Side-by-side Mattress Firms, Westheimer Rd. at Montrose Blvd., Montrose, Houston, 77006

Former Mattress Firm CEO Steve Stagner (now swapped to executive chairman status) told investors yesterday that the increasingly ubiquitous bedding retailer is now planning to identify “duplicative” stores and shut them down, even potentially paying fees to break some leases early. The tactical reversal comes after last year’s rebranding of Mattress Firm’s Mattress Pro subsidiary as additional Mattress Firms, leaving even more Mattress Firm storefronts in even closer proximity than before (including the side-by-side-but-independent storefronts at the corner of Westheimer Rd. and Montrose Blvd., pictured above). Mattress Firm also recently purchased its largest national competitor, Sleepy’s; Bloomberg reports that the purchase brought Houston-based Mattress Firm’s total holdings to about 3,500 retail stores and 80 distribution centers across 48 states.

How many stores will close, and when? Mattress Firm will release the numbers (and the expected closure costs) after it wraps up a portfolio review; the plan is to start shutting underperforming doors within the fiscal year. Mattress Firm currently lists 147 Mattress Firm-branded storefronts between The Woodlands and Lake Jackson.

H-E-B mapped on Washington Ave. by Braun Enterprises

Later update, 2:30pm:  H-E-B’s Cyndy Garza-Roberts tells Swamplot that plans to place a store in the area are only in the discussion phase, and that no agreements have been reached — more here.

Update, 3/16: H-E-B has confirmed to the HBJ that the company has been in talks over a new store on the Archstone property.

A recent flier produced by Braun Enterprises in an effort to lease the former club space at 1815 Washington features a surprising extra: an overlay of the H-E-B logo planted squarely over a map of the not-so-square site of the Archstone Memorial Heights apartments on Washington Ave. between Studemont and Waugh. A 5-acre chunk at the southwest corner of the 1996 apartment complex was cleared out in 2008, then repopulated, then cleared out again in 2012 for redevelopment as the taller, denser Memorial Heights Villages complex (visible just to the right of the word “WAUGH” on the above aerial). CityCentre developer Midway bought the remaining 23.4 acres of apartments with the Lionstone Group at the end of 2014.

Also featured on the aerial: shuttered-over-the-weekend Hughes Hangar, which CultureMap’s Eric Sandler reports has closed along with Paris-minded parking lot companion The De Gaulle. Further east down the corridor is the space Braun is hawking: the former Pandora-turned-Throne nightclub space at 1815 Washington, marked with a star below, across the road from Bovine & Barley B&B Butchers:

The Houston location of Canyon Cafe in the Galleria area appears to be closed. A reader sends photos from this morning of locked doors and a leasing sign from Weingarten Realty in the shopping center at the northwest corner of Westheimer Rd. and Post Oak Blvd. The location’s phone number seems to be out of service; also out is serving alcohol, as the restaurant made today’s list of the latest TABC permit delinquencies.

Meanwhile just across Post Oak Blvd., Sports Authority is now sporting signs advertising clearance sales ending May 7th, in the wake of yesterday’s announcement that the chain had gone through with bankruptcy filing and that 140 stores would close in the coming 3 months.

Construction on the just-under-15,000-sq.-ft. building south of 9th St. wrapped up near the end of 2014; the property listing indicates that availability started in January of this year.

Amenities at the Morrison Heights and Studemont Mid-Rise developer’s mixed-use space include an indoor basketball court, downtown views from the above-3rd-story rooftop terrace, and various conference rooms. Floorplans of the building show the middle-of-the-house driveway (which provides access to the backyard parking lot) separating a 437-sq.-ft. apartment (circled in dotted red below) from the main structure:

Update, 5pm: In an email sent to the Houston Business Journal, a spokesperson for the airline confirms that 609 Main will become United’s Houston headquarters. This story has been updated.

A source tells Swamplot that United Airlines is about to announce an upcoming flight to the new tower rising at 609 Main St. Employees were briefed this morning on plans to move into Hines’s 41-plus-7-more-story skyscraper going up on the former site of the 1931 Texas Tower. The source says that United’s operations at 1600 Smith and 600 Jefferson streets (formerly known as Continental Center I and II, in the days before the 2010 merger of the 2 air giants) will be consolidated into the new space.

United employees may get a little lift from the underfloor air system incorporated into the tower’s design. The Chicago-based company should also feel at home moving in with fellow northern exports Kirkland & Ellis; the law firm announced its tenancy in the building back in December.

Developer MetroNational is calling the 6-story Energy Corridor District office building and parking garage it officially announced today “the first step in expanding Memorial City north of I-10.” The 240,000-sq.-ft. structure planned for 10100 Katy Fwy. will house 15,000 sq. ft. of retail space on its ground floor — but the rendering of the building designed by Powers Brown Architecture sent out by the company does make the development look like an outpost in an even more suburban office park. As Swamplot reported last week, Mexican building-materials company Cemex will be leasing 80,000 sq. ft. in the complex for its U.S. headquarters.

MetroNational appears to have concrete plans for the new development it’s putting together for the 24-acre corner of Gessner Rd. and the Katy Fwy. feeder directly across I-10 from the company’s distinctive headquarters: It’s already signed up building materials company Cemex USA to become the lead tenant in a new office building intended for a portion of the site, a source tells Swamplot. The company will be leasing around 80,000 sq. ft. of space in the Energy Gateway District.

(You can head for 5320 Cornish Rd. in Cottage Grove now to correct your body-inked misspellings.) In its place, there’s a new sign up at 1720 Houston Ave., providing evidence that a new beer-and-wine-serving cafe is getting ready to move in — right next door to Café Brussels. The street-front First Ward building just north of downtown was built in 1925.

East Downtown residents have been following the construction of a 2-story steel-framed structure going up on the corner of Polk St. and Chartres St., just beyond the I-69 overpass from the backside of the George R. YUM YUM CHA CLOSING HINTS AT RICE’S PLANS FOR RETAIL BUILDING IT BOUGHT NEXT TO VILLAGE ARCADE Yum Yum Cha Cafe, 2435 Times Blvd., Rice Village, HoustonThe owner of Rice Village dim sum spot Yum Yum Cha tells Eric Sandler that Rice University’s management company “can’t decide what they’re going to do” with the building it bought earlier at the corner of Times Blvd. and Kelvin St., but that demolition is possible. Yum Yum Cha was offered only a 6-month renewal on its lease. Instead, the restaurant, which has occupied the space at 2435 Times Blvd. for 10 years, will be shutting down June 15th or as soon as it runs out of food — whichever comes first. The 1955 building that houses it forms a small portion of a double block dominated by the Rice-owned Village Arcade shopping center — but lacks any off-street parking of its own. Remaining tenants in the building are Grace Anna’s boutique, Myth Hair Salon & Spa, Joseph Keith Jewelry, and — around the corner — Vietnamese restaurant Miss Saigon.
