Aris Market Square Tower, Travis and Preston Streets, Downtown Houston

Hines’s increasingly pointy 609 Main and flat-topped Chase Tower are visible to either side of the company’s Aris Market Square apartment highrise in this recent shot from Congress at Travis streets (sent in by a reader, who noted the top-out tree temporarily hoisted onto to the rooftop). Following the latest growth spurt, the tower has now gotten about as tall as it’s going to (and the newly-craneless Market Square Apartment Tower, now leasing across the eponymous Square, will always have 8 stories to lord over it). Here’s a closeup of the Aris’s Preston-facing facade, as the glass and exterior finishes start to creep up the sides:

Encore Castle Court, 1314 Castle Ct., Castle Court, Houston, 77006The L-shaped hole dug on the site vacated last year by The Place apartment complex has been getting filled up, and some wooden framing is now beginning to peek over the top of the leafy northern wall of 59 at the Graustark St. bridge. The plan for Encore’s under-construction Castle Court development involves stacking 5 floors of apartments on the site, with additional levels of parking underneath — the rendering above depicts its above-ground height as a floor taller than Trammell Crow’s newish Muse complex just down Graustark at the corner with Richmond Ave.

The Encore project fronts Castle Ct. at the intersection with Yupon St., and faces Graustark just south of Black Hole Coffee Shop and Graustark Laundry, as shown in the floorplan below from the company’s brochure for would-be foreign investors under the EB-5 program:

View of New Whole Foods Market, 701 Waugh Dr., North Montrose, HoustonFrom the AIG tower neighboring to the north, a reader peers down behind the construction fencing now up at the corner of Waugh Dr. and D’Amico St., in an effort to figure out what might be gettin’ real in the Whole Foods Montrose parking lot. An employee tells Swamplot over the phone that the store is planting additional parking spaces on top of what was previously a walkway lined with grass and picnic tables, adding parking has been a squeeze on the weekends (which lines up pretty well with earlier reports from the scene). The rep also says that the tables (positioned across Waugh from BMW service garage Bavarian Machine Specialties and catty-corner to the health-and-beauty-shop-laden strip center across D’amico), were almost never used. Permits for the pave-over were issued at the end of May.

Lindley Fish at Smither ParkThe street-sign-strip-tiled interior of the toothy structure above will host musicians and speakers this evening during the opening-party-slash-fundraiser for Smither Park, the narrow stretch of art-filled greenspace on Munger St. next door to the Orange Show. The park, backed up against the Pallet-Ops warehouse and laydown yard on Gulf Terminal Rd., is crammed full of other visual and tactile oddities, including an under-development marble run, a meditation garden, a boxy events pavilion, and a dragon-topped bench-swing swingset, all backed by the 400 feetmosaic-encrusted walls running along the edge of most of the space.

A reader sends over this morning’s sunrise view of the Hotel Zaza Memorial City mid-to-highrise, now slowly rising west of Bunker Hill Dr. directly behind the Guadalajara Hacienda. Unlike the storied original in the former Warwick Hotel by Hermann Park, this one will be getting 4 floors of apartments to wear on top, and Hotel Zaza’s marketing materials also point out that it’ll be the first of the chain to be co-managed by a third party (that’d be MetroNational).  Here’s Kirksey’s rendering of what the place is supposed to look like when it’s done, and done up in a calmer beige — just imagine the Murphy, Cobalt, and Nexen office buildings spread out around it:

Aerial View with Delineated San Jacinto Waste Pits Cap, I-10 at San Jacinto RiverYesterday the EPA released their recommendations for what to do about the toxic muck in the San Jacinto Waste Pits, after more than a decade of local and federal agencies poking and fishing around in the area (on either side of the I-10 crossing of the river). So far the Superfund site has been temporarily dealt with by the 2011 placement of a pretty-much-just-a-tarp-with-rocks-over-it armored cap, which the EPA says has already been repaired at least 7 times; the document released yesterday notes, however, that disturbances at the site caused by weather and previous nearby sand mining operations “could cause a catastrophic release of the highly toxic waste materials from the impoundments, if they remain in place.

The EPA wants to remove about 202,000 cubic yards of contaminated material (roughly enough to fill the floor of the Astrodome with a 13-foot-deep layer) but says it’ll have to be done carefully so as not to accidentally stir up the waste into the surrounding river while trying to get it out; the removal would also probably take place in stages to avoid potentially exposing too much of the waste at a time to storms or flooding. Here’s the EPA’s map of the 2 sites where the paper sludge was originally dumped in the 1960s — the (capped) northern area is outlined in blue and labeled Cap Site, while the southern site (outlined in yellow and labled Southern Impoundment) is covered in part by the Glendale Boatworks building, next to Southwest Shipyard:

Dalia Rihani Heights Homes Illustrations

Recognize any of the images above? They’re each depictions of actual houses in the Heights area (yes, even that really skinny one in the top right corner) as drawn by local designer Dalia Rihani, who tells Swamplot she’s long been fascinated by her neighborhood’s architectural landscape. Rihani started out planning to draw 1 home per week as an outside-of-the-9-to-5 creative outlet — but says she’s found herself doing it much more frequently than that, and has since been taking commissions to illustrate specific houses as requests started to pour in. She’s also been turning the graphics into post cards that she’s sent to some of the home’s owners, as a reader showed Swamplot:

A construction fence has gone up around the former King’s Wholesale building in East Downtown, a reader tells Swamplot. The rendering above shows a planned renovation for the structure at the corner of Polk and Nagle streets, just a few blocks northwest of the purportedly-reopening-in-October Ivy Lofts sales center. The curved awning-fin isn’t new, but the glass storefronts are — below is a shot of the building’s pre-redo state, from when it last hit the market:

Opening Up in East Downtown

Buffalo Bayou drainage outlet at Woodway Dr., Memorial Park, Houston, 77024

The folks at Save Buffalo Bayou send over some before-and-after photos of the Memorial Park boat launch and companion drainage structure just east of where the stream crosses beneath Woodway Dr. The group says the canoe and kayak put-in spot, on a 30-acre section of the park once used as an archery range, had been slowly greened back up by native river plants following the area’s multi-year closure and workover by the Uptown TIRZ, which involved some de-treeing work and the planting of some contractor-friendly non-native grasses on the newly reshaped slope.

