase, a 17-day fundraising event benefiting Preservation Houston — and ending this weekend. For those who miss that rare opportunity to get behind the gates of the just-north-of-Rice gracious-living neighborhood, this mansion’s re-listing today extends its appearance in the limelight. Access to it, though, jumps from the tour’s $30 entry ticket, which includes lectures and presentations, to the far loftier asking price: $8,390,000.

At 2020 Hardy St., this building dates to 1900. Previous owners the Espinosa family managed rental properties from here; it’s also been home to the Monte Carlo Lounge and pool hall and a grocery. The 5,000-sq.-ft. building, lying about 2 miles north of Downtown in the Fifth Ward, was bought in early January by 2011 Good Brick Award winners David and Bennie Flores Ansell, who have spent the past month sweeping and clearing out the interior — which came to them unbidden with cases of unopened tostadas, garbage bags of discarded mail, shelves stocked with ’80s perfume, sunglasses, and self-help videos, broken billiards trophies with tattered replica baize, etc. They hope to have the building transformed into offices and apartments by this summer.
