The back third of the Menil-owned Richmont Square Apartments has now been cleared away. Left to dispose of: a below-grade swimming pool in the middle of the lot, plus a garage apartment behind the DaCamera building at 1427 Branard St., next door to the Menil’s Cy Twombly gallery. Swamplot reader and artist Bob Russell takes a break from creating his own satellite-imagery-inspired drawings to send in the above quick ground-level panorama of the sketchy spot where Johnston Marklee’s low-slung $40 million Menil Drawing Institute will be mapped out and filled in.

Kirby Court Apartments, 2612 Steel St., Upper Kirby, Houston

The end of the year marked the end of residency for all tenants of the Kirby Court Apartments. Renters of the 2-story 1949 townhouse-style units fronting oak-lined Steel St. across Kirby Dr. from the Whole Foods Market were required to move out no later than December 31st. Houston-based Hanover Co. had a portion of the complex under contract, and was planning to complete the transaction early this year.

But funding for the apartment tower Hanover had planned for that parcel (marked down to 30 stories and 300 units at last report) fell through sometime in December, a company rep tells the Houston Business Journal‘s Paul Takahashi; since then, the company has been “scrambling to find new investors.” Hanover has now postponed completion of the purchase until August. The architect, Solomon Cordwell Buenz, is still reportedly working on the design.

UH LOOKING TO BUILD NEW CAMPUS IN KATY, BECAUSE THAT’S WHERE THE ENERGY IS University of Houston System at Cinco Ranch, 4242 S. Mason Rd., Cinco Ranch, Katy, TexasThe University of Houston has asked state lawmakers to begin work on a $60 million tuition revenue bond that would fund a new campus in Katy, including a 60,000-sq.-ft. facility on a not-yet-identified site. The new campus would be separate from the system’s existing facility at 4242 S. Mason Rd. in Cinco Ranch (pictured above). The move closer to oil and gas firms in the Energy Corridor is part of what UH vice president for government and community affairs Jason Smith tells Community Impact news is the institution’s goal “to become the energy university for the United States.” The Katy campus “would serve the oil and gas interests there, the companies and their campuses there,” he says. Separately, university president Renu Khator last week called the award of a multi-million-dollar grant for the establishment of a UH-led Subsea Systems Institute “the culmination of years of work to establish the University of Houston as the Energy University.” (Grant monies for that institute will come from payments made by oil company BP to the state of Texas after the 2010 Deepwater Horizon oil spill.) K9 Angels Animal Rescue, Former Hollywood Vietnamese and Chinese Restaurant, 2409 Montrose Blvd., Montrose, Houston

The former Hollywood Vietnamese and Chinese restaurant building just north of Westheimer at 2409 Montrose Blvd. has been turned into a dog adoption facility run by K-9 Angels Rescue. The restaurant closed down in that space last Thanksgiving after developer Jonathan Farb purchased the property and the surrounding parking lots for a new apartment complex on the block, which is bounded by Hyde Park Blvd., Grant St., and Fairview. This isn’t the first last-occupant stint for the K-9 Angels; the nonprofit organization had been operating out of the former Cat Clinic building at 2100 W. Alabama St., before that building was torn down for a new CVS siding up to S. Shepherd Dr. one block south of the Alabama Theater Shopping Center.

Farb donated use of the space to the K-9 Angels temporarily — until he starts construction on the midrise, currently planned for “late spring or early summer.”

Proposed Brian Patterson Sports Performance Clinic, Rice Stadium, Rice University

It’s been notoriously difficult to fill Rice Stadium — ever since those darn Houston Oilers came to town. Even President Kennedy couldn’t do it when he came by in 1962 to introduce a little mission to the moon he had cooked up. About 8 years ago, giant logo-bearing tarps were planted over the seating areas in both end zones, reducing the capacity (though not permanently) from 70,000 to 47,000.

But the latest planned changes appear to be following a 2-fold strategy to help fill the place: First, Rice University’s new $31.5 million Brian Patterson Sports Performance Center will knock out the stadium’s entire northern end zone — including more than 11,000 seats. Even better, the mostly brick building will have a giant glass wall on the side facing the playing field, which will offer spectators tired of watching the game shaded views into 2 levels of weight rooms. If they can get the scheduling right, with gridiron and pumping-iron action running simultaneously, fans will have the opportunity to enjoy 2 attractions at once. Likewise, flexing athletes will have a pretty good view of the field — and fans, if they’re out there — while they’re working their muscles.

Second Proposed Design for Hotel Alessandra, GreenStreet, Downtown Houston

The company that’s adding a new hotel to GreenStreet, the renamed and reconfigured Houston Pavilions mall downtown appears to have made some dramatic changes to the design of the tower. Midway Companies first showed off the sleek design by Gensler for the Hotel Alessandra (shown at left) last March, describing a design that featured a top-floor lobby, with a bar on the same floor and a pool under a retractable roof. Renderings of the design are still featured in marketing materials for GreenStreet’s retail redo.