Memorial Park director Jay Daniels told the group that the mowing was not planned, as park groups are currently trying to promote native plant growth in the park. Daniels said that he talked to a work group clearing some bayou access paths this weekend about removing some invasive Johnsongrass at the site; the conversation apparently led to some confusion, which led to mowing, which led to many folks being given a stern talking to.

Trimming the Johnsongrass

Here’s the map posted by Houstonia’s Katharine Shilcutt this morning showing the usual haunts of 8 taco trucks now also serving as mobile voter registration hubs. This particular registration push, which started yesterday and will last through Texas’s October 11th registration deadline, is a combined effort of communication designer Thomas Hull and the local chapter of political-activity-encourager Mi Familia Vota. The plan developed in the wake of Latinos for Trump founder Marco Gutierrez’s comments earlier this month, which painted an accidentally delicious picture of a future US landscape hosting “taco trucks on every corner”; those comments, in turn, spurred a “Guac the Vote” campaign from the US Hispanic Chamber of Commerce, which has been calling for taco-truck-based voter registration at the national level.

El Rey at 3330 Ella Blvd., Oak Forest, Houston, 77018The crown sigil of El Rey Cuban & Mexican Cuisine has been sighted by a reader along the south side of the North Loop, just west of Yale St. and of the Burger King that has long reigned on that corner. The official address of the new spot (per the permits issued over the summer) looks to be 219 W. 28th St., and the property appears to have frontage on both W. 28th and the 610 feeder.

The new 2-story building appears to keep some stylistic elements of the Oak Forest spot up on Ella Blvd. at 34th St. (shown in the 2nd photo for comparison); that Oak Forest location looks to be getting knocked down after the business’s lease expires to make room for food truck parking, per current plans for a new shopping center at the corner [that one that — disclosure — sponsored Swamplot a few times this year].

2-Story Taqueria

Pi Pizza, 181 Heights Blvd., Brunner, Houston, 77007

The newly opened stationary location of former food truck Pi Pizza got a huge boost in business this weekend after pro-gun-carry groups began leaving hundreds of negative online reviews of the restaurant, Eric Sandler reports this morning. Owner Anthony Calleo tells Sandler that Pi’s sales at the strip center spot south of I-10 where Funky Chicken used to roost were up nearly 20 percent on Saturday and 40 percent on Sunday.

What exactly triggered waves of gun activists (and counter-protesting pizza-supporters) to take to the restaurant’s Facebook and Yelp pages en masse? A casually dismissive and — sure — less-than-completely-diplomatic response to an initial 1-star review of the restaurant, by a user who had never visited, based solely on Pi’s decision to opt out of open and concealed carry. Sandler notes that Pi’s Facebook review page has been temporarily taken down, as the hundreds of negative reviews (and even larger numbers of positive comments and counterreviews, at least some of which also appear to be from people who have never visited the restaurant) eventually escalated to public searches for Calleo’s home address by some of the more enthusiastic pro-carriers; the pizza joint’s Yelp page was still in lockdown as of this afternoon.

Booming on Heights Blvd.

A reader wonders why the house above at 2709 Bagby St. is just now getting a yellow note from city inspectors, who doled out an orange one right across the street last year. The new tag is stuck to the gate of the property formerly listed as the address of probably-not-just-a-modeling-studio Aloha Modeling Studio, which appears to have removed its signage in the few years following the city’s late 2000s push to enforce that then-decade-old sexually-oriented business ordinance. Per the new tagging (closeup below), the current beef with the city appears to be over some smaller issues — namely, some debris scattered around the lawn, and that loose board on the second story:

Ivy Lofts Retail Listing Images, September 2016

Actually, the rendering above is not the newest look for the Ivy Lofts, PR head Jared Anthony tells Swamplot this afternoon. Anthony says that the 3-week-old images posted in Wednesday’s since-pulled listing for ground floor retail space in the development had been planned for release that same day during a meeting with folks who have reserved units in the project — but some totally different designs came in from the new architect on Tuesday. Anthony says the newest plans will be shown off in mid-October when the sales center relaunches (complete with another scale model of the planned building), and that groundbreaking is now planned for January, with no change to the estimated completion date.

East Downtown Loft Swapping

BJ's Oldies Antiques, 1726 Westheimer Rd., Montrose, Houston, 77006

This morning a reader spotted some cleaning out going on at the Westheimer Rd. storefront of BJ’s Oldies Antiques. The shop isn’t closing down, a rep tells Swamplot — just moving next door for a month or so (into the storefront spot formerly occupied by now-on-Taft-St. Cool Stuff) while some building repairs get finished up. The shop’s current location — immediately east of Empire Cafe — is a metal rooster’s throw from where owner Becky Pieniadz ran the business in the 1990s out of a section of the flea market at 1733 Westheimer (directly across the street from Empire). The shop moved down the street for a few years to the building down the road at 1435 Westheimer (currently occupied by bedding store Biscuit) before downsizing back to the 1700 block in 2013.
