Former Roznovsky's Hamburgers, 3401 TC Jester, Garden Oaks/Oak Forest, 77018

The shuttered former site of Roznovsky’s Hamburgers is now dark on the outside as well, as Tacos A Go-Go makes final preparations to dance into the space. A reader sends this shot of the current state of remodeling of the building at 3401 W. T.C. Jester (at the corner with 34th St.). The burger joint shut down last year a few months after proprietor Ron Roznovsky passed away in February.

This will be the third go-round for Tacos A Go-Go, which was previously thought to be headed for the former La Fendée’s spot on Westheimer as an addition to its Midtown and Heights locations — that spot got claimed by Cafe Layal instead, and the current location was announced in June. The strip center behind the once-and-future restaurant may be getting some other new neighbors in the coming year as well; the Leader reported at the end of last year that several spots were open for tenancy between 1 Stop Food Shop and Mirage Cabaret.

Demolition of Solvay America Building, 3333 Richmond, Greenway Plaza, Houston, 77098

A rainbow sheen hangs at the foot of the Solvay America building as it crumbles back into the 3333 Richmond Ave dust from whence it came. A reader sends the above shot of the newly-stripped structure getting the ol’ hose-and-wrecking-ball treatment just before high noon today. The 1992 office building had its demo permit issued in late December; the building’s garage got one yesterday, just in time to join in on the fun.

The soon-to-be-formerly 8-story building is backed up against the 18-story office tower at 3737 Buffalo Spdwy. which wrapped up construction in November. Solvay has already shifted its offices over into the upper stories of the new tower, making way for construction of that 20-story hotel-slash-apartment highrise that was planned for the demolished building’s spot.

Meanwhile, the grove of oak trees northwest of the new construction seem to have weathered the construction as intended, and now stars prominently in PM Realty Group’s leasing brochure:

Update, 3/2: A Carvana spokesperson has confirmed to Swamplot that the company’s first Houston vending machine will be located at 10939 Katy Fwy. This story has been updated.

Online car dealership Carvana appears to have been planning to place a multi-story robotic car delivery system on the I-10-side lot that Big Tex Tree Nursery vacated after the December holidays wrapped up. A reader notes some construction bid documentation dating from September listing a project for the company at the 10939 Katy Fwy. address: The documents show a search for construction contractors for a ‘car vending machine’, scoped to involve multi-level car storage and an automated lift to bring vehicles down to the 1st floor on command.

But it looks like those plans fell through — at least as far as the location on the former Big Tex lot. Permits were issued last month to non-digital car dealer chain DriveTime for construction of a new sales building on the site. DriveTime currently has 4 locations around the Houston area, including one further west on the Katy Fwy. past Highway 6.

Carvana plugged in its first vending machine in Nashville last November, after jumping into the Houston market in October. The above video shows the Tennessee machine in action: cars are shuffled down from their glassy perch after users place a Carvana token into a coin slot.

Ivy Lofts Rendering, Leeland at Live Oak, East Downtown, Houston

These are the minuscule views you’ll be able to scope out in a few weeks, when the Ivy Lofts folks throw open the doors of the grocery-warehouse-turned-million-dollar-sales-center currently sitting south of Leeland St. between Live Oak and Nagle streets. The former Leeland Wholesale Grocery space will officially reopen on March 12th, according to a freshly-pressed press release from developer Novel Creative Development, and will contain the above palm-of-your-hand mock-up model of the proposed Ivy Lofts condominium tower amid its East Downtown environs.

The center will also include several actual-size-but-still-quite-small model floorplans, including that of the baby-of-the-bunch Tokyo unit — now weighing in around 350 sq.ft., a bump up from the 300 sq. ft. touted in earlier marketing materials.

Rendering of Color Jam at Main at McKinney streets, Downtown, Houston, 77002

Here’s an idea of what the corner of Main and McKinney streets may look like in a few more weeks, as the installation of Jessica Stockholder’s Color Jam Houston proceeds. The above rendering faces south across the north-er of the 2 intersections between the Main Street Square light-rail stops, with its existing semi-neutral stripes and swirls joined by some brighter colors. Stockholder’s installation, modeled after a previous painting of the town for Chicago in 2012, is one of the Downtown District’s temporary Art Blocks projects intended to brighten up the area for the year leading up to the 2017 Houston-hosted Super Bowl and NCAA championship. The Art Blocks initiative also includes the 60-ft-tall Trumpet Flower that will lurk in the alley between One City Center and its parking garage.

Houston Bakery & Cafe, 1035 Quitman St., Northside, Houston, 77009

The past caught up with Houston Cafe & Bakery’s former location at the corner of Tackaberry and Quitman streets last week. The Mexican cafe and panaderia departed to a more northern, more strip-center location at 2435 Fulton St. back in 2015, when Houston ISD bought the Quitman property. A demo permit for the site was issued last Thursday, and by Friday the scene above was already playing out.

Across Tackaberry, soon-t0-be-renamed Jefferson Davis High School is in the early stages of a redo that will upgrade its 1926 building and add some new facilities for the school’s culinary arts and hotel management specialization. Finalized designs from Bay-IBI aren’t out yet, but a community meeting is planned for Thursday of this week, and demo work on some nearby houses has already been going on to make room for expansion.

Proposed Development at Yale and 21st streets, Heights, Houston, 77008Here’s the latest cloud-edged rendering of what could be coming to the corner of Yale and W. 21st streets, if Wellington Development gets its requested setback variance wish granted. A reader noticed the notice of the request posted outside of the building currently at 2105 Yale, which formerly housed Dorsey’s Beauty Academy prior to a decade of abandonment.

Wellington bought the spot last July, around which time Collum Commercial put out a leasing flyer showing a new floor-slash-parking plan for the property, which is boxed in on the non-Yale-and-21st-streets sides by the 2125 Yale apartments. Planned renovations to the building, which is listed in county records as 13,000 sq.ft.,  appear to involve some major trimming and resculpting to fit in new off-street parking spaces:

This could someday be part of the north-bound view on Post Oak Blvd., if plans that have been filed for a new 40-story highrise tower from Dinerstein at the corner of Post Oak and San Felipe Rd. come to be. The Vantage tower, shown above in a south-side elevation by Gensler, would include 32 stories of apartments atop 2 floors of retail; 2 of the 7 parking levels would be tucked underground, below an amenities deck.

The tower is slated for the same spot as a previously proposed 50-story tower from AmREIT, which back in 2014 spurred the formation of a political action committee by residents of the next-door Cosmopolitan condo highrise directly behind the property. The committee claimed that opposition to the proposed tower had nothing to do with any potential blocking of the condo’s views — though the renderings of the AmREIT proposal did show a ghostly sketch of the Cosmopolitan lurking very close behind in the background:

ROTHKO CHAPEL LIGHTING COULD GET REDONE WITH FUNDS FROM ONLINE CLOTHING AUCTION Rothko Chapel, 3900 Yupon St., Montrose, Houston, 77006Reworking the Rothko Chapel’s lighting scheme is high on the wishlist of things to fund with proceeds from an online auction opening this Monday, David Leslie tells Cara Smith of the HBJ. While no specific plans to modify the space are set yet, the chapel’s executive director hopes changes over the next few years will help with “presenting the chapel in a holistic way that’s inviting, regardless of the day, time or lighting” — though Leslie also reflects that “the mystery of the chapel is that it does change with the light throughout the day, and it’s not static.” The auction is the brainchild of international socialite and chapel board member Lynn Wyatt, who will be putting some of her own high-end couture and art prints on the docket, alongside contributions from a few friends (including Wes Anderson, Elton John, and Tilda Swinton). Other items on the 1971 chapel’s maybe-to-do list: visitors services infrastructure for its 90,000-plus annual pilgrims, conference space, and some pool maintenance. STARTING OVER ON BIDDING FOR A BILLION-DOLLAR IAH TERMINAL EXPANSION Rendering of Proposed Terminal Replacement, IAH, Houston, 77032Mayor Turner announced this week that bidding will start over for the first few contracts for a $1.5-billion expansion to United’s international Terminal D at IAH. Mike Morris of the Houston Chronicle reports that both the former and current city controllers have refused to certify the contracts, citing possible irregularities in the procurement process. Current controller Chris Brown noted that some proposed vendor prices did not match the funding numbers submitted for approval by the council; a particular contract for which the winning bidder was initially ranked lowest in the first round of scoring caught his eye as well. Former controller Ron Green previously expressed concern over the same contract, “on which Marsh USA, which employs Councilman Dave Martin, was the winning bidder, and state Rep. Borris Miles’ insurance agency was included as a minority subcontractor. TEXAS A&M WEIGHS HOUSTON EXPANSION AS UT COLLECTS LAND FOR ITS PLANNED CAMPUS UT Houston Campus Site, Buffalo Lakes, HoustonFollowing the University of Texas’s recent start on buying up that land in southwest Houston for a proposed campus of yet-ambiguous-purpose, Texas A&M is now sizing up the city as well, writes Benjamin Wermund of the Houston Chronicle. A&M president Michael Young suggested that those watching the university’s plans for the Houston area “stay tuned” as the school weighs strategy. UT’s November announcement that it would buy around 300 acres at W. Belfort Ave. and Buffalo Spdwy. triggered responses from University of Houston supporters including Texas senator John Whitemire. Whitmire’s December letter to UT chancellor Bill McRaven cited fears that a new UT Houston campus would pull resources and top-tier faculty away from U of H, in part due to the structure of the state’s Permanent University Fund allocations (which go only to UT and A&M campuses). Proposed Apartment Tower at 6750 Main St., Medical Center Area, Houston, 77005

Greystar plans to squeeze a 375-unit apartment highrise on the same 1.35 acre lot at 6750 S. Main St. as an in-the-works hotel from Medistar. That Medistar project, which was originally planned as a 220-unit hotel-slash-apartment building on the same spot, will now be a 357-room just-hotel, and will share a lobby with Greystar’s apartment tower on the southern half of the block between Travis St. and S. Main at Old Main St. (across the street from the Texas Women’s University building.)

The two towers (rendered above styled as 1850, seemingly in reference to the Old Main address) will slip in between a Best Western and a Wyndham Hotel, and would total in the neighborhood of 800,000 sq.ft. of floorspace, Greystar’s David Reid tells the HBJ’s Cara Smith.  The apartment unit floorplans range significantly in size— the largest 2 suites measure in around 3,800 sq.ft., and the smallest bottom out at an Ivy-Lofts-esque 349 sq.ft.

1517 Blodgett St., Museum Park, Houston, 77004

The demo job on the strip center on Blodgett St. between Crawford and La Branch has finally been completed, following a multi-year pause. Until late last fall, the strip contained Sub-Saharan African art gallery Gallery Jatad (since departed to an Almeda Rd. location), while J Food Mart previously held down the fort on the opposite end of the row — but much of the middle of the complex (left, in the above photo) was gutted in 2013. Demo permits for the rest of the structure were issued on Thursday, and the building was down by late yesterday afternoon, a reader writes.

The land under the strip was bought by Trans Unity Partners in January 2015, with an eye toward developing the spot as the Chelsea at Museum District, an 18-story condo highrise. Back then, Trans Unity was uncertain about moving forward with the plan in light of predicted market conditions.

Specs for the Chelsea at Museum District (not to be confused with the highrise formerly known as Chelsea Montrose) mention 95-ish units atop 6 stories of parking. HAIF user urbannizer even dug up a draft rendering of the project, set artfully amid a field of flowers, last October:

THE REST OF RICHMONT SQUARE PREPARES TO GET LEVELED Richmont Square Apartments, 1400 Richmond Ave., HoustonResidents of the Richmont Square apartments learned today that they have until May 1 to get out of the way of the bulldozers, writes Erin Mulvaney of the Houston Chronicle. The apartments, which are owned by the Menil Foundation, will be brushed away to make room for upcoming phases of the Menil’s unfolding master plan, announced back in 2009. The back third of the 1960s complex facing Richmond Ave was demolished at the start of 2015  to free up space for an extension of W. Main St.; the Menil’s new Drawing Institute is currently being penciled in to the north of the remaining apartments. Richmont Square’s leasing office began to offer only month-to-month contracts by early January, though a set date for the eventual teardown had not been made public at the time. St. Theresa The Little Flower Thrift Shop, 5334 Washington Ave, Rice Military, Houston, 77007

The business wilted several years ago, but the location of the church-run St. Theresa The Little Flower Thrift Shop at 5334 Washington Ave is getting a new tenant: a branch of Dallas’s Clutch Bar will be moving into the space. An entity associated with the thrift shop bought the property  back in 1991, and the store blossomed until the early ’10s, closing by mid-2013.

Clutch Bar’s website touts a Summer 2016 opening; as far as what will be served in the space, the site for the chain shows a large draft beer selection and mentions a weekly special on “adult milkshakes”.
