A segment of the Heights Waterworks properties at 20th and Nicholson St. should be making its way into the hands of Braun Enterprises later this year, Katherine Feser reports this morning in the Chronicle. Building on Houston’s budding tradition of high profile redevelopment of decommissioned water storage tanks, the company will be turning the handful of pump station and reservoir structures on the block southeast of 20th and Nicholson into a handful of restaurants and bars, catty-corner from Alliance’s planned apartments.

One of the features called out in the city’s 2015 declaration of the property as a protected landmark was the “unusual grass roof” atop the reservoir itself; Tipps Architecture’s design for the structure’s redevelopment shows some grass in place on a rooftop patio, as well as a 3-story glassy extension protruding from the east face of the 2-story building. Other views of the complex show a lawn in between the building labeled Heights Tap & Bar above and the pumphouse to the south:

Turning the Waterworks Back On

It’s been the better part of a year since Pepino’s on Richmond Ave. started showing signs of closure (namely, since its name signage came down, signaling the end of the joint’s nearly decade-and-a-half run in Castle Court). A nearby reader spotted what looks to be some work to prep the stripmall spot for its next occupant, which was issued a few permits last week under the name Miss Saigon. (That name shows up in Braun’s leasing flier for its newly acquired property, too, though it’s not clear yet whether the name is connected to one of the other Houston Miss Saigon-inspired Vietnamese restaurants, or is merely another independent nod to the musical.)

Speaking of musicals, part of the former Pepino’s space looks to have been absorbed by nextdoor piano cabaret Michael’s Outpost, whose red door is visible above and in a few of the leasing shots of the remodeled center (below):

Braun Goes Gray

Remodeling along the lines of what’s depicted here is now underway on Amherst St. between Kelvin St. and Kirby Dr., according to a Rice Village District rep. A couple of newly released drawings shown here fill in details to some of the previously mentioned changes planned for the south side of Amherst, including the conversion of part of the roadway itself into more walking and sitting room behind some protective planters. And that narrow passageway in the building, running between Amherst and University Blvd., appears to be getting its own signage labeling it as The Alley (complete with light-up arrow directing shoppers inside).

The plans also call for some rooftop greenery and the chopping off of some pointy brick pediments — a swap which the District says will make all that 2-hours-free rooftop parking more visible, in the wake of the recent parking scheme changes:

Retail Redistricting

The ex-service station sitting on the sliver of land edged by N. Durham Dr., W. 16th St., and Nashua St. is being remodeled and repainted, with signage already in place for burger bar Balls Out. The late-sixties space, home to the Guero Deluxe Car Wash before Re:Vive Development snapped up the property in 2015, was occupied by used car dealership Sabinas Cars and Trucks a few years before that.

The former service station’s canopy is still in place; the now-blank sign space on top previously served as a canvas for one of those Wiley LOVE murals:

But if you want a good, quick rundown of the resulting real-estate fallout, take a look at this summary by veteran reporter Ralph Bivins, who chronicles the current status of the oil giant’s abandoned outposts Downtown, in Greenspoint, and elsewhere around town. The former upstream research campus on Buffalo Speedway between West U and River Oaks (pictured here), Bivins declares, “is expected to be transformed into a major mixed-use development.” The 24-acre Brookhollow campus near Hwy. 290 and Dacoma, which he notes is “not far” from the proposed terminal site for the Texas Central Houston-to-Dallas bullet train, “may be redeveloped for retail use.” The 35-acre former ExxonMobil Chemical facility at 13501 Katy Fwy. in the Energy Corridor, now called Republic Square, is the site of a proposed 2.6-million-sq.-ft. mixed-use project that might include a beer garden and art studios. A perch in one of the upper floors of CityCentre Five affords views of the dramatic exits of Town & Country III, IV, and V, 3 seventies-era office buildings fronting I-10 at Beltway 8 — which began last Friday. First to go is the 4-story Town & Country III at 10565 Katy Fwy., shown disappearing above. Next on the list (and cordoned off by the perimeter fence that went up earlier this month): Town & Country V at 908 Town & Country Blvd. (the 6-story structure on the left) and Town & Country IV at 10575 Katy Fwy. (4 stories, and hiding behind it).

Demolition of Kicks Indoor Soccer, 611 Shepherd Dr., Rice Military, Houston

Here’s a view of the scene this morning at 611 Shepherd Dr., which until late last year was the home of Kicks Indoor Soccer. The metal structure that housed the indoor artificial-turf field and bar is being kicked to the curb in anticipation of a new apartment complex planned by Mill Creek Residential, which is now in control of the full block bounded by Shepherd, Floyd, Blossom, and Durham, lodged between Rice Military and Magnolia Grove.

