Rendering of 528 Westheimer Rd., Avondale, Houston, 77006

A version of the peaky rendering above was spotted this weekend at the construction site in the recently-cleared space between Indika and the Cat Doctor. The drawing comes from design firm A Parallel Architecture in Austin, which identifies the project only as “Westheimer restaurant”; the firm’s first restaurant project was the building for Paul Qui’s Austin restaurant Qui, which opened in 2013.

The 3,800-sq.-ft. structure takes after its parental name, sporting 2 parallel peaked patios between what appear to be upstairs terrace spaces. Construction is going on now at the site, which previously housed the LV massage parlor and a psychic.

Proposed Mellow Mushroom, 1919 N. Shepherd Dr., Houston Heights, Houston, 77008

A reader notes a notice of an application to sell alcohol posted on the door of the former Dealer Sales building at 1919 N. Shepherd Dr. The HBJ reported last August that Atlanta-based pizza-and-recently-burger chain Mellow Mushroom leased the space at the corner with 20th St. from serial redeveloper Braun Enterprises. The chain, which dropped its first Houston-area spore up in Spring, appears to be sprouting its second location within the somewhat ambiguous boundaries of the Houston Heights’ nominally dry zone.

The pizza place may provide more savory counterbalance to the sugar-laced shopping strip just to the south on the same block — where Fat Cat Creamery, Hugs & Donuts, and Smoothie King all nestle in with Finch Properties and hair salon Black Sheep Parlor along 19th St., sheltered by N. Shepherd-facing Ka Sushi. Renderings released last year for the redeveloping building show the Mushroom popping open in line with some additional retail space; the strip could also get lawyered up:

New HSPVA Building at Austin St. and Texas Ave., Downtown, Houston, 77002

The first act of construction of the new downtown facilities for the High School for Performing and Visual Arts featured an extended solo by a lone excavator supported by a small cluster of white vehicles, per photos of the site released yesterday. Work on the former parking lot bounded by Austin, Capitol, Caroline, and Rusk streets got the go-ahead in late February now that some budget issues are settled, according to HISD.

Here’s a ground-level shot that introduces a few more characters to the production — in this scene, the Excavator meets with the Man in Yellow, as a Blue Semi observes in stony silence:

Mural at former Heights Finance Station Post Office, 1050 Yale St., Houston Heights

The recently dumped Heights Finance Station post office at Yale and 11th streets was treated to a makeover this month, as demolition looms on the horizon. If all goes as planned, the building will eventually be brushed aside to make way for the younger-and-likely-prettier Heights Central Station mixed-use shopping center headed for the site; until then, it’s playing canvas for some Houston graffiti artists, including Wiley Robertson (one of the usual suspects behind giant love notes spotted around town).

Demolition of Solvay America Building, 3333 Richmond, Greenway Plaza, Houston, 77098

A rainbow sheen hangs at the foot of the Solvay America building as it crumbles back into the 3333 Richmond Ave dust from whence it came. A reader sends the above shot of the newly-stripped structure getting the ol’ hose-and-wrecking-ball treatment just before high noon today. The 1992 office building had its demo permit issued in late December; the building’s garage got one yesterday, just in time to join in on the fun.

The soon-to-be-formerly 8-story building is backed up against the 18-story office tower at 3737 Buffalo Spdwy. which wrapped up construction in November. Solvay has already shifted its offices over into the upper stories of the new tower, making way for construction of that 20-story hotel-slash-apartment highrise that was planned for the demolished building’s spot.

Meanwhile, the grove of oak trees northwest of the new construction seem to have weathered the construction as intended, and now stars prominently in PM Realty Group’s leasing brochure:

Construction of Hotel Alessandra, Fannin St. at Dallas St., GreenStreet, Houston, 77002

Here’s the latest glamour shot of Hotel Alessandra, looking sharp at the northern edge of the GreenStreet complex (and being photobombed by the former Sakowitz building from across Dallas St.). The hotel — initially planned around a 25-story question mark before it was reigned in to a less introspective 21-story design — was issued a set of floor-by-floor building permits at the end of January following its September foundation pour.  Only 20 floors-worth of permits were issued, though, and Midway’s partner-in-highrise Valencia Group has updated its online description of the hotel’s specs to match the lower number since last spring.

Ivy Lofts Rendering, Leeland at Live Oak, East Downtown, Houston

These are the minuscule views you’ll be able to scope out in a few weeks, when the Ivy Lofts folks throw open the doors of the grocery-warehouse-turned-million-dollar-sales-center currently sitting south of Leeland St. between Live Oak and Nagle streets. The former Leeland Wholesale Grocery space will officially reopen on March 12th, according to a freshly-pressed press release from developer Novel Creative Development, and will contain the above palm-of-your-hand mock-up model of the proposed Ivy Lofts condominium tower amid its East Downtown environs.

The center will also include several actual-size-but-still-quite-small model floorplans, including that of the baby-of-the-bunch Tokyo unit — now weighing in around 350 sq.ft., a bump up from the 300 sq. ft. touted in earlier marketing materials.