But HAIF user Urbannizer, who’s had a pretty solid track record of discovering renderings of proposed projects if they’re available anywhere, posted a revised rendering to the online architecture forum late last night. The image, shown at right, shows what appears to be the latest design for the Alessandra, which will be operated by the Valencia Group. The Valencia Group already operates Midway’s Hotel Sorella at CityCentre.

CITY COUNCIL APPROVES BOTANICAL GARDEN ON GLENBROOK PARK GOLF COURSE, GUS WORTHAM COURSE RENOVATIONS Glenbrook Park Golf Course, 8205 N. Bayou Dr., HoustonCity council voted unanimously this morning to give the go-ahead to plans to renovate the Gus Wortham Golf Course north of Idylwood, and allow the group that had previously attempted to turn that location into a botanical garden to develop a facility instead on the current site of the 18-hole Glenbrook Park Golf Course, along Sims Bayou on the north side of the Gulf Fwy. south of Loop 610. The long-term lease agreements are victories for the operating organizations behind both efforts, but the garden group clearly got its second choice; an Inner Loop garden on site of the oldest golf course in Texas would have had better access to public transportation including the new light-rail line, and would have been surrounded by less freeway noise. If the Houston Golf Association fails to raise $5 million for the Gus Wortham redo before the end of this year, it’s possible the split could be rejiggered; the Houston Botanic Garden Board is being given until the end of 2017 to raise $20 million for its efforts. A new roadway connecting Briar Forest Dr. to Highland Knolls Dr. through the heart of 7,800-acre George Bush Park is shown in a proposed major-thoroughfare plan for the area. Proposed Hines Market Square Tower, Travis and Preston Streets, Downtown HoustonA week later than promised, trucks and equipment have been moved onto the southeast corner of Preston and Travis streets downtown, ready to carve a 32-story highrise apartment building out of this surface parking lot, a reader reports (sending the above pics).

Meanwhile, Ziegler Cooper’s design for the tower has grown more brick-y and a bit less sleek and Mod than renderings featured a year ago on Swamplot appeared to show. The building has contracted since then as well: It’s now 1 floor shorter, and — at 274 units — 15 apartments lighter than indicated previously.

The building will still feature street-facing retail space on the ground level of its (now) 8-floor garage podium, and a pool deck above, according to the architects:

Blair House Apartments, 4139 Bellaire Blvd., Southside Place, TexasEven though the location isn’t specified, there’s enough detail in a press release put out by Bluerock Residential Growth REIT last week announcing its joint venture with Trammell Crow Residential to build a 269-unit apartment complex “2 miles from the Texas Medical Center” to identify where the new construction will take place. And to know that if it goes forward, it will spell doom for the Blair House Apartments, next door to the Palace Bowling Lanes, at 4139 Bellaire Blvd. in Southside Place. The biggest giveaway: The new project’s name, Alexan Blaire House, which combines Trammell Crow’s multifamily brand with a can’t-quit-it developer addiction to adding a trailing ‘E’ wherever it might stick. If the giant 25-story-tall question mark built into the profile of the Hotel Alessandra — the Modern tower pictured above, planned for a spot directly behind the XXI Forever store along Fannin — spurred any of you to wonder when or whether construction of the promised residential expansion of GreenStreet (formerly Houston Pavilions) might begin, here’s an answer: Next Monday, MLK Day, workers will begin blocking access to the urban mall’s center court at 1201 Fannin St. and other areas to begin demolition work. Their target: The much shorter structure that once housed the Houston Pavilions’ Yao’s restaurant, owned by family members of Houston Rockets star Yao Ming, which stands in the way.

MetroNational and Midway Cos. are determined to reconstruct Houston with a new centralized downtown district in CityCentre. Oil may be down, but air conditioning is booming — and ready to do its part to further our fine city’s sprawl-ward spread. Ralph Bivins reports this morning that Japanese HVAC giant Daikin Industries, which paid $3.7 billion back in 2012 to buy Houston’s Goodman Global, will build a $417 million, 4,000,000-sq.-ft. manufacturing and logistics campus on virgin prairie southeast of Hockley, off U.S. 290 a good 3 miles west of the Grand Parkway. Dubbed the “Comfortplex,” the facility (portrayed in the rendering above) will consolidate current company operations in both Tennessee and Texas, and increase the company’s Houston-area workforce to approximately 4,000 employees. The Comfortplex will replace an existing 525,000-sq.-ft. Goodman air-conditioner factory near Loop 610 and 290 when it opens in 2016, Bivins notes.