Revised Plans for Heights Central Station, Heights Blvd. at 11th St., Houston Heights

Fresh from the architects (Kirksey), here are revised plans (above) for Heights Central Station, the retail-and-office center MFT Interests is planning for the site at the corner of Heights Blvd. and 11th St. (and Yale) in the Heights where the former main post office for the Heights still sits, awaiting its fate. And whaddya know, the strip-mall-style parking that in the previous plan for the new development was shown fronting Yale and 11th St. has now been stripped away, allowing twin 10,000-ish-sq.-ft. 2-story buildings to front 11th St., right on up to the sidewalk:

Do not mourn the Exxon station with the McDonald’s inside on the eastbound feeder road of the Katy Fwy. Yes, there’s a new fence around the property, and it’s about to be demolished. But the replacement is well worth waiting for: It’ll be a brand new Exxon station — with a brand new McDonald’s! Ah, but the more things stay the same, the more they change: A reader who contacted the burger chain’s regional office reports the new McDonald’s will sport McDonald’s “next generation” design, and will feature free wifi when it opens — around mid-October Election Day.

Renovation of Sunset Coffee Building at Allen's Landing, Downtown, Houston, 77002

A shiny new cistern is now in place at the former Sunset Coffee building at Allen’s Landing, which Buffalo Bayou Partnership and Houston First have been redeveloping into an office-topped boat-and-bike-rental spot.  The 1910 coffee roasting facility has once again donned walls after moving past a Summer 2014 minimalist phase, and is currently decked out in a muted Café du Monde orange.

The no-longer-see-through structure is back to limiting the view from the Harris County Jail across the bayou (visible on the far right, above). A set of stairs are in place alongside the new cistern, along with railings around what appears to be the planned rooftop terrace.

Nearing Launch at Allen’s Landing

New HSPVA Building at Austin St. and Texas Ave., Downtown, Houston, 77002

The first act of construction of the new downtown facilities for the High School for Performing and Visual Arts featured an extended solo by a lone excavator supported by a small cluster of white vehicles, per photos of the site released yesterday. Work on the former parking lot bounded by Austin, Capitol, Caroline, and Rusk streets got the go-ahead in late February now that some budget issues are settled, according to HISD.

Here’s a ground-level shot that introduces a few more characters to the production — in this scene, the Excavator meets with the Man in Yellow, as a Blue Semi observes in stony silence:

Rendering of Slowpokes Coffee and Wine Bar, 1203 W. 34th St., Garden Oaks, Houston, 77018

Remodeling is underway at the former Primary Purpose Alcoholics Anonymous meeting space, as Suite D of the strip center at 1203 W. 34th St. is converted into Slowpokes wine, beer, and coffee bar. The new business is busy building its digital presence as it rehabs its physical space just south of the corner with Alba Rd.

The bar’s Instagram page shows the above photo of a screenshot of a rendering of the suite under renovation, which depicts a large patio spreading out into what is currently the strip center’s parking lot. Photos of carpet removal and wishful floor-taping have also been posted as interior construction begins:

Repurposed in Garden Oaks

Hobby Airport New Parking Garage, 7800 Airport Blvd, Houston, TX 77061

Direct flights to Cuba from the US are back on the table (probably, eventually) per last week’s agreement between Havana and the State Department — and whenever that happens, Southwest Airlines is looking to get in on the action from its newly-minted international concourse at Hobby Airport. The concourse has been launching passengers to Central America and the Caribbean since its mid-October opening, which marked the airport’s return to the international game for the first time since IAH opened in 1969.

Other major additions to Hobby include a 3,000-spot parking garage (shown above) still partially under construction on one of the former EcoPark lots, just west of the original garage (now labeled the Red Garage). The new structure (known as the Blue Garage) is rising in phases: Phase I opened just in time for Thanksgiving, and the rest of the structure should be ready to receive rather less anxious travelers some time next year. The pedestrian bridge shown in the photo above connects Level 3 of the new garage to the newly-expanded Terminal area:

Melrose Building, 1121 Walker St., Houston, 77002

After more than 2 decades of abandonment, the Melrose Building at 1121 Walker is getting some TLC: a total makeover as part of conversion of the building to a Le Meridien hotel. Permits were issued the week of Thanksgiving to begin a complete overhaul of the interior; the exterior will receive an update as well.

The remodel will attempt to restore the youthful good looks of Houston’s oldest Modern skyscraper — as shown in the rendering below, the renovation will bring back the building’s original color scheme:

Meteor, 2306 Genesee St, Montrose, Houston

Wholesale changes could be coming to East Montrose next summer, if all goes according to the grand lower-Fairview plans of restaurateur-turned-developer Fred Sharifi. The stated goal for his latest development — planned along 3 blocks of Fairview stretching from Taft to Genesee — is to bring a little more diurnal activity to the area, better known for its narrow, potholed streets and vibrant nightlife. That nightlife seems likely to dim, as the new plans call for the eventual extinguishing of Meteor, a mainstay of Houston’s drag community.

“We are not going to have any bars in the neighborhood,” Sharifi recently told Mark Boyle of KPRC, apparently classifying his own Max’s Wine Dive on Fairview at Taft as either beyond the neighborhood or not a bar. Sharifi’s other nearby holdings on Fairview include Gratifi and Cuchara, the Mexico City-style restaurant with rule cards for kiddos.

A 5- or 6-story parking garage perched atop 10,000 sq. ft. of office and retail space (labeled “E” in the rendering below), is proposed for the Meteor site at 2302-2308 Genesee St.:
