The list of stores is out. Who’ll be moving in to Ainbinder’s Washington Heights shopping strips at Yale and Koehler, across from the new Walmart in Houston’s West End? Yes, they’re all chains. And there’s a bank, a phone store, a Starbucks, and a nail salon in there, for street- er, parking-lot cred. It isn’t calling itself a bar, but the website for a new craft-beer retail outlet planned for the former site of Kaboom Books next to the Antidote coffee shop on Studewood says it’ll offer “fresh pours” of draft beer and “growlers to go.” The Twitter account for Premium Draught at 733 Studewood announced yesterday that its construction permit has already been approved.
Meanwhile, the owners of Liberty Station on Washington Ave plan to open the craft-beer-focused Cottonwood Bar in the building shown above on Shepherd at 34th St., just north of Pink’s Pizza, according to the brand-new establishment’s Twitter feed — “adding everything we wanted to do at Liberty Station but didn’t have room . . . kitchen, more taps.”

Plans for the 5- and 6-story complex Wallace Garcia Wilson Architects has designed for the new owners of Park Memorial at 5292 Memorial Dr. show that the former grounds of the park-like 108-unit Rice Military condo complex (pictured in better days above) will soon be home to 372 new apartment units. The new project by JLB Partners, currently out to bid, will fit buildings surrounding 2 courtyards, a narrow 7-level garage, and a detention pond onto the 4.85-acre site at the corner of Memorial Dr. and Detering. That’s the plan at the top. And below are a couple of elevations, in different scales, of the west and east sides:
These twin townhomes look a bit steely-eyed beneath heavy-lidded, cantilevered roofs. They share skyline views of downtown from their double-decker balconies and storefront windows laced with Mondrian-style tracery. However, only 1 of these by-the-bayou units designed by MC2 Architects is for sale. It’s the one just a tad closer to downtown (above, at right). Last month, the asking price on this April listing dropped $30K to $549,000.
Here’s a twilight view of a first test last Friday night of one of the new Light Garden sculptures installed a few weeks ago at the Washington on Westcott roundabout — in advance of Tuesday’s turning-on ceremony. Two of 3 LED light fixture assemblies by Houston sculptor Tim Glover are planned for the intersection, the “four corners” spot for native tribes from Woodcrest, Crestwood, Rice Military, and Camp Logan. The WOW Roundabout Initiative plans to raise funds for the third.
Driving along Yale St. under the railroad bridge that crosses it just north of Center St. in the West End yesterday, a Swamplot reader noticed workers removing the bright French colors from the retaining wall of the underpass. “This area was painted that red, white, and blue that seemed to match Walmart’s trade dress right before the deal went public,” the reader notes. But the Walmart going in just west of Yale St. is due to be clothed in earthier tones. “I wish we knew who paid for the paint job then, and who is paying for the removal now,” the reader writes.
COMMENT OF THE DAY: THE RICE MILITARY DITCH DEFENSE “The traffic issues including travel patterns and existing infrastructure are different in every neighborhood along WAve and need to be addressed on a case-by-case basis especially in these older, grid layout areas. If you think traffic on these 20′-25′ paved streets with 2′ deep swales on either side is fast moving — just wait until the streets are widened to 30′+ with new, smooth concrete and nothing but someones entry, home office or garage 10′ away! I’m very happy that 2 wayward, late-night autos ended up in the swale in front of my house instead of on my porch. “There are at least 3-4 dozers making fast work of the demo” of the abandoned Park Memorial Condos on Memorial Dr. at Detering, reports Swamplot reader and real-estate agent David Hille, who lives nearby and snapped these photos of the onsite action this morning. The sale of the festering, overgrown property — which required the willing or resigned participation of 108 locked-out condo owners — was completed last month, and demo permits for 4 of the structures were granted yesterday.
COMMENT OF THE DAY: SHORT-TERM APARTMENTS “Wait. When this place was built it was out of place because it was a brand spanking new apartment complex in the Washington Corridor which (with a few exceptions) was a dead area / no man’s land of heavy industrial uses and crumbling residential shacks. Now these well maintained, 20 year old garden apartments are woefully obsolete and cry out for demolition because they aren’t dense enough, hip enough, or mixed use enough for surrounding neighborhood. A reader sends in these photos of the scene at Eleanor Tinsley Park just west of Downtown taken after this weekend’s Free Press Summer Fest, which ended at 10 pm Sunday night. The pics are from after 5 pm on Monday afternoon. “You can see that nothing had been done towards clean up,” writes the photographer.
The long-delayed piece-by-piece redevelopment of the 28-acre Archstone Memorial Heights compound at the corner of Studemont and Washington Ave. into a denser style of apartment complex appears to be back on track. Residents of the 3 existing 3-story “garden-style” buildings in the southwest corner facing Heights Blvd. have received notice that they will need to vacate their apartments by August 1st. (“I was trying to figure out why rent prices went up $300 in 5 months,” a resident quips to Swamplot: “Now I know why.”) Did those letters from management sound familiar? Residents of the same buildings were cleared out in March 2008 in anticipation of a similar redevelopment. A letter sent to Memorial Heights tenants refers only to a new 4-story apartment building planned for the site of those structures: Buildings 7, 8, and 9.
After more than 3 years of negotiations and court battles, the fenced-off 4.85-acre property covered with overgrown and vandalized buildings once known as the Park Memorial condos has at last been sold. Owners of the 108 properties at 5292 Memorial Dr. who were able to hold onto their units after the city declared them unsafe and barred anyone from living there in 2008 (or who snatched them up for low, low prices later) should be receiving their checks soon. The buyer is JLB Properties from Dallas, developers of the Ava apartments on Highmeadow near Hillcroft. The company is reportedly planning a new apartment complex on the Park Memorial site, which sits north of Buffalo Bayou at the corner of Memorial Dr. and Detering.

WEST END REALITY FISH TV When Mexican TV celebrity Aquiles Chávez opened a seafood restaurant in Houston’s West End earlier this year, local English-language media may not have given it the attention a culinary star might expect. But his efforts to open La Fisheria were all the while being filmed by a crew from Colombia. Now Fox-owned Utilisima is planning to air Chávez’s northern saga as a 13-episode reality TV series, Aquiles en Houston, beginning June 10th.
