COMMENT OF THE DAY: THEY’RE COMING FOR SOUTH END VILLA The South End Villa Bermuda Triangle“This little wedge of land south of 59 and between Montrose and Main is like the Bermuda Triangle of Houston. It’s not part of the street grid, and there are no roads that connect through it. Few Houstonians probably even know there’s anything back there. There are interesting 80+ year old houses, dead end snippets of roads, and well kept old garden apartments. It’s a very sleepy little wedge of the City. WHY IS THE AGENT TELLING ME THIS HOUSE IS ONLY WORTH ‘LOT VALUE’? 1905 Shearn St., First Ward, HoustonA reader named Gary writes: “My husband and I have been looking for houses (which has been daunting in this seller’s market) and I’ve been a little jaded by agents listing houses that that are being sold for lot value and are “drive by only.” These houses look to be in okay shape and just need the right buyer to fix it up but the listing agents are marketing them to developers to tear down. For instance, the house [at 1905 Shearn St., pictured at left] could be so cute! It even has those gingerbread architectural details! . . . A DECK POOL, BUT NO ‘SKYBAR,’ FOR THE NEW 3400 MONTROSE Rendering of Montrose Facade of Proposed 3400 Montrose Highrise, Montrose, HoustonNancy Sarnoff collects a few more details on Hanover’s plans for the 30-story tower to replace the vacant ‘Skybar’ building the apartment developer bought just south of Kroger on Montrose Blvd.. The new 3400 Montrose will contain a total of 330 apartments, the smallest of which will be 500 sq. ft. (keeping them out of the “micro-unit” category). The Montrose-facing driveway will serve as a garage entrance as well as an exit. On the ninth-floor open-air deck above the parking garage (just out of view in the rendering above of the Montrose Blvd. view) there’ll be “a swimming pool with private cabanas, grilling areas and a green lawn.” If downtown views from that level are blocked by the tower, they’ll be available from the Hawthorne St. balcony overhang Hanover hopes to gain approval for in its variance hearing next week. The company expects to take about 2 years to build the Montrose highrise, but hasn’t announced a start date for construction. WHERE THE LITTLE PINK FLAGS ARE WAVING NOW, NEXT TO I-45 NORTH 2500 North Fwy., Brooke Smith, HoustonReader Joel Balderas seeks some Brooke Smith-area feeder road intel: “I’m curious what’s going on at the property located at approximately 2450 North Freeway. I live just around the corner and I noticed that a couple weeks ago the for sale sign was taken down and stakes were placed around the property with pink flags. The lot looks to be about an acre and a half and sits on the northbound side of I-45 between North Main and Patton. I-45 bounds it to the west. Little White Oak and Top Brass are to the north. A small home is to the south at 2406 North Freeway. To the east is a wooded area that would double the size of the lot. After the wooded area you would hit Little White Oak again. On the north east corner is a T-Mobile tower and on the south west corner is a large billboard facing north, which is currently advertising Fiesta. Shepherd, I became curious about the temporary fencing which was being erected around the northeast quarter of the parking lot. So, I stopped, and spoke to a couple of men who were reviewing a fairly large roll of blueprints on the lowered tailgate of a truck. I had a little head rush when I was told that a new Chick Fil-A was about to be erected . . . right there in the parking lot. Makes sense, as I can’t remember that portion of the lot ever being full of cars. A similar scenario took place last year at the Lowes down the street. Part of that property which held a retention pond is now home to a brand new CVS. IT’S DEVELOPMENT CAMPAIGN SEASON ON WASHINGTON AVE Fire Station No. 6, 1702 Washington Ave., HoustonBrand strategy outfit Axiom is applying its “creative communication” skills to a campaign to gain recognition for the company’s rehab of the former Fire Station No. 6: A banner now hangs outside the firm’s compound at 1702 Washington Ave (at right), asking passersby for help procuring wider recognition for the company’s multi-year office conversion project. The Fire Station renovation, along with northeast Houston’s James Berry Elementary School, the Heights’s Don Sanders pet adoption center, Dynamo Stadium, and BG Group’s wrench-shaped downtown skyscraper have been nominated in separate for-profit and nonprofit categories in this year’s local Urban Land Institute awards program, but only a group of 3 judges will pick those winners. The issue ended up being the air intake was not large enough where the filter was. Because of this, the blower would suck air from the drainage pipe in the pan for the hot water heater that was next to it. COMMENT OF THE DAY: ISN’T NEARBY RETAIL ENOUGH? Retail Litmus Test“I don’t understand the ground floor retail ‘litmus test’ that is applied to every new building proposed for downtown/midtown. That is, it is not a ‘good’ building if it does not have a retail component. I understand the desirability of having nearby retail and a more ‘walkable’ downtown, but why do we have to have retail in the same building as the apartments as long as the retail is nearby? Here, there is retail right across the street, and the Main street corridor is only a few blocks away! WHERE’S THAT OAK FOREST RETAIL RENAISSANCE? The Shops at Oak Forest, 43rd St. and Ella, Oak Forest, HoustonIt’s not at all surprising to the Houston Press‘s Abby Koenig that her neighborhood, Oak Forest, walked away with the Least Recognizable Neighborhood title in this year’s Swamplot Awards. But she wonders when the area’s retail and commerce will catch up to its residential transformation: “There’s still nothing here! I am exaggerating; over the past four years a few new places have popped up: Cottonwood, Shepherd Park and Pink’s Pizza have opened up over on Shepherd, hidden away on Wakefield is Petrol and Wakefield CrowBar, in the shopping center on Ella we’ve still got our Kroger with some chain additions like a European Wax Center (thanks?) and an Edible Arrangements (thanks again?) and there is the much-praised Plonk bar and restaurant. But other than a select few, there’s not a whole lot to do in Oak Forest.