Houston Bakery & Cafe, 1035 Quitman St., Northside, Houston, 77009

The past caught up with Houston Cafe & Bakery’s former location at the corner of Tackaberry and Quitman streets last week. The Mexican cafe and panaderia departed to a more northern, more strip-center location at 2435 Fulton St. back in 2015, when Houston ISD bought the Quitman property. A demo permit for the site was issued last Thursday, and by Friday the scene above was already playing out.

Across Tackaberry, soon-t0-be-renamed Jefferson Davis High School is in the early stages of a redo that will upgrade its 1926 building and add some new facilities for the school’s culinary arts and hotel management specialization. Finalized designs from Bay-IBI aren’t out yet, but a community meeting is planned for Thursday of this week, and demo work on some nearby houses has already been going on to make room for expansion.

COMMENT OF THE DAY: A DIFFERENT APPROACH TO THE FUTURE OF DOWNTOWN APPROACHES Cars in TrafficAn alternative that I would heartily recommend would be to work on nearby crosstown routes that may serve to relieve pressure on downtown-area freeways. Those would also be expensive and controversial, but also they are the low-hanging fruit; for example running a toll facility along the north-south Union Pacific ROW. Or completing SH 35 and then creating individually-tolled grade separations from there up Scott St. or Lockwood. OST is a very good candidate for this, as is the N. Shepard/Durham corridor. Do anything possible to speed up thru-traffic along Bayous by removing signalized intersections, especially along the Braeswoods, the T.C. Jesters, and of course Memorial Dr. and Allen Pkwy. Heights Finance Station Post Office, 1050 Yale St., Houston HeightsA brand new multi-building mixed-use development is planned for the site of the former Heights Finance Station post office, which shut down at the end of last year after being declared “no longer necessary” by USPS.  The land on 11th St. between Heights Blvd. and Yale St. will move on, change its name to a less-stodgy Heights Central Station, and start a new life as the site of multiple 2-story lowrises housing ground-floor retail and restaurants with office spaces on top.

South elevation of proposed Vantage highrise, Post Oak Blvd. at San Felipe Rd., Uptown, Houston, 77056

This could someday be part of the north-bound view on Post Oak Blvd., if plans that have been filed for a new 40-story highrise tower from Dinerstein at the corner of Post Oak and San Felipe Rd. come to be. The Vantage tower, shown above in a south-side elevation by Gensler, would include 32 stories of apartments atop 2 floors of retail; 2 of the 7 parking levels would be tucked underground, below an amenities deck.

The tower is slated for the same spot as a previously proposed 50-story tower from AmREIT, which back in 2014 spurred the formation of a political action committee by residents of the next-door Cosmopolitan condo highrise directly behind the property. The committee claimed that opposition to the proposed tower had nothing to do with any potential blocking of the condo’s views — though the renderings of the AmREIT proposal did show a ghostly sketch of the Cosmopolitan lurking very close behind in the background:

STARTING OVER ON BIDDING FOR A BILLION-DOLLAR IAH TERMINAL EXPANSION Rendering of Proposed Terminal Replacement, IAH, Houston, 77032Mayor Turner announced this week that bidding will start over for the first few contracts for a $1.5-billion expansion to United’s international Terminal D at IAH. Mike Morris of the Houston Chronicle reports that both the former and current city controllers have refused to certify the contracts, citing possible irregularities in the procurement process. Current controller Chris Brown noted that some proposed vendor prices did not match the funding numbers submitted for approval by the council; a particular contract for which the winning bidder was initially ranked lowest in the first round of scoring caught his eye as well. Former controller Ron Green previously expressed concern over the same contract, “on which Marsh USA, which employs Councilman Dave Martin, was the winning bidder, and state Rep. Borris Miles’ insurance agency was included as a minority subcontractor. I-45 Reroute and Greenspace Conceptual Plans from September 2015, Downtown, Houston, 77002

A dotted line runs right along the inside edge of the Cheek-Neal Coffee Company’s former roasting plant at 2017 Preston St. at the corner with St. Emanuel St., which was declared a protected city landmark today after starts to the building’s redevelopment by new owners last year.  The line marks the proposed right-of-way for TxDOT’s plans to reroute I-45 alongside 59 and send the Pierce Elevated out to pasture, as shown in update documents released in September. The 1917 building shows up as a beige box at the corner of Preston and St. Emanuel in the above capture from the project’s interactive online map system, and the seafoam green highlighting to the left indicates the newly planned frontage roads that would run to the west of it.

But the Cheek-Neal building itself actually doesn’t appear to be on the chopping block. The blue highlighting indicating the future path of freeway lanes skirt the western edge of the structure (though they appear to engulf the Loaves and Fishes soup kitchen across Congress St. to the north). Moreover, a cross-section through the I-45-59 bundle specifically shows the building in place, with the frontage road to the east and the freeways tucked out of sight below ground level:
