Sources have indicated to Swamplot that all 102 separately owned units of a townhome development behind the Park Towers office complex on the West Loop have been sold. The 5.3969-acre site currently occupied by the Post Oak Park Townhomes (shown in the photo above) had been marketed for sale by CBRE. One source tells Swamplot the buyer of the condo development is a “foreign investor,” and that unspecified highrise buildings are reportedly planned for the property.

Proposed Development at 1600 West Loop, Galleria, HoustonLandry’s is planning a multi-use development including a 30-story hotel, a parking garage, and a conference center for a site adjacent to the restaurant and entertainment company’s headquarters on the Loop 610 feeder road in the Galleria area. The proposed address for the new structures is 1600 West Loop, but the tower, conference center, and garage would be tucked back from the freeway toward Hollyhurst St., according to a site plan (above, tilted clockwise 90 degrees) submitted to the city. Along with it, the developers have submitted a variance application asking for a reduced setback for the development along Hollyhurst.

Yesterday afternoon’s news came couched in pillowy fluff: Houston’s largest news-gathering organization will be moving to an exciting new state-of-the-art facility in the Galleria area! No, the Houston Chronicle isn’t leaving the heart of the city it covers: Key reporters will remain downtown!

But here’s a rougher-edged reading of the newspaper’s apparent retreat: The Hearst Corporation is getting ready to sell off one of its most valuable Houston assets — a block and a half of prime Downtown real estate — so it’s telling Chron editorial staffers to find room for themselves somewhere in or around the austere 440,000-sq.-ft. concrete fort where the company’s distribution, circulation, local sales, and press operations have been camping out, on 21 acres in the lower right armpit formed by the intersection of Hwy. 59 and Loop 610.

The former Houston Post compound at 4747 Southwest Fwy. (above), designed by Wilson, Morris, Crain & Anderson in 1970 as a stark Brutalist follow-up to their work on the Astrodome, was part of the booty obtained by the Chronicle when it bought out its rival paper in 1995. The announcement calls the complex its “future campus,” but the extent of renovations or any new construction planned on the site is unclear.

What about that downtown foothold the paper is promising?

Map Showing HAL-PC Headquarters, 4543 Post Oak Pl., Post Oak Park, Houston The Houston Area League of PC Users will be moving out of its ghost town of a 6,665 sq. ft. headquarters space in the sleepy 2-story office building at 4543 Post Oak Place Dr. a bit later than its originally announced deadline of the end of 2013. But HAL-PC isn’t leaving (as it declared last year) to find some more suitable space with more attractive rents and fewer parking problems, and so the building can work its way to a new identity as an assembly of medical clinics; it’s leaving on account of the organization is shutting down entirely. By a vote of the board of directors earlier this week, HAL-PC has chosen to disband.

Former Dream's & Bros. Hand Car Wash, 4303 San Felipe St., Houston

The Dream’s & Bros. Hand Car Wash at the corner of San Felipe and Bancroft just east of the Target parking lot has shut down, a bunch of readers have reported to Swamplot. The car wash was founded by Afis Olajwon, brother of former Rockets center Hakeem Olajuwon (and himself a former guard for the UTSA Roadrunners), in 1998. On Friday, a large piece of demo equipment was hanging around in the parking lot behind a new chain-link fence surrounding the property at 4303 San Felipe St. Earlier in the week, the basketball-themed signage was removed.

From reader David Hollas come these pics showing portions of the 2 apartment complexes Martin Fein Interests is building at the southeast corner of West Alabama and Las Palmas Dr., 2 blocks south of the Highland Village Shopping Center. The building at left, stretching its wings to get ready for its facade finale, is the 325-unit Aria at Willowick Park. Facing off across the central ellipse will be the slightly more Modern-looking Olympia, which will include 189 units, but they’ll be larger:

Jaguar Stuck in Concrete at Buffalo Speedway and Southwest Fwy., Greenway Plaza, Houston

This photo of a Jaguar F-Type V8 S stuck in a patch of freshly-poured concrete started making the rounds of internet auto-fan sites last Friday afternoon. The earliest online reference appears to be this tweet from SpeedSportLife before noon — but the Houston car publication was apparently just passing on a photo it had no more information about. In several forum appearances readers immediately speculated that the scene had likely taken place in Houston, and on the Houston Reddit board a poster tersely declared that the site was the intersection of Weslayan and 59. But a couple of other commenters help peg the incident location a couple of overpasses to the east:

One of the contemporary townhomes with courtyards in a 7-property subdivision dubbed West Lane Place was under contract last month but returned to the market a week ago with an asking price of $575,000 — $10K higher than the previous listing. The listing identifies the townhome’s designers as some form of the firm once known as Wilson, Morris, Crain, and Anderson — also known as the architects of the Astrodome. Courtyards, it says, are by landscape firm McDugald-Steele. The 1982 property is tucked between Afton Oaks and the railroad right-of-way east of Newcastle.

MICRO CENTER WILL MOVE SOUTH, GIVE UP WEST LOOP SITE FOR AMEGY BANK HQ Micro Center, 1717 West Loop South, HoustonConfirming a pair of reports published on Swamplot last month, Amegy Bank announced today that it is buying the 4-acre lot currently occupied by computer retailer Micro Center at 1717 West Loop South, just north of San Felipe, to build a new corporate headquarters. The designer of the coming 350,000-sq.-ft. Amegy complex is Pickard Chilton, the New Haven architect behind downtown’s BG Group Place, among other Houston structures. Amegy will keep its downtown offices, but move its corporate offices and Galleria banking center across the freeway to the new building. But Micro Center won’t be exiting Houston. The Fresh Market, 3745 Westheimer Rd., Highland Village, HoustonThe Fresh Market grocery store that opened across Weslayan from Central Market at 3745 Westheimer Rd. last August will be shut down within a week or 2. The national chain galloped into the Houston area last year by moving into 4 former locations of Rice Epicurean. The company cited “meaningful profitability hurdles” in announcing the single-store closure, along with the closure of 3 additional locations in California. Still alive, apparently: plans to open a store at 1519 West Bay Area Blvd. in Webster this year.
